QUOTE(propertybbb @ Apr 24 2019, 02:13 PM) No free lunch...nett 660k maybe T Junction? Normally there are few units like this in seg launches. Lower price smallerland and build up..material also all cut lo and no more fancy landscape and green pockets...row by row bare small dal with small clubhouse. Good for ppls who wanna buy seg..also i believe these cheaper units are back facing the highway which is noisy. 660k is the row facing highway... the next row is 700k+ |

QUOTE(kkk8787 @ Apr 24 2019, 06:40 PM) ok. so its normal for semi to be higher. I calculated for Lepironia, the Vittaria/Lilia phase, close to 600psqdt. Of course the green blue design one lower, around low 500 compare DSL to DSL is a fairer comparison...also pay attention to the specs as well, eg: clay vs sand brick, single phase vs three phase etc...This post has been edited by Vector88: Apr 24 2019, 07:10 PM |

QUOTE(BEANCOUNTER @ Apr 25 2019, 01:48 PM) You mei net price under 1mil rite? This was the SPA price, RM 1,035,400. Since u used 660k for the latest launch. In any case, prices hardly moved for seg after 5 or more yrs. So much for developers price push inflation. I know i know...someone will say EVERYWHERE ALSO THE SAME. But does it really? I cannot remember how much rebate was given to the early birds, hence I didn't use nett price in my calculation. But i think the early rebate given was not so significant, so it doesn't move the needle anyway. |

QUOTE(BEANCOUNTER @ Apr 25 2019, 02:00 PM) If you said so loh... from Brickz.my:Am sure i can find one popety performed exceptional well above seg and i also very well you can quote me example of one popety performing extremely poor compared to seg. https://www.brickz.my/transactions/resident...-glades/landed/ Latest subsale transaction was 1.15m for Liu Li garden, dated 5/9/2018. Didn't move much indeed, about 10-15% only after ~5-6 years. Good deal for the subsale hunters... This post has been edited by Vector88: Apr 25 2019, 04:15 PM |

QUOTE(gks @ May 1 2019, 07:29 PM) This is gng... Dunno how to post a pdf file here...The build up quoted should be nett. Anyway care to share floor layout then we would able to tell immediately... Quoted build up should be gross including covered part of the car porch. Without carporch, length is 45ft, width is 20ft. So max nett build up can only be 1800sf. Aril has a big void area in the middle with double volume height, which take away another easily 100-150sf at the 1st floor. |
