yes we really want to be nice but if thats how he wanna play, we might go down this path as last option. U can imagine the frustration. The house finished built since pre-covid. All these dingdong and excuses and follow ups.

Check with your relevant majlis,get your submission number, head down to bangunan department ask if they have issued syarat to comply ,sorry if I am a bit straightforward but maybe there are some issues in your submissions ,hope that helps

Did you do submission before constructing the house? If not then only 'magic' can get you the CCC. Before constructing the house, the architect supposed to obtain approval for Kebenaran Merancang and Pelan Bangunan. If these are being builddozed then you can't get the CCC the normal way.

Property is terrace house under MBPJ jurisdiction, and have neighbors on both sides (left & right).

Aside from applying the MBPJ Permit, is it also compulsory to get a separate letter, for the left and right side neighbors to consent to the works?

If they (or either one of them) do not consent, how do we proceed?

So far, MBPJ doesn't require any consent letter from neighbours

No neighbours can stop another from developing his property if the plan is approved by the local authority.

If at all a 'consent' is required from neighbour, such consent is superior than the National Land Code Act.

If both neighbours not ngam, forever cannot reno ?

The local authority will resolve the problem with the neighbours on whatever issues.

Ask for official letter from mc b4 approaching dbkl that they have no objections should your plan is approved.

Then dbkl may set the condition that their approval is SUBJECT to mc approval.

Ultimately, mc overwrtes local authorities for strata properties in property management.

hi,
recently i bought a sub sale house in kl, dbkl area.
i plan to extend the house, car porch area.
contractors have been telling me to get approval from dbkl. some said that now can submit online. and there is some standard plans to follow.
may i know is that true that we can submit online?
what is the website?
where to get the standard plans?
what is the requirement?

yes... submit online under KLIS-DBKL (kuala lumpur integrated submission)
there is no standard plan under dbkl, everything needs to be submitted either by architect / registered draughtsman
unless u are doing minor works which categorised under 'Permit kerja kecil'

Alteration & addition works (including extension at car porch) at DBKL must be applied by architect (or registered draughtsman). You can't do it yourself.
Owner can apply for small works permit at DBKL but it doesn't cover extension work. Some use this permit for doing extension work, so risk getting fined.
Forget about what those contractors told you, as DBKL do not have standard plan.

hello .. may i know how much does it cost for drawing submission to apply for the reno permit?
mine quoted -
rm3000 for drawing
rm7000 upon submission
rm3000 upon approval

am i taken for ride .. the submission receipt is showing less than 2k?

If go directly to an architect firm probably in that range .and if include CCC submission.. you may end up looking about 17k-18k (for an architect firm)..... but need to know how big the renovation.. is it big reno? .under which majlis/ council?
if involve town planner , for Kebenaran Merancang (KM), (e.g adding additional level from single to double story or demolish whole building and redo back) than probably additional fee applied.
You can get lower fee if can engaged freelance architect. (but depends on the architeect as well..hahaha).. or a draftsman (pelukis plan berdaftar under LAM (lembaga architect Malaysia) ) which he the draftman cannot authorize/ sign any renovation exceeding 3000 sqft or not more than 2 story building.....


the submission receipt of 2K you mention, im assuming is not a big renovation works... because im assuming your collateral money (wang cagaran is about 1K and your process fee plan to council rm 500-600)... not including the rental of row row bin under council panel......

The answer is Nope..... they only provide pelan setara for the following item below

1) additional awning for carporch...not kitchen/backyard
2)Construction of brick fencing maximum 5ft height ...
3) changing roofing without any indication of extension. Change old roofing to new only
4) Adding additional secondary exterior emergency staircase

but you still need to get the plan endorse by architect / registered draftman.

nope... you cannot have a permanent structure R.C slab extended till the boundary line... must offset certain feet (depends on which majlis) from boundary line or your gate line...

example
DBKL : open balcony must offset 1500mm (5 ft ) from boundary line
MPKJ : open balcony must offset 3000mm from boundary line
MPAJ : must offset 3000mm

they allow non permanent cantilever structure such as polycarbonate/ acp panel / roof tiles if want to extend till boundary... (certain majlis only can).. some council still need to offset from boundary line.
