staffs + Bumi discount + allowed to Reno/ modify/ upgrade before handover.
Internal units sure have added advantages on sales/ rental

No bro. It's not cheaper. In fact, it's more expensive. Think about it...why would the contractor want to customise a house specially for you? It's more costly and take more of their time and resources because they have to plan for your unit which is different from others. Malaysian developers are not not as flexible as singaporean developers....at least, not yet.

Not sure if SP Setia practices favouritism when it comes modification of house before handover. If someone has evidence of this, then all the buyers would have a case against the developer.

The fact is you can ask for modifications to the house before the actual work is done. For a million ringgit property, the developer will definitely listen to you. Whether the price is acceptable or not is another question.

I think we should write a letter to sps to clarify why they allow cases like this? Or they practice double standards? Better do it now so that it's a good references in future when negotiating.

the reno end lot definitely either belongs to the owner of main contractor or director of setia.....

they did that in ecopark too.....lagi changed the front façade unlike any other units.........si beh keng chou.....

but ecopark is ind title...less enforcement.

there is nothing fair in this world.

Just submitted my 2nd defect rectification list. Overall the workmanship is okay. Major thing is the ground floor 2 x 2 tiles. My semi d unit has at least 12 pieces of tiles with lippage problem after a joint inspection. The contractor, upon discussion will try to solve it but first will try to match the color of the original tiles. Although he admitted that it might be difficult to source the exact color. I'm thinking of changing the whole thing. Haha

Actually I don't really mind the fact that the owner did a renovation. Because it looks quite nice and to be honest I may also want to do a similar renovation. I just hope that spsetia won't stop me when I do a similar one. Because if they do, I will take them to court!

you have a unit to refer to, less likely they will reject you.
Surprise that director unit can do such changes, be it directors or not, must follow the house rules.
Otherwise, later on when handover to RA/JMB very difficult to control

Went for first inspection today. Was told only 30+ owners got thier keys. Not very happy with wavy walls and touch up paint job that looks, well like touch up jobs. Hairline cracks are seen on external walls. The granite table where the basin seats in all toilets has this joint that is exposed. Pls refer picture. Have to come another day to test electrical and toilets. Truly a rush job so that we can't clainm LAD.

Sorry to hear that. Check the sliding door locking mechanism and window handles too. It's fairly bad. The contractor promised me that it will be fixed without much issue. Let's see how true..

Was told that no reno on outer facade for next two years ie until strata title is put. No even laying tiles on the grass area.

Yes, the sliding door at the guest room is not aligned to the track. One of the complaints too. Window handles were ok.

There is an enclosed area next to the upstairs living room. Any idea what to do with that?

Liu Li Clubhouse Pool cleared up. Good this is they've heard feedback from Lepironia owners so the pool for Liu Li is wider.

Lights taking shape at the Pavillion in Liu Li Garden. Fountain may have similar lighting designs...so the shapes that appeared in the brochure and youtube might be correct after all.
