i am applying for MBB semi-flexi loan.
Interest : 3.95%
Loan : 531k

The staff told me that I can make extra payment and withdraw via MAE. RM 25 is imposed per withdrawal.
I would like to confirm with the others that it's true that the process is simple? No need to fill up any form everytime i make extra payment and withdrawal?

Why SCB instead of MBB?
based on ur previous post, MBB give 3.9% and pays for legal cost for loan while SCB gives 3.95%

For subsale, SPA require full payment within 3 months. Any delay will be charged with late interest by vendor.
Were you charged late penalty since your loan was disbursed late?

In the agreement that you have signed, it's normally written that bank won't be responsible for any penalty due to late disbursement.

Anyway, the loan disbursement should have happened earlier than the day you received the notice to pay your first installement. Plus, I'm not sure on the allowed duration for new property. It depends on the SPA. Even if got delay, it depends on the developer if they want to enforce the penalty.

mine is 3 months for subsale. Process completed before the 3 months ran out. It's because I signed SPA on the same day as the letter of offer but SPA took a bit longer to be stamped (affect the date of SPA). Hence, there is some additional buffer.

i heard that RHB don't charge monthly maintenance fee for the current account attached to loan account besides no cap.

normally, the catch is interest rate, it'll be higher than the other with capping. So, it entirely depends on how cash rich are you.

You can get a lower interest by refinancing. MBB will not propose a lower rate to you as they have already locked in the profit when you signed the agreement.

Can we claim housing insurance under income tax relief for life insurance?
MLTA/T - Annual premium amount?
MRTA/T - one time payment, so only can claim for one year?

seems like you don't understand my question.

I'm asking if MLTA can be claimed under life insurance tax relief for income tax.
Not expense for rental income as I am well aware that it can be claimed under expenses.
