hm.. seems like no partition very hard to rent out? anyone successfully rented as bare unit (no partition, no additional air con, etc)?

Many rent out without partition and extra aircon, when I ask them they even don't know can add partition..partition only for those couple and female tenant brows.gif so far the highest demand is 700sf 2room and 450sf studio unit.

Rental info get from the students and IOI workers:
450sf 3Room 1350-1650
450sf 2Room 1500-1600
450sf Studio 1400-1700
700sf 4Room 1600-1800
700sf 2Room 1650-1900

Yeah, the partition wasn't even requested by my tenant but I did it because so many owners had already done so. (waste of money, actually). In reality, if you're looking for a single occupant, there's no need to do a partition.

If you're looking for a single tenant, no need to do the partition and add extra aircon. If an agent tells you that you must, tell them that you'll only consider it if the tenant insists on it. My tenant couldn't care less about the partition and the extra a/c. tongue.gif

I got a 450sf 3 room unit. Agent proposed me a rental of RM900 monthly .I just rejected him. The rental at Garden Tower so low?

U shud get at least rm1300...

Consider rm450x3 small student pad...

Probably agent try to lowball u so he could sub let?

Not to be race selective and prejudiced, but my last visit to GP seemed like the place has been converted to another Pak Hitam residence. My local tenant said that she feels uncomfortable with their presence. Why are we still renting to them when it is proven that their presence is not good for image and subsequent rental success.

The bills they settle it by their own, carpark additional RM90, one of them move out another two need to find replacement, less trouble to myself.

Saw one owner from Ipoh rent out lower rate as they don't know what is the market rate here.

VP less than half year, the occupancy rate is higher than my expectation but mah sing really need to find some tenants open groceries shop, hair saloon, farmacy and restaurant downstairs

Agree, mine one rent out more than RM1500, very subjective, honestly..agent nowadays many tak boleh pakai especially those 90s one, wear slipper and short pants

Overall Iranian more than PH, white skin more than dark skin lah.. even is PH as long they hold LKW student pass m ok with it because this kind of PH really come here for study not like others..your tenant feels uncomfortable maybe not many female tenants here, especially the time inside lift

All same to me even local chinese as long they are LKW students..mine one from Medan..rent to anyone from diff country also same, risk is there..

Do you guys install window tint? I went there to install few units and i notice most of the beds are near the windows. Should have tint your unit too =)

Agree...units with very big full panel glass...

Have to tint...if not very hot diring morning or evening sun...

Waste aircond bill as well it have to work harder during hotter climate
