Guys, a doubt...let's say I sign offer letter from bank at the BR at that time and the BR drops/up few days/weeks/months/years after that, will my borrowing rate be revised?

Yes, it will rise or drop, depends on the bank negara adjustment.

Unless you choose a fix rate loan product, then BR up or down won't affect.

Noted sifu...in my case my bank informed they will fix a rate before the BR drop adjustment and will eventually provide a lower rate once they start lowering...anyway, they said since I'm on the 10:90 scheme, the rate will follow the moment I have the key 2 years from now....

Lol, I am not sifu, just blow water nia..

Okay, you are taking Banyas or Clarus?

Yes, your rate should BR + xx% right? So, when there is changes on BR, the effective rate would change as well.

I am interested with Setia Ecohill2 and will be there this weekend to have a look. I am well informed they have 2 packages. Zero down-payment and 10:90 package. 10:90 package is where will not need to pay the progressive interest meanwhile the zero downpayment is compulsory to pay.

If i would go for the zero-downpayment, how soon usually will we need to start paying the progressive interest? Will it be too soon around 6 months from now? Or 1 year from now?

Per my understanding, ur so called zero-DP package for SEH 2 Phase 1 doesn't exist. The rebate for Alexus n Everna should be 5% only, which u still need to fork out 5% as DP.

Since this is Phase 1, guess it's about right that u start paying progressive interest 6-8 mths from now.
