EcoMajestic will have 170 acres Silversquare commercial area. SEH 2 shall allocate 119 acres of commercial area instead... Side by side....

If sum up, there will be around 300 acres of commercial area in this plot of land, sharing a common new Lekas interchange... thumbup.gif thumbup.gif thumbup.gif

Two plots of land, measuring 5 acres and 30.9 acres will be reserved for private institution... rclxm9.gif rclxm9.gif

30.9 acres is a fairly big piece of land...

Here as comparison:

UTAR Sungai Long ~ 2-5 acres
Monash ~ 12 acres
Sunway ~ 22 acres
Taylor lakeside campus ~ 27 acres
Inti ~ 82 acres
Nottingham ~ 120 acres

Understand that the land size developed by SHL alone already 600 acres (include 160 acres golf club), this website give wrong information. doh.gif

Area of 600 acres with mixed development of :-

So, 10000 students including staff pack inside a 2-5 acres land? Very congested indeed...

Setia Ecohill 2 is offering a 30.9 acres land for private institution, hopefully some good instituion will come in later..

Total built-up area : 200,000 sq. ft.
Land Area : 1.88 acres (81,938 sq.ft)
Building : 10 storey + 1 basement
Floor Area : 306,088 square feet

Lol... That's really depend on own preference...

I have never been to UTAR sungai Long (only passby), have been to its Setapak campus before, that's look very spacious..

Now only realize the setapak campus (KTAR + UTAR) has an area of 191 acres. No wonder it looks very spacious..

Reading the article noted that:

Net sellable area is 501 acres, of which 382 acres for residential (incl. 215 acres for stratified properties) and 119 acres for commercial.

It means 56% of the residential will be under strata-titled. This is one of the main changes vis-a-vis SEH which now has no stratified dev.

Yeap, cluster/semiD/bungalow I think is strata title, while terrace is individual.. That's being told by SA..

Lol... Don't think it is sensitive, it's already old story... Even the masterplan model is already revealed by the SPS a few months back...

Why commercial not side by side with EM silversquare? It's already very clear stated in the document... hmm.gif

Actually you can see that commercial plot mostly are centered at the northwest of SEH 2, which is next to silversquare, including the 30 acres land for the private institution..

Low cost shop not many and they themselves not something very interesting for a happening commercial area..

The other shoplot area on the east of SEH 2, as I presume it will serve the purpose for "eco-tourism center", which it is very close to the Bukit Tempurung...

In future, I think the combination commercial area of SEH 2 + EM silversquare will cover the area in the red box.. closely to 250 acres at least.... rclxm9.gif rclxm9.gif
