Soil test will be the first thing I do as soon as I take VP in 2017. I can then proceed to have options how to design the house foundations and structures.

Gentlebre already billed 50%. Likely handover 3rd qtr 2016. Do you have estmates for total cost of a 4000sf built up, 2 storey average specs bungalow?

Hi, me too. WIll u build ur dream house once the bungalow lot VP? How r u going to build since the min BU is 3500 sf. Ur unit is facing east north or west south?

Very much agree able.

The spending power of the residents would be totally compare to current Semenyih folks on their tamans.

I believe mid end cafetaria should do well here as the design is very nice and not needed to do massive renovation since the outlook of the buildings and surroundings would be fantastic.

I am pondering this too, a cafe business.

It remains a guesstimate answer to begins with.

Understand some owners of Ivoris would be plucking a target rental of RM 4k for ground floor as the 1st floor should be unable to rent out easily unless not more than RM 1.5k upon VP or first 2 yrs.
