Old time i think you got it wrong.
The original klang valley included rawang but semenyik was not part of it.

Who knows what has been included in greater klang valley. I read somewhere even carey islands is part of greater klang valley...so do cyberjaya and putrajaya and beyond.

Perhaps the next edition of great greater klang valley will include ipoh as well.

But these are not important....people dun buy house based on whether its part of kv or not, but more on accessibility and master planning.

North of shah alam (elmina puncak alam ijok) still got plenty of landmass....

Same as south (dengkil sepang and beyond) and beyond semenyik (beranang and lenggang).

As kl progresses and population increases..whether u can afford landed is not important anymore...or even been able to afford a house or tiny box. It will be like other developed countries where rent is common or staying in tiny box is a blessing.

But judge from the progress of our nation...that time will not come anything soon.

House plan is available in the brochure, you can take it free from welcome center.. Material spec and number of electrical points also provided.

U can google but there never been a 'master' klang valley...there were just assumption and base on local councils as boundary.

There is NO greater klang valley map too....officially. i believe it is all talked up by property guru de.

Actually it is fairly easy to guess the which side is the lower ground for SEH product. Just find there is the retention pond / lake then it is the lower part. The lower part is near to the 2-tier roundabout, so Banyas should be lower ground.

Nonetheless based on SEH 1 experience, the land will be flatten so the difference in terms of height is not too obvious, unless the terrain is in highly slanted.

So far no worry about the dirt or rainwater since there are a fairly good draining system. Water will flow to the road (since road level is lower from the house and then there is "opening / manhole" along the roadside so that water will flow into the drain. Water are then channeled from drain to the retention pond / lake at lower ground.

the important things for all the future new townships is that.... they should be nearer to the other mature township blessed with job opportunities, good infrastructures and more... so it can be overflow towards the new township.... like setia alam... they get the overflow from shah alam and klang and subang.... rawang from selayang kepong PJ.... sg long get it from the old cheras... kajang from sg long... all these will make future buyers to buy more outskirt landed properties... as one mentioned... within the mature townships... only shoe boxes and pigeon hole to stay only...

The greater KV / KL is published by gomen sometime ago and is based on municipal.

The "old klang valley" I can't find any official information, it is just based on individual assumption. Sometime ago some forummers told me it is based on if Klang river flow through the area.. biggrin.gif

Fenced and guarded... Maintenance fees normally around RM 100 per month.. If more people paying, maybe can further reduce to RM 50, depending on the Residents Association..

For new township, we cannot expect the rich to move in because there are many high end areas that fit their requirement more than here. We cannot also expect the poor to contribute to add value. We need more educated middle working class in large numbers to move in. Most are employees so there is a need for higher value job opportunities.

Takes time but currently this area has the highest potential in KV for new township. Other areas especially the north side of KV and Shah Alam is out of my radar.

yeah... no matter north or south... the key success for new township... is to attract more middle working class to come in... since they will be the one buying for own stay and definitely hope that... less than 30 mins drive there are a matured township with job opportunities nearby... otherwise... you always have to look to KL city center for job... its quite frustrating...

yeah.... i do think for future 10 years south side of KV has higher potential... but for shorter duration but stagnant very fast... north side can expand faster and stop faster... as they are really close to PJ subang which already matured for long time at least for the middle working class...

Agree there are more job opportunities to be accessed for those reside near the new township in the west compare to southeast, but at the same time there will be 20 - 30% gap in terms of new launch pricing between these 2 areas. 20 - 30% pricing gap shall be convert to about 50 - 60% in total cost after adding in the loan interest.

So it will up to the individual preference and consideration.

yeah... i used to always take puncak alam as equivalent to semenyih on this side... but i do realized the price is higher and the development not as big as semenyih... the largest development only elmina, hillpark and eco garden... whereas in semenyih... SPS and EW building a super huge township for each of their own.... for cheras ppl... semenyih will be more likely destination for them... for those who used to stay in PJ subang or even worked in PJ subang most of their life... puncak alam, elmina are their likely destination....
