from 700k nett after discount for 20x70, it is stated in TheEdge last weekend. 3 bedrooms, 1770sf. Discount is 10+5%.. Super cost down version, even the electric supply is single phase only.
Maintenance fee RM200 first 2 yrs, after that try to be maintained at below RM300...

psf wise is not super duper cheap actually... 660k / 1770sf = 372 psf
SEG 1st phase Liu Li garden was around 350 psf

compare DSL to DSL is a fairer comparison...also pay attention to the specs as well, eg: clay vs sand brick, single phase vs three phase etc...

This was the SPA price, RM 1,035,400.
I cannot remember how much rebate was given to the early birds, hence I didn't use nett price in my calculation. But i think the early rebate given was not so significant, so it doesn't move the needle anyway.

Quoted build up should be gross including covered part of the car porch.

Without carporch, length is 45ft, width is 20ft. So max nett build up can only be 1800sf. Aril has a big void area in the middle with double volume height, which take away another easily 100-150sf at the 1st floor.
