i went there earlier, got free makan icon_rolleyes.gif Quite nice also since the panel bankers are there you can ask directly about loans and stuffs.

C d big diff wth d price 4 dsl in warisan puteri n sunsuria city but comparable 2 greenwoods

I just went there yesterday, doing few survey.
Four main developing town ship,
1. Mct cybersouth
2. Sime Darby Serenia
3. IoI ,warisan puteri
4. Sunsuria city


One thing I concern, DEMAND. Property value gain because of demand.
2 main issue push high demand :
1. Origin location population
2. Active and future business activity , outsider immigrant population.


# 1. For origin population, very low density is a fact, no doubt.
2. So we now consider future activity that can bring in immigrat population to this area, NOT MUCH really!
3. Let see nearby location maybe give chain reaction to push up demand, for eg: puchong 10 years ago, because nearby high population subang, usj, Pj, so it's get boom.
Now go back see Serenia, nearby location : nilai, putrajaya, cyberjaya, dengkil, salak tinggi. These place itself already are a low density places, so NO chain reason will affect to Serenia.


# I will extra consider if wanted invest to profit from value gain.

Ths sepang area somethng like semenyih more dsl being built- economic activities gradually happening like industrial lots in sc, future hvo, xiamen u, commercial in sunsuria city, kota warisan, future comm area in sc- need holding power of at least 5 yrs 2 get decent gain
