South Garden is slightly higher only compare to Central Garden. But Merrydale precinct is already on elevated higher land compare to main roads.

It may command higher price and generally looks better from a view of a row.

But Central Garden more special mah.

Of course got.. but EM is to me an ousted board of ceo s trying to prove SEH is wrong.. so obvious hantam land after SEH and next to it.. can guess wat quality of product they producing

their concept they thought got ppl want.. mana ada..

SEH is better.. having young modern concept..

Yes, I think there are 16 or 18 show houses in SEH site, just beside the welcoming center.. However, majority of these models are already sold out.. Not sure they still building new show houses or not.. Just bear in mind these show houses already set up one year plus already, if compared to EM, will look a little "old"...  tongue.gif  tongue.gif

Well individual preference in this case. Anyway only North Garden and Central Garden are available if one wanna get an unit now...

Indeed though samkps everyday promote the township, it does has certain quality of a township that is more than average..

just the manner you guys making it colourful too much.. like perfect

I use google map to measure, semenyih to my pj office is 40km, puchong to my pj office is 18.9km. Round trip is double...

Common sense...you are in a certain property thread, naturally, ppl who are discussing are buyers, or folks who are interested. Buyers would need to be happy about the project first before they fork in the cash. Buyers would then make it colorful in thread as it reflects to their favorable mood. Buyers has been sharing experiences and helping each another. Since you've not bought any property yourself before, i guess you won't understand.

If you are not intending to see the color, perhaps try other kind of threads like kopitiam. No one is forcing you to participate and interrupt buyer's sentiment. If that is not what you want to see, you could re-eval if you should be reading it.

i do know kajang semenyih area quite well.

the difference is i only say what is right. got 1 say 1 got 2 say 2.

the batu 9 tol to semenyih stretch theres no jam. That is definitely true. but if you talk about cheras maluri to semenyih or bangsar south to semenyih then there is a huuuuge difference.

SEH and EM are quite far and just traversing the non-jam roads already take a while.

I don't die die defend the area like those who are vested in it, or 'enthusiasts' whistling.gif

BBW, firstly I don't "always" say like that as you don't always talk good about SEH and EM (indeed do you? :hmm)
Secondly, as I always say, no such project is 100% perfect in every aspect. We do take into account the pros and cons and discuss about it. But you seem to me is too extreme in expressing your view - sorry to be blunt.

I hold the view that one important element for a project to be successful is that there should be a good mix of home owners (large portion) and investors / flippers. I guess you probably disagree to it.

Every individual also has his/her own preference on different project mah..

There are so many housing project after batu 9 cheras, sungai long, mahkota cheras, bandar tun hussein onn, saujana impian, twin palm, etc.. I presume people stay in Maluri or Midah Cheras, they will condamn these places very far too.. Anyhow, there are still tonnes of people stay in mah.. Troll will only say this is ghost town, that is ghost town, imaginary bias thought loh.. tongue.gif
