Anyone successfully convert the 3 bedder students suite back into normal 1 bedder studio unit or the smart suite unit?
Worth to do the conversion?

Maybe to target working professional? And I think students there also don't mind paying more for proper studio 1 bedroom unit.

4 bedders 700 sqft maybe still okay the space. can put a table for dining. but not the 3 bedders 450 sqft.

I have seen a few units people removing the middle room making it into living room. Now the question is whether worth to do so or not? You create more space but loss the additional tenant income (assuming you rent out per room basis).

how much you rented out now? yours normal studio unit right?
can see the 3 bedder units market dead. found some converted into 2 bedder either with or without removing the partition of the middle unit. still yet to come across unit converted into normal 1 bed studio.

wow rm1600. I find this hard to believe. so how to get tenants if without the use of agents? seriously the market rent now is rm1000 whole unit 3 bedder while studio can fetch rm1200.

not sure per room basis. but the 700 sqft 4 bedders is renting at rm500 per room. for 450 sqft should be lesser than that.

if you notice. many still unoccupied yet. notable because got thousands plus units around.

Letting go at less than 200k only.

Unit sold at 194k end of last month. Much lower than launching price it seems.
But then again got DIBS package. Not really rugi much.

I think those unit is a 3 bedder student suite unit. Per room rental was RM500 last time. Now not sure whether can get or not.
Anyway, I dont think student there prefer such unit also. So small already partition into 3 rooms. Hahaha.
