Hi everyone,

I really need some help here. Here goes~

I'm interested now to buy a property. But wondering whether I am able to get the loan or not, wouldn't wanna get my hopes up too high.

My details:
-3k gross, 2.7k net.
-No commitments whatsoever
-Have PTPTN loan, but have been paying regularly (bankers told me its listed in my profile, but won't affect loan amount calculation)
-Been using credit card since last year and using quite a lot and paying on time, never late payment before. So far a lot of banks been calling me up for free credit cards. So far I accepted one and now I got two. (Bankers told me that my name is listed in CCRIS, its a good thing, not blacklisted of course)
-Started working mid of last year, so now 1 year+ already
-Have good documents, for etc year 2014 I received early confirmation and bonus for 2014
-Have absolutely no debts
-Company is MNC
-Accountancy career
-Currently renting



Let's say I'm seeking for a 90% margin and 35 years tenure, and able to pay all the legal fees etc. What's the highest loan amount I can get. To be frank, the property that I'm really keen on is selling for RM430K.

Really hope someone can help me. Thanks all thumbup.gif

Hi dude,

Car I already got fully paid by my dad long time ago, and actually my father is still working, so can support the monthly repayment for sure. But only can afford 90% margin, don't have that much capital for 20% downpayment. Just that my mom isnt working and my dad is blacklisted by the bank, that's why they can't help me in terms of getting a loan.

Do I have a shot?

It's actually my dream home, so I'm hoping for the best.

2014 received one month, was entitled for three months but pro-rated due to joined late. 2015 getting three months as well, and also a 5~10% increment. in January 2016.

So really impossible to get ah? sad.gif no chance at all?

My colleague salary 2.7k but managed to obtain a 500k housing loan, new project under construction. 100% margin financing somemore. He told me his dad become guarantor and very friend friend with developer/banker. Why ah cry.gif

PTPTN will affect housing loan calculation ah? I remember I asked a banker before, and he told me it will appear in the system, but won't affect the DSR calculation wor.

And how come the DSR over 100% sweat.gif

How come in the previous calculation, the PTPTN amount is 188.88 ah? is it a fixed calculation or depending on loan amount


And for the stamp duty / legal fees calculation. Is it the legal fees are included of disbursements / first home buyer industrial practice discount & stamp duty 50% discount for first home buyers? Just wondering how you got the figures.

I mean I started paying on time. In my contract needed to start paying in July 15 and have done so. But just wondering, by being punctual could it actually backfire on me? like ptptn supposedly never appear in my ccris like some people's case, but when I started paying it appeared.

I already checked my CCRIS report. And wala, there's no PTPTN inside. Also clean record, BB rating (second highest). Now I'm trying to boost my points up to AA rating such as more credit allowances (more credit cards & usage) and also placement of FD etc.


Also, is it possible to provide me the calculation template for a property of RM370K. Same information as before hehe. Found a unit in Kota Kemuning that I'm interested in. Thanks once again notworthy.gif

I didn't have time to go BNM personally. So I got my report from Credit Bureau Malaysia. Basically their credit report contains the CCRIS in addition to their own evaluation report with alot of information and sections. Paid about RM2.12 for it.

you dont have to be. Just basically print their forms and sign & scan to them along with your supporting documents. Then transfer the RM2.12 via MBB2U then wala rclxms.gif

Just go to Purchase Credit Report > Individual Report > Download form and read instructions

Basically what I did is just:

Photocopy of my IC (front and back, I signed)
The form with relevant sections filled up
The notification letter thats with the form, signed
Two supporting documents ( I gave CC statement EPF statement)

After I emailed it to them, an executive from the company would verify the acceptance of my application. Just wait for few hours and then I got it.

MRTA is definitely NOT compulsory. CUrrently IMO Public Bank is the most conservative bank, hence that's why they're pushing you to take MRTA. MRTA is basically all advantages to the bank, no cash value and bank is the beneficiary. When I enquire myself, most PBB consultants also told me that it is compulsory, which is actually not true.

Conservative banks is like that one la. Just give them all the documents available lo, better for yourself also.

my RHB mortgage loan taken in 2015 is MYR368k, current IR is 4.25%. Is the pricing steep? any point to go for refinance?
