Can skip if u r not staying there. Last I went, only a cafe, a mini mart and a stationary shop. It's supposed to be a small mall but nothing like it.

the palace unit quite nice i mean in term of their duplex if im not mistaken. after all. my unit in garden plaza rent to working adult. so okla.. just agent kacau the price.

i hope retail shop boost in Garden Plaza.. good brand coming.

but once skypark completed, im not sure how it will impact to Garden Plaza.

Refer to MCT's One City, MCT is known for building lousy malls, simply because they don't really manage it themselves after building it. The Place and Skypark also by MCT.

how much you rented out now? yours normal studio unit right?
can see the 3 bedder units market dead. found some converted into 2 bedder either with or without removing the partition of the middle unit. still yet to come across unit converted into normal 1 bed studio.

around 1600 for my studio private. its just agent play down the market. . if you obey with the current so called "market rate-by agent term", your property wont sell high and impact to the rest. owner must unite.

The Place total unit only 259 vs Garden Plaza 1149units definitely Garden Plaza will be faster and more shop prefer to open here, the crowds is there thus higher demand, the subway should move to here instead of open at petrol station there

but garden Plaza also seems ignored by Mah Sing. they should have known that retail shop can boost property as well.

i hope garden plaza can survive after Skypark completed. rclxms.gif

My 3bedder recently only renew lease and increase RM50 each room, now rental including carpark close to RM1600 for whole unit

My tenants often order Domino pizza delivery, hopefully more f&b and mini market can open here..now buy dom dom also not convenient tongue.gif surrounding garden residence landed also can come here

Yup given the opportunity, they will surely sell all the commercial lots. But the market is slow, so they have to sublet it. They are screening potential vendors/brands and their marketing manager has discussed with JMB on what type of shops we prefer. We have state our preference, ie no more middle eastern shops and more variety from local/international brands, hopefully Mahsing will comply.

ya thats what i thought..Garden Plaza should be benefited from Garden residence since they are same project by same developer.Mini Market should be enough right, i do hope one day can replicate and be 2nd Publika. hehe

wow rm1600. I find this hard to believe. so how to get tenants if without the use of agents? seriously the market rent now is rm1000 whole unit 3 bedder while studio can fetch rm1200.

not sure per room basis. but the 700 sqft 4 bedders is renting at rm500 per room. for 450 sqft should be lesser than that.

if you notice. many still unoccupied yet. notable because got thousands plus units around.

Have your unit provide curtain, cover top part and add extra aircon? Minimum rate now is RM500 per room and carpark at reserved lot minimum is RM120 per month after meeting few weeks back, if carpark close to lift at low floor can rent up to RM150 per month

i find my self. decorate your house. Eg kettle, etc.. tell agent nicely( ya la..sometime we need them also) when they call you, you only interested to rent in certain price. i put advertisement and monitor it regularly. lowyat forum so far not helping much. you should have known, there is some of the greedy or desperate owner want to play low ball (same reason - too many studio in CBJ)together with agent and undercut your rent.. Just stick with your price. maybe you can transform 2 room with hall,therefore you can put TV and etc
