Maybe they want Semi-D layout with huge big window in every single room including bathroom,store and even yard. If possible 2000sf @ RM430k somemore Freehold and FREE 5-6 parking lots side and side. If when MRT door open,can straight away take lift and reach their unit main entrance. Surrounding no cemetery,no HTC, no junk yard, and all high end shoplots and hypermarket. If got rebate 200k even better,then they might consider getting one.

The layouts are strange.

The bedroom that without window also can be considered as bedroom? Also too much wastage on balcony which is the most underutilized space for majority Malaysians (even for smokers).

Most 2nd and 3rd bedrooms the window is facing airwell.

One good point is developer position the bathroom with natural ventilation.

It all comes down to experience in studying layouts.

Sadly many ppl just look at the small pic (price tag) but ignore the sctual utility of each room n space.

yea agree with the huge balcony area for studio probably is a downside for the layout.
but surprisingly there are some of the purchasers actually like it.
so different people different perception lah.

2rd and 3rd room window facing air well is a very technical issue for architect. everyone like all window same facing with balcony. but in fact, where to find?

You just need to set criteria and do some research. I can name few examples with proper layouts however not necessarily to be priced rm450psf and next to mrt station.

I thought sifu GKS already shared what...…

to recap, saved for 2 layouts, the rest all come w big balcony.....which is money park outside yr house for nothing.

one bedroom no window whatsoever

i didnt check properly but most toilets no natural ventilation.

yes tai gor, i bet you really didn't check properly as:
- only studio unit come with so call 'big' balcony
- there's no one bedder, only studio with balcony
- and actually ALL toilets with natural ventilation

yes its indeed true. I didn't see it properly. I blame the visual for windows is too light.

type A2 also with big balcony.

The studio layout is about the same as a few years ago (when l visited their gallery), ie a relatively a "big" balcony. Agree it was a waste since then. I suggested them to design some studio units without a balcony and see how the market responds....

Upon this recent "relaunch" and the first thing l wish to check is any balcony-less studio... Turned out, they never changed.
