EM Ivoris is sitting beside SEH2 commercial lot. I wonder what's de plan for SEH2 commercial plot. EM also haven't finalise their plan for Silver square. I am looking forward to secure a commercial unit here. I can see future in Semenyih.

"Setia EcoHill 2 has a net sellable area of 501 acres, with 215 acres set aside for strata-titled landed properties. In total, 382 acres will be allocated to residential properties and 119 acres for commercial developments.

The homes and shops will be developed over 18 phases, each with its own themed park and garden. This is in line with the eight tenets of its predecessor Setia EcoHill, which includes reducing its carbon footprint, protecting the environment, facilitating a lifestyle of health and sustainability, and providing a safe and secure environment, Tan says.

In total, the township will have 8,024 homes, evenly divided between landed houses and high-rise residences. Terraced houses will make up the bulk of the homes — 2,284 in the pipeline — followed by semi-detached houses (496), link semidees (288), bungalows (109) and zero-lot bungalows (306)."

Setia Ecohill 2 shall have housing concept of "High Land", "Wood Land" and "Wet Land", as revealed by SP Setia deputy general manage - Mr Koh Sooi Meng. thumbup.gif thumbup.gif

Shall be launched in th 1Q2016..

"Phase 1 of Setia EcoHill 2, which is targeted for a 1Q2016 launch, will comprise 357 two-storey terraced houses. There will be four types of layouts, with lot sizes of 20ft by 65ft, 20ft by 70ft, 22ft by 70ft and 32ft by 60ft, and built-ups of 1,900, 2,100, 2,250 and 2,350 sq ft.

While prices have yet to be firmed up, S P Setia is looking at a 10% markup based on similar launches in Setia EcoHill."


32 x 60 looks abit weird to me.. hmm.gif hmm.gif

32x60 is clustered smds....

you can find them in setia alam...one of the bestest capital appreciation of all....bcos setia thought they just filled in the cap and least popular, therefore didn't put lot of premium on them...

ultimately, setia put a cap on SEH appreciation by setting 10% of capital gain on its subsale.

The report said it is DSL, not cluster. Maybe the report is wrong, but let's wait till the launching then we will know..

SEH 2 is separated from SEH 1 by EcoMajestic. Location wise is not comparable at all with SEH 1 for the time being, especially in terms of commercial activity in vicinity. SEH 2 shall release its potential when EcoMajestic is semi mature and of course after the development of Silversquare a couple years later.

Not sure how the cap works, but if I were a purchaser, I dun mind to spend more on SEH 1 subsale compare to new release of SEH 2, due to its location, commercial activity accessibility and of course its beautiful landscape that most likely is comparable to SEH 2 in future.

u r right....clustered smd doesn't make sense to achieve 2350sq.

likely to be terraces with wide frontage.

Think we can find similar setup in Elmina west.

Previously, someone posted SEH 2's EIA report in the forum. It seems there will be 2-3 storey cluster hse with various sizes, e.g., 32x60 (272 units), 32x70 (244 units), 36x80 (120 units) and 38x80 (168 units).

Not sure if it's going to materialize though........

Great to see a public transport terminal is listed in the plan.

Commie area is huge and as expected, majority shall be located close to Silversquare of EM, and near to the new Lekas interchange...

There is a reasonably huge land reserve for "Clinic".. hmm.gif hmm.gif
