A townhsip with the size of 2 times Kota Kemuning will be develop and lauching soon in early 2015.

If you travel from Nilai to KLIA. Old palm oil plantation. that's the site.

competition with landed setia ecohill, eco majestic, ijm rimbayu, guocoland, ioi Bandar puteri bangi, mahshing southville city, gamudaland putra heigh scoence park.

hope the site is not near to the Centralised Pig Farm which was proposed to be in Sepang by the Selangor State Government sometime ago...

yea kwasa mainly for high rise, for landed probably I don't think they will build 2 storey link house, most probably are those high end 3 storey or semi-D

base on the master plan they shared earlier mostly are high rise

Easy for SD ma since they just convert their palm oil land to new townships!

Look at how they develop BBR with over 5000 acres, one year launch 2-3 phases of landed and each time the price increase by maybe 20%-30%, sure make big money lo!

Yes boss, should be Ampar Tenang. SDP sold the land to KLIO to start this new township. I wonder when they will offiicaly announce & launch to the public? Should be early next year I think?

SDP only have 2 projects in Nilai ie Nilai Impian and Planters' Haven - not sure about PH but I think their NI project is quite good in terms of sales, I think most of it sold already due to the low prices of the DSLs.

Should be around there the price, Rimbayu's Scarlet already starting from 763K, but Scarlet is LH. Now NI's launches also around 500K+ oredi.

in kota warisan area, i was aiming for Bandar Puteri Warisan under IOI..

so at first they said going to launch in MAC 2014, then postpone to May 2014, then postpone again after Raya on Sept 2014..

Coming to Sept 2014 i call them, they said they will postpone again..i asked why??? i was waiting forever for the launching..

then the sales guys said, we have heard that SD is going to build a township area here..so we are waiting for them to announce first on the pricing and then IoI will follow..

i was like 'damm u SD' hahahah

so now in kota warisan alone 3 major projects:
1. IOI Bandar Puteri Warisan
2. Glomac Saujana KLIA
3. SD Serinia City

And my guess, housing price starting will be >600k

Not waiting long, i bought Seri Pajam Dmayang Sari project at Nilai.. 20x60..

Bro, any idea when is the soft launch? Since it is in their website oredi, it should be launched by this year IMO. However, SD is known to delay their launchings, a good example is the North & South Brookes condo in The Glades, it has been postponed for umpteen years because they are afraid it will affect the sales of the unsold units in TG ! hmm.gif

university campus confirm big lah.. students certainly will not walk, except for bangla nepal indon workers who can only long distances walking from kongsi to the KLIO to buy some groceries hehe

Xiamen U and KLIO also located in the big serenia city, they brought land from sime darby and build their building there

KLIO I think more to cater for tourists on the way to KLIA/KLIA2, maybe also for Xiamen U students with loaded FAMA! biggrin.gif

KLIO will be undertaken by Horizon Outlet Shoppes Sdn Bhd, a joint venture between Horizon Group Properties and Mainstay Holdings Sdn Bhd, a local property and construction firm. The 70:30 JV purchased 40 acres of land from conglomerate Sime Darby to build KLIO.

Yeah, so the service apmt & SOHO are in Phase 2. With such a huge piece of land Im surprised SD does not want to start selling DSL first? hmm.gif service apmnt & SOHO take up lesser land so can target Xiamen U's students & staff? smile.gif

if you go there, earthworks actively is in progress including new ELITE interchange. Yes Xiamen University also what they call Suria Serenia project which is a 50:50 joint venture with Sime Darby.

SD will hold n incredibly mark up landed price
no gain for them to start with entry price dsl and not wise to start at high price at current eco and unmatured area. SD is good, let glomac n ioi enter the market 1st with their entry product n join letter on at high price.

This map indicates quite clearly there a bit of distance between the dengkil/kota warisan/xiamenU exchange to Elite, vice versa. See the dotted line.

From elite have to go turn 1 o'clock then only can come down south again.

plus this is highway exit, need long run for deceleration lanes and big turning radius
same as per southville, ppl make noise about the long round turning but this is standard from LLM oledi

SD has different strategy compared with Serenia. In Elmina, they started with DSLs first and for Serenia, it's commercial and high rise 1st. At the end of the day, the prices of their props will not come cheap!

When they launch their high rise projects, I guess the price psft should not exceed 500psft?

looking forward for serenia, few days ago called SD regarding serenia residential, still no news...

regardless of their tricky strategy, i think they should announce asap so we can get ready with our bullet

SD will concentrate on the 50:50 joint venture with sunsuria for sunsuria serenia / xiamen U / KLIO/ commercial first. Why not your bullet aim on the commercial... upgrade lah from residential to commercial biggrin.gif

ya soon but not to soon hehe probably 2nd or 3rd quater this year but not for residential lah i think , that one if for commercial. Still no news and approval from majlis sepang on the residential project. Price i guest 400 +psft

Yah, small players should aim for residential props as it's cheaper, of course the ROI may not be as high as for com prop but the risk also lower. The com prop here I think already min 1m maybe? Not enuf bullet leh for small players!

Based on Glomac, IOI masterplan and SD Serenia website, these 3 new townships is mix development, so there will be commercial, landed house, highrise, park etc.

SD don't usually wait for the price to BOOM...they are in the position to set the price and benchmark on its own. Look at their projects such as Denai, Elmina etc.

PETALING JAYA: Property developer Sunsuria Bhd has proposed to acquire the remaining 50% in a property development company that is developing 331 acres surrounding the upcoming Xiamen University Malaysia Campus in Sepang. 

In a filing with Bursa Malaysia, Sunsuria said it was buying the property from Sime Darby Property (Sungai Kapar) Sdn Bhd, a wholly owned subsidiary of Sime Darby Property, for RM173.4mil, including a shareholders’ advance of RM16.39mil. The transaction values the land at RM41 per sq ft. 

The development company, Sime Darby Sunsuria Development Sdn Bhd (SDSDSB), was incorporated as a 50:50 joint venture between Sime Darby Property and Sunsuria Gateway Sdn Bhd to undertake a property development on the 331 acres of freehold land known as Suria Serenia. The development is to cater primarily for the proposed Xiamen University campus. 

When the conditions of the agreement are fulfilled, Sunsuria will have full control of SDSDSB. “This represents a significant milestone for us to optimise the value and effective implementation of the development being a smart liveable and sustainable city,” Sunsuria said in a statement yesterday. 

In the proposed transaction, Sunsuria will subscribe for RM1mil shares and RM237mil redeemable preference shares-B in Sunsuria Gateway, resulting in the property developer effectively owning the other 50% in SDSDSB. The proposed subscription of RM238mil preference shares by Sunsuria in Sunsuria Gateway will be utilised to settle RM168.39mil, which constitutes full and final capital repayment of all its existing redeemable preference shares-A in the company. 

An amount of RM69.61mil will be retained in Sunsuria Gateway to be utilised for working capital purposes, including payment of the remaining unpaid land purchase consideration by SDSDSB. Of the RM168.39mil settlement, RM100mil will come from the proceeds of new shares to be issued by Sunsuria at an issue price of RM0.98 per share.

Sunsuria closed up six sen to RM1.65. Sunsuria’s major shareholder, Datuk Ter Leong Yap, will subscribe for the shares. The development of the land surrounding the proposed Xiamen Universiy is a major project for Sunsuria. It is to keep the property developer active for the 12 years after its gets the approval. The company is expecting to submit the planning for approval by June this year. The estimated development cost is RM3.6bil, while the gross development value is projected at RM6.39bil.

except for usj taipan, I dun see sime managed to create a successful commercial area.
Subang yes, but it takes ages.

USJ only taipan area. the rest...all not hot. Putra Heights lagi teruk....same with bukit Jelutong and bukit raja. Ara damansara commercial...anyone heard good restaurants or establishment there?

I wont count on commercial by SIME, period.

ss15 only wong when few colleges have setup there.
for commercial, you need strong holding power. 5 years are min.

you see putra heights...so many years already...commercial still dead dead like that....even the giant cant help them...imagine if you bought into these shoplots....cry also no tears.

Pros & cons la boss, lesser traffic so more peaceful for the residents, but not good for biz lo. For PH residents, I think probably most of them dont really mind as there are commercial nearby like One City, Main Place, Taipan etc. all within driving distance of 5-15 min.

However, I heard those that bought the shoplots there did make money selling it, how much Im not sure. Next year once the LRT extension line is in operation, the situation should improve.

SS15 I think oso took quite some time to become wong, so need more time lo!

News : Sunsuria eyes RM900mil in sales

2015 Jun 12

PETALING JAYA: Sunsuria Bhd, which is planning RM1 billion worth of launches in the next 12 months, is targeting property sales of RM900 million in the financial year ending Sept 30, 2016 (FY16) and RM1 billion per year thereafter.



Sunsuria recently changed its financial year to Sept 30, from March 31 previously.



Executive director Koong Wai Seng said it expects FY16 sales to be generated mainly from the Xiamen University Malaysia township in Salak Tinggi.



Sunsuria is slated to launch properties with a gross development value (GDV) of RM1 billion in the next 12 months, mainly in the Xiamen University Malaysia township and in Medini, Johor.



The first phase of the Xiamen University Malaysia township, measuring about 40 acres, has a GDV of RM900 million and will be launched within this year. It will consist of 663 units of residential properties, of which 200 units will be linked houses in the range of RM500,000 and the rest are low-rise apartments priced below RM400,000.



"It's going to be rolled out in the next 12 months, of which majority is happening in the next six to nine months," Koong told a press conference after its EGM here.



The Xiamen University Malaysia township project has a GDV of RM6.4 billion and located within the township is China's first overseas university, the 331.27 acres Xiamen University Malaysia Campus and the Kuala Lumpur International Outlet, a US-based premium outlet.



Earlier at the EGM, shareholders approved its proposed acquisition of a 50% stake in Sime Darby Sunsuria Development Sdn Bhd from a subsidiary of Sime Darby Bhd, and a 21% stake in Sunsuria Medini Sdn Bhd. The approvals for a proposed transaction in Sunsuria Gateway Sdn Bhd and proposed subscription in Rentak Nusantara Sdn Bhd were also obtained.



The acquisitions have boosted Sunsuria's landbank from 4.71 acres to 425 acres, also helped by its executive chairman Datuk Ter Leong Yap's injection of assets into the group.



"For future growth, we will look for bigger tract of land for our long term or mid term strategy," Koong said.



Meanwhile, Ter said the overall property market is affected in Malaysia, and that the slowdown is partly because of the Goods and Services Tax.



"It's a matter of how people get used to it. Generally, Malaysians like to invest in properties and the buying mood is still strong. What's affected the most are bank loans, which are tougher (to obtain)," said Ter.

Among the big boys developing their prop here, Glomac is the pioneer iwth SKLIA, so IOI should be next, to tbe followed by Sunsuria & later maybe SDP. I&P also got prop here.

I dont think there will be oversupply here as the land is huge, so SDP will definitely launch lots of landed props and landed props have always been in good demand as compared to high rise props.

通货膨胀加上消费税等种种因素,我国近年来的房地產价格突飞猛进,就连房屋租金也节节上升,尤其在高等学府的邻近地区,或大专院校甫入驻的郊区,四周的房屋租金皆水涨船高,无形中加剧了家长的经济负担。

其中,八打灵再也、双威及双溪龙等学府邻近的房租涨幅最为显著,一般公寓或排屋的每月租金,从3、4年前的约一千令吉,飆升至3000令吉,而劏房的每人月租更达致600至700令吉。

此外,拉曼大学于今年6月迁入双溪龙后,当地房租即急速飆升,在宿舍供不应求的情况下,以往当地月租500至600令吉的残旧组屋,亦有人以1000令吉的月租,高价租住。

灵公寓月租逾3千

八打灵再也房產经纪透露,位于八打灵再也的马来亚大学,「带旺」附近的房屋单位租金。其中,780至1400平方呎的公寓单位,每月租金为2500至3500令吉。

「除大学生外,这里的房屋亦受到打工族的青睞,所以有一定的需求量。」

他说,邻近亦有一栋新公寓,每单位面积为300至400平方呎,租金亦要1500至1800令吉。与3年前相比,这里的租金已涨约20%。

房地產经纪蔡健堡指出,在文良港和旺沙玛珠区,只要是与拉曼学院毗邻的房屋单位,都会有一定的需求量,因每年都有大批学生从全国各州,到拉曼学院求学,因此,他们都会租住这些与学院毗邻的房屋单位。

「目前,在文良港一个1400平方呎的公寓单位,每月租金为1500至1800令吉,而单层排屋单位(1200至1400平方呎)的租金,每月租金则要1800至2500令吉。」

Chinese varsity’s Malaysian campus open for students to visit from Dec 17

SEPANG: The first Xiamen University Malaysia Campus, an extension of the renowned Chinese university, is ready to take in students from February.

Xiamen University Malaysia Campus president Prof Wang Ruifang said he was pleased that the Xiamen campus was finally ready for its first intake of students.

“Students are most welcome to start visiting us here at the campus from Dec 17,” he said during a media briefing at the campus site in Salak Tinggi.

Prof Wang said Xiamen University Malaysia Campus would be offering 10 degree programmes, from Medicine, Arts and Social Science to IT as well as Business, for its first batch of students.

“All subjects will be taught in English except for Traditional Chinese Medicine and Chinese Studies,” he said, adding that the university received its first application on Wednesday.

More subjects would be offered after the university obtains approval from the Higher Education Ministry and the Malaysian Qualifications Agency.

“We hope to have a diverse mix of students, including Chinese students from China. There will also be student exchanges with China,” Prof Wang said.

He said the university’s target was to ensure 80% of its lecturers held doctoral degrees.

The university, he added, would hold open days from Dec 17 to 31 from 8.30am to 4.30pm.

The original Xiamen University was founded in 1921 by the late entrepreneur and philanthropist Tan Kah Kee, a Chinese businessman who achieved success in Malaysia in the early 20th century.

The idea for a Chinese university to set up an overseas campus in Malaysia was first mooted in 2011 by Chinese Education ViceMinister Hao Ping and then Deputy Higher Education Minister Datuk Dr Hou Kok Chung in Beijing.

In July 2014, Prime Minister Datuk Seri Najib Tun Razak attended the groundbreaking ceremony of the campus.

The development and construction of the 61ha campus has been proceeding at a rapid pace since then.



The Xiamen University Malaysia Campus will be designed in the “Tan Kah Kee architectural style” like its three other campuses in China.

dude...fully furnished hostels doesnt mean it will be enough to cover the demand! Look at nottingham uni in semenyih and UTAR in Kampar.... this towns are thriving and properties rental yield exceptionally good because the demand always far exceeds the supply of houses available.

dude...fully furnished hostels doesnt mean it will be enough to cover the demand! Look at nottingham uni in semenyih and UTAR in Kampar.... this towns are thriving and properties rental yield exceptionally good because the demand always far exceeds the supply of houses available.

Quick little Utar Kampar history.

Looks like Xiamen U in Sunsuria City is part of Precinct 6 Suria Serenia? SDP oredi sold their 50% shares in JV Co that own this Suria Serenia to Sunsuria & Sunsuria renamed it as Sunsuria City, so I wonder why SDP still put it as part of Serenia City?

Wahh still another year to go? SDP really slow slow wait liao.. 😅

Waiting for sdp to be listed on its own before launching more project i guess. Also for the elite highway exit to be completed first so that can justify higher prices. Coupled with HVO and commercial areas at nearby sunsuria city (shoplots) and kota warisan (kipmall), at least the first phase of serenia city residential already have places nearby to get their daily necessities and sundry, also no need to worry when the commercial areas will be developed, unlike most of the other first phase buyers at new townships. Forever waiting when the commercial to be developed for their conveniences and also as boost for their property values.

Both Serenia and Sunsuria is considered a good buy. As the Xiamen University population will continue to increase, more and more commercial activities will be happening in the area. Not to mention that IOI and Glomac are also players in this area.

And I doubt when they announce it will be in dengkil then still can relocate. Someone worked hard to get it there in the first place, why would they want to move it away right?

Hopefully this is the final connection for the “flyover to nowhere” at simpang tiga Nilai-KLIA-kota warisan. The flyover supposed to directly connect the federal road from Kota Warisan/Putrajaya towards Jalan Pekeliling nearby Mitsui but was never constructed for whatever reason even though the flyover is there.

But based on the pictures, looks good.
Pros:
Reasonable good build up and land size.
Attractive pricing especially the End units. Only 30 units. The Special End (not sure what so special) pricing is actually higher then a corner 🤔
Comes equip with 3phase wiring.
1st phase of residential, good potential for capital appreciate.

Not sure how well this compare with IoI and Sunsuria project around there.
Should have some competition from there.

Thanks for clarifying those special end lots. Some units are big at the front follow by smaller size at the back. Not advisable.

Based on master plan, the ERL track run thru the right side and the entrance is at the left side. Not sure how close the track is to the site, a trip to the site or a ride on the ERL should give a better picture. Strongly suggest that be done before proceeding.

The ERL station is at the other end of the township across the ELITE highway. Having the ERL station nearby may help in transportation but need to know how the inner roads going to connect you to the station. If the roads takes you one big circle, it might not bring much benefits.

Also need to know if there are any htc around the area.

Site visit is necessary.

i think so too. but im not that familliar of that area. as far as im concerned the supply of residential and comemrcial there is still very low. the nearest town would be dengkil about 5-6km i think

Got other townships nearby too like kota warisan, sunsuria city, warisan puteri etc. New area 4 sdp sure they launch d price low but 536k is a damn good buy 4 a 20x70 dsl

I havent visited the actual site for Serenia but usually just passby there on the way to KLIA(on the left side before kota warisan). I have visited the Keranji project and for me its quite far inside. If i compare these 2 from current accessibility i think serenia is very close to cyberjaya(well since i'm working there).However , i dont know if the interchange or new roads will make any difference for Keranji.

Nowadays flat porch quite short cant cover a sedan car, buy myvi or axia lo😆

i think this is related to new requirement by TNB and syabas..now both also want dedicated space for their electrical and water meter to be put side by side..making the the opening space for gate smaller..previous syabas guide line can install it outside of owner's boundary (at the green area) but now they do not allow it anymore..

initially my thought on this development is the planning is quite impressive..then i open google map and put Serenia city sales gallery in the search bar, it show the location..then i scroll out the map, and i scroll out again, and i scroll out again, after 3x scrolled out then only i can see KL..baru i realized.."jauh nyaaaaa"..hahaha

but this is very subjective to each personal point of view
