Bank will only review the Ccris record for past 12 months. I still suggest you to het a credit card and use it for 10months only apply for housing loan, 0 ccris unable to justify you r a good loan payer.

70% means can go up to 700k principal savings, meaning if you put 900k, the bank will still charge you interest based on 300k.

Depends on which bank.
During my time of applying for loan, there were 2 types of caps:
1) HLB caps on the loan remaining amount. As in, if your loan balance is RM1mln, you can only offset 70% (iirc), i.e., you are still charged interest on RM300k even though your CA may have > RM1mln inside.

2) PBB caps on the balance in the CA. As in, if your loan balance is RM1mln and you have RM1.2mln in the CA, you will only be able to offset RM840k (70% of RM1.2mln)

No difference, just walk in to the bank and ask.

Generally the house agent will also got 'recommend' contact to help you survey bank. I prefer to do my own though.

i've tried walk-in before and the rate is not that good..
this was then for a new condo purchase.. because condo purchase have special rate then..

so for subsale.. ownself need to go to different banks to enquire?

The rate depends on a few things, but as far as I can recall a primary factor is your own risk level according to bank. If you are getting 'not so good' rates it MAY be because the bank has no confidence in you. If that's the case then subsale will also have bad rates.

I check my ccris only have my ptptn. Can i apply CC and use few months then try apply loan. Is it ok?

better to have 1 straight line in ccris report. few months and the others kosong also shows new credit line. 12 months the best.

Try contact some financial advisor/broker firms that offer loan brokerage, they usually hv a few panel banks on hand so no need go here and there to find out. Browsing websites of a few major banks is another option.

When i was sourcing for mortgage loan few months back, came across 4 banks allows no cap limit but each has its own features and conditions. So, to the member posting the question looking for no cap, find our which banks offer this package and talk to their mortgage officer/broker to find out more details and evaluate which package suits you.

I have an important question for you those who know. I took a loan with a local bank and the house just VP’ed a few months ago after a 24 mth construction period. I have since been paying the loan at agreed installment. However last week I got a letter from bank saying due to interest rate changes the installment amount will be revised up and now I have to pay the new higher installment. I thought the bank will usually adjust the repayment period to take into account OPR changes, and not adjust the installment amount? Can anyone advise whether what the bank is doing is correct? Is there anything I can do to negotiate this? Thanks.

hi guy i plan to refinance my housing, now my interest rate is 4.86%. can recommend me which bank should i approach.
was quote by 1 bank 4.0% but lawyer need to pay.

current loan affin at 4.86%, try call and nego few times to revise my interest but no luck.
loan balance currently at RM644k. been serving loan for 7years. i see bank only deduct 600++ for principal and 2700++ for interest.

Currently best rate is 3.8-3.85 in ur loan amount.
