Knowing that 20x65 is already a small terrace house yet developers like to queeze in 3 rooms + family area upstairs, making all the spaces limited and cramped. Now EG introduces double ceiiling and bigger rooms for terrace house. Although only two room but it is goood enuf for small young family and more options for reno and ID. Same for the cluster semi d, i really buy in the smaller inner garden concept and extended dining area. Most importantly these designs comes at a affordable price.

To a certain extent I agree.
Indeed with the price and rather small built up (the length of 60' and 65' is sth I can't swallow) I see the creativity in how they try to create value / make sth special out of ordinary. Honestly, for a dimension of 30'×60' or 20'×65' I don't expect any surprises.
