Ya agree. At only 450 psf. Facing cemetery also nvm. If you are buying for investment. Plenty of tenant wont mind that view also. Rental at least 2k. Not 1 bedroom size. Maybe is for 2 bedroom units.

Balcony is big. Maybe too big for soho unit. Waste of unwanted space as balcony area.

No. Not exactly the case. The Henge service apartment in Kepong. Below got 3 storey shop lots total 35 units shop lots but still can get residential land title.

If TNB policy remain unchanged, yes electricity can convert.
Either developer do it for all units at once or individual owner can do it by themselves.
Is a simple process, nothing to worry about.
