Sorry2, that is the requirement for that 32 internal units. As for public units, all existing purchasers are entitled to ballot as long as they meet the requirements as set out by EM. 

Some buyers put more than one name during ballot. EM staff realised this and annouced if any names appear more than one time, automatically drop.

Some husband and wife volunteer to drop one unit also. Ppl juz put in more than one ticket even they interested to buy one unit only.

Overall, the response was good.

Sir Rabel you bought Gentlebre right? Out of curiousity - the bungalow land, what peogressive billings are there given that only land clearing works done / to be done right? Unless you have the building plan already for them to start construction

I think only 1 left now or fully sold dy. After 2pm, 3 more units sold before I left at 4pm+ and heard my friend said he peep at the chart just now and only 1 unit left.

Kudos to the EW and to the few purchasers who willing to drop their 2nd unit and let go for other registrants who attend the ballot.

Majority purchasers looks happy to secure their unit, saw 2 uncles a bit unhappy about their fate that they unable to get corners and reluctant to take the intermediate.

After so many rounds of screening and tightened up the timing, still managed to sell 101 / 102 in this period is kinda excellent CNY for EW.

semenyeh good place to stay? bought a house there ready end of april ....the ameneties all good but alot of people complaining far and ulu...I think they have not been tere before...any opinion..it seems that  it is a fast growing town.

Is there a deadline given when you need to start building the house on the land?

I never doubt they can complete it by less than 2 years but I hope they will pace it with the delivery of the early precints and factor in the time needed for filling up the occupancy.

Hmm, IMO, be it VP in 2 or 3 years, also need strong holding power. And good cash flow.

If I were Tan Sri, yes I will keep some good units to my buddies but will also spread out the crème de la crème to public who is willing to support him too. Last round Tenderfields sale also like that 

Browsed through iProperty and noticed got Gentlebre bungalow land for sale - RM150 psf (7997 sf).  If not mistaken, EM sold it at RM130 psf.

If done deal, 15% appreciation in about 1 year time. Decent return.

Ooh... after 10% discount, 28% return in 1 yr. Handsome gain! Boss, you huat lah!!!
