In fact, quite a number of projects from various developers if we seriously calculate the build up based on the layout plan we won't get the number tally with what was printed on the brochure. Definitely some areas like balcony (and car porch too to my understanding) are included but not 100% of it - this is sth that I wanted to know too. Having said that, so far the properties I and my friends bought have the built-up printed on brochure match with the S&P.

Yes, is match with the S&P. In fact, the sketches in their S&P is very detail.

Hi taiko2..sorry out of topic a bit..i'm newbiee here and seek your opinion..do u think project in mahkota hills (Lion+UM land) will compliment with se2+em project? Or might get advantage from both project..?

UM land recently build a direct road connecting to Jalan Semenyih.

Nonetheless, from my opinion since this project is in Negeri Sembilan, it may take quite a long time to get the spillover effect from SEH + EM.

Nonetheless, resident who stay here would be benefit from the infra + amenities in both SEH / EM, since it is just about 15 minutes away.

Tq Sam ! I'm interested in both seh+em township but due of tight budget, i need to consider township that nearby. I hope i will not make a wrong decision to join the semenyih communities..

Never a wrong decision, just pick something you prefer and have faith, after doing all the necessary studies.
