I'm landlord, i just converted the TNB tariff. tenant can't convert on behalf, its must be owner.

Yes it has to be done by owner only. I have converted mine after 2 months of VP, lucky batch because that was before TNB updated their system.

I'll PM you, since the owner mentioned that he is willing to do the conversion after i complained about paying an extra RM50+ monthly (RM600 annually) for nothing
So i'm now gathering info on what needs to be done.

student suite is 3 bedder right? or the later version which is 2 bedder only?

All the while 450sft got 3 types only, student suit 3bed2bath, private suit 1bed1bath, and smart suit 1bed2bath.

Some owners converted their 3bed2bath to 2bed2bath, to cater to students that wish to have more privacy, some even cover up the partition etc.

Surely there are some desperate owners that wish to sell lower now due to oversupply. But with CCC and 2 MRT stations coming, which is in close proximity with GP, I'm confident with the future value of this property. thumbup.gif

any idea how far the radius to MRT ?

i hope that we as owner to have standard rate for each type. now, most owner rely on agent which played down market due to famous oversupply reason

and, the most giving problem in GP is middle east . hope we can get more local or working adult rather than student.

studio with 2 bedroom seems good business as some of working adult would like to get 2 bedroom rather than 3 bedroom.

most investors don't live nearby and can only resort to agents to help renting. my advice, doesn't matter locals or foreigners, just screen them first before renting ur property to them, some owners have shared their nightmares in our whatsapp group, the whole unit was tarnished, bills and rent not paid, etc. it's terrible!

I cant believe this...

its your property....agent helps you to find tenants but ultimately its your responsibility who will be your ultimate tenant is.....bcos money is into your pocket.
in tis dna, you can request for tenant profile, paperworks and etc and can do any verification and checking via online........doesn't matter where you are......

but my experience of tarnished unit, unpaid bills and ran away at midnight was a local chinese, penang nang...... puke.gif
