i got both, if got budget, sure go for Elmina... more promising prospect....but if you working near to Putrajaya, Cyberjaya side...then Serenia can be a good choice...

Thanks for sharing your view.

I can see why. I have to say the quality delivered by Sime Darby is relatively good in comparison with other so called reputable developer. Their experience in township project is another plus point.

I think not. Serenia City is much smaller in term of total development area thus lesser choice for you. For instance, it only has one phase of semi-d with only 72 units where as Elmina has lots of them and even some bungalows.

Both project are not comparable as they are located in different location and is tailored for different market segment.
Each location have different challenges and competitors which warrant different products and pricing strategy.

It's a little bit like a Toyota and Perodua to give you an idea what I mean.
Not the best example but it's something along those lines.

So the short answer is No and I won't be comparing both of them.

Hi I'm scouting properties in this area. This area is attractive to me as I'm constantly traveling abroad for work so the vicinity to KLIA is helpful, and my Malaysia subsidiary is at Negeri Sembilan, near Seremban.

My concern is, since it's near the KLIA airport, is this near the plane flight path? My concern is the noise from the planes.

Also is there a direct path from Serenia to Salak Tinggi ERL?

Plane noise is not a concern. Its quite a distant away from departure path of runway 32R. Same for landing (landing much less noise).

In the future phase it will spill out cross the ELITE highway so i believe there will be a terowong to cut through to Kota Warisan ERL Station area. When? I’m not sure.

Currently from Serenia to Salak Tinggi ERL you can use main road. Maybe will take 10 minutes.

If you dont mind smaller development, Setia Warisan Tropika is much closer to Salak Tinggi ERL station. That side of Kota Warisan is mature and far away from kampungs next to Serenia and has more shops.

Serenia - individual titles
Setia Warisan Tropika - strata

Thing about Kota Warisan is pockets of land owned by few developers.. IOI, SP Setia, Gema Padu (think bankrupt d), Sime Darby (the sold a portion to Sunsuria) then you have Glomac across the road.

Hi, anybody has knowledge to share on when cashback usually will be received for Serenia project? Bank already made a few disbursements for my mortgage, but no cashback is received yet from SD.

Just checking, why lack of interest in this development already? Anyone can comment how's the workmanship quality of the houses there.

My own personal exp is that the workmanship can be a hit or miss - Sime darby has a lot of sub cons. I see the quality of delivery varies. Generally, I am still happy with the built quality and developer's effort in rectifying the defects.

As for lack of interest? Beats me. I remember seeing ppl queueing overnight to get number during the 1st few launches. But this thread isn't too active from beginning till now. If you are free, drop by the area to see for yourself. I think it is not too crowded within the township itself. Traffic towards Kota Warisan or towards LPD worsened compared to 10 years ago.

The current traffic is bad enough. But wait until their highrise projects completed.
