It's still fine above or below mils what matter is if they bring in the concept / idea which is sth different than the existing offering.

I believe this shall depend on individual preference and requirement. While reducing the room number may improve the spaciousness of the rooms but at the same time it will impact its practicability.

For example, if there is a son and a daughter in the family, how to accommodate the room arrangement? One should stay in the room downstairs? hmm.gif

Avenham and Everna should have better comparison if discussing about the cluster semiD concept.

Everna is 32 x 60, started from 658k with a buildup of 2028 sqf.
Graham is 30 x 60, started from 628k with a buildup of 17xx sqf.

In terms of costing, I think ones can easily compare and conclude.

If in terms of design, Everna from my perception gives a better SemiD feel because you have a side totally a garden without attaching to your neighbor. Avenham with extended part attached to neighbor for me make it like a "linked-house" feel. Another thing is for the Avenham illustrative facade picture, they didn't show how the location and orientation of mailbox + utility meter box(es). Most likely will be in the garden?

Anyway, that's only my opinion, different people shall have own preference and priotization, no right or wrong, important is you buy something that you like.

Just to add on a little bit on Avenham garden home. To me it's neither a cluster nor linked house but a hybrid of the two.

EW should add in to reflect the true facade, later ppl complaint about expectation again.. biggrin.gif

It's on the lawn / garden area so driveway to car porch is wide and unobstructed.

On the second part... Hehe... in fact I think the backlane has changed from sth "fancy" (when I saw the model at the sale gallery) to sth normal (only planter box as per PropCafe) - not sure it's their self initiative or what trigger them to do so (as I did tell them Cradleton buyers expectations vs final delivery tongue.gif)

Should be still as spacious as the TNB box/ mailbox / water meter shouldn't occupy much space of the garden which has 10ft width.

Initially, I thought small size SemiD will be difficult to sell as only niche buyers are looking for these relatively small SemiD. But the sales, prove me wrong. Up to date, less than 5 units Everna available and doing better than link house.

All this while, conventional SemiD size is pretty huge. There is market for financial stable couples who are looking for smaller size SemiD when their children no longer staying with them. I think SemiD with less number of rooms is doable in SEH2. This kind of design will differentiate SEH2 from other development and serving niche market.
