wow long term make money. many ppl know cyber is nt far from KL la, semenyih, setia alam all much further than cyber la. cyber not ghost town, got MANY MNCs so why need to go KL btw? if ppls friends like SEG a lot liu liu subsale will be very hot n not drop price like this. anyway update us when u get ur 800k unit thats 400+k below the total cost for a buyer direct frm dev.

Ref to rm1.1m unit it might be isolated case unless every owners are throwing price.

Potential buyer can view this as half full water or half empty.

Just taking example... my fren bought Adora 3S subsale for rm500k upon vp where first hand buyers just got it for rm400k+. Now unit can be transacted at rm1.5m

Every one has brilliant/ perfect eyesight on hindsight but will take a great vision to make money.

I dun know can paramg how much.....
Like i said if sells at 1.1mio...they are coughing solid blood and gave big ang poh to new buyer....

End of day i still believe seg or cyber as a whole will do relatively better for landed....bcos of limited supply....

But the so called max highway 30mins to kul, mnc and what nots and malls here there and everywhere in cyber doesnt help the subsale market...at least not yesterday, today and future months....

At least Ciber confirmed no longer ghost town...weekday n weekend also ada cars...mall also quite ok. Peaceful township.

Rawang is getting more attention from property developers, more projects are launching now.

in fact, I have seen some institutional investors sapu properties @ Bukit Berunting in big scale. This happened mostly in auction sales market.

Emerald East Rawang, phase one by Guocoland launched at 140K and now 450K to 500K.

Earlier rawang large scale development, and ended up many abandon project and many empty house.. So very early buyer are having big down time, for more than 20 years.. And only recently, during this property pick up, due to high price in the city, people started to look at rawang.. Only then it become alive.. If u ask the investor 20 years ago at rawang if they make any profits after 5-10 yrs of investment? I think even rental also not attractive..

So not necessary long term all project can make beautiful profits..

Cyberjaya although have a history of 20 years, but the project like cyberia still making beautiful rental..

Just to point out that your statement on rawang is a sweeping statement. Back to cyber and SEG, nothing wrong with the product just the timing isn't right for investors
