But I think Adiva should have their own group, each taman has like 500 houses, thats 1000 house owners in a group, would be super noisy.

As per any housing projects, the commercial units would be left vacant even months if not years after VP, until the residents have moved in. The closest example would be our neighbour city, the Sunsuria where the commercial lots are still empty despite having being completed ahead of the residential VPs

This is because businesses are run to make money, they would not run before there are residents, save for a few mamaks that can cater to a wide range of demographics (poor to rich, young to old).

For the time being Amani residents would have to travel a little further to eat out or just eat at home, but it's not like there are no plans for commercial units to be built in the area

For the same price? Semi-D would be a better bet. I bought a corner in Serenia, but the neighbours will be intermediates. That is fine, but the street will be littered with cars parked in front of the road, this is a usual occurrence for linked houses, even if there are no houses infront of your row (like mine, facing ERL, on purpose)

Settling down in Serenia is my plan A, but my plan A++ is to move to a neighbouring city with better access to the highways, but it has to be a Semi-D (so it becomes a vertical upgrade, not a lateral one)

For transactions of properties still under construction, the only option is to have both parties to sign personal agreements with a lawyer present; banks will unlikely to entertain a subsale of underconstruction properties, but you can always book the unit from the sellers through the personal agreement, which can still be challenged in court (so be careful when depositing any money). Since the final transaction require a complete set of the SPA (if you want to get a financing), I will consider the transaction to be that of a subsale (actual transaction will happen after the VP)

The fair market value can be derived through multiple ways, one of them being the spa price, less discounts afforded to the primary buyer. The concept of willing buyer, willing seller is key in pioneer subsale-transactions since ther would not be any past transaction records. However, keep in mind that due to the current economic climate, we are going through a buyers market where the buyers have more choices; The seller should be happy to sell their properties to cover the loan outstanding plus progressive interests paid during the construction.

I know a good number of Amani owners that are looking to sell and I am not trying to shit on their effort, but both parties need to consider:

Negatives of buying pioneer-subsale units:-

1. SPA legal fees
2. Stamp duty fees on the SPA
3. Loan agreement fees
4. Stamp duty fees on the LA
5. Valuation fees
6. Applicable developer discounts that you would not have enjoyed
7. Lack of location/direction/selection

Positives of buying their subsale units:-

1. Don't need to wait for completion
2. Don't need to pay for progressive interests

The negative and positive aspects of the transaction can be factored into the sales prices, use these information in your negotiation, and I say this to both parties.
