Am sure i can find one popety performed exceptional well above seg and i also very well you can quote me example of one popety performing extremely poor compared to seg.

This was the SPA price, RM 1,035,400.
I cannot remember how much rebate was given to the early birds, hence I didn't use nett price in my calculation. But i think the early rebate given was not so significant, so it doesn't move the needle anyway.

Eventually for prospect buyers, they need to look whether at half empty or full glass.

They can look to snap latest launch for 2014 developer price or the price may drop further and look at elsewhere or hold their purchases.

Price push only works when market is bull and many herd/kiasu mentality... Actually price push is coined by existing owners... Classic case like Setia Alam (Sara) to push for hype.

Not commenting on seg in particular.
But briz info i just assumed its out of whack already bcos many buyers will mark up prices to get larger loan amt.

Best is talk to fren who actually sold the house.

Ya, about the single phase supply, if they can provide 63A then I don't see a problem with it. Will be enough to cover all the airconds and appliances already, no need 3 phase.

No solar water heater means no copper piping for hot water system.

I guess developer only using normal tiles for flooring.

For the lowest price unit, downstairs got no room, this further reduce the cost for building wall, door, wiring points, etc.

Windows frame is the basic aluminium frame, not the thicker profile & powder coated.

Single phase is a lot of cheaper compared to 3 phases.

Specs say brick wall - it can be sand brick?

But even with all these cost cutting, the price different compared to existing phases is about 250-300k.

I think it’s a good deal for new purchaser of RoT, but unfair to existing purchasers. If I can enjoy the Club House + the same security features with SEG address, but saving 250-300k, why not?

On one side they change from condo to landed, reduces the density, good for SEG residents. But on the other side, RoT really lower down the standard of SEG.

Sounded Setia that this whatever marketing talk they call it...affordable housing scheme la, totally diff product la, smaller build up la; it's still quite a significantly compromised price compared to all owners at SEG. It is SEG address and location we are talking about, not at Ecohill Semenyih where it will prolly take another 1 or 2 decades to mature up and be really liveable conveniently. Here, Setia project it diffrently by saying there is much much less landscape la they have no pods la. but its stil a decent liveable house with clubhouse and their signature roundabout at guardhouse. It's very much SEG style. Told Setia that JOG owners is sakit hati and somewhat short changed in quite a few ways.

It's business at the end of the day. I think they are having hard time to clear the IOB (not sure if it's fully sold now or not though). If they keep on launching > 1 mil properties now, it will be hard to sell. Too bad it's the current market.

At 700 - 900k, I would not call it as starter homes, as majority of the fresh grads are still not able to afford it yet.

Still need to be at the upper limit of the M40 to buy it, don't forget the RM200-300 monthly maintenance fee.

Yes not really starter home la. And it comes with club house and proper gng.

I wonder if they will still have the agilfence.
