Ya. Cimb bank confirmed coming to c180 also. hopefully this area keep ong-ing. become cheras south town center. Mrt1 station also not far from c180.

i think IOI city mall will do well as its a megamall with fantastic catchment nearby kajang putra cyber serdang balakong cheras south semenyih u name it..

it will be the sunway pyramid of d south..

Velocity ikea mytown n TRX will also be another hub for malls in cheras.. so wotp got good mega mall districts coming up nearby

cheras sentral mall will need to compete with maxim mall & residence. consider good mall, many big brands there

huh.. block C drop off unit?
during early launching...
- not so good facing unit about 590K+- before discount. 500K+- after discount.
- good facing unit can hit up to 650K+ before discount. 590K+- after discount.

all just rough figure. no include different low/high floor price. every floor add 2k.

-21 floors...very soon reach 22 floors (12 floors to go)
-board number hung until 20th floor.

block C
-11 floors... very soon reach 12 floors (4 floors to go)
-think block C can sambung to top by end of this year.

My unit floor higher than 3rd floor and able to see a bit kid's swimming pool... Still not too bad view... At least not facing the apartment...

There is no 942 sqft one la... Only 916 sqft for block C...

block A
-working on 22th floor...(11 floors to go)
-think around next year March baru boleh sampai top.
-block A huge window frame construction rack fully removed. sibeh huge.
macam helicopter fly thru also can.

block C
-working on 12th floor... (3 floors to go)
-year end should be no problem to reach to the top.

Block B
- construction work on top of the huge windows frame finally started.

Let's say based on five stones Reno package, it range from at least 5k onwards depends on scope. They have lots of option to choose from. As for Gudang , it is not really reno package, it's more like a SDB negotiated package specially for certain projects. For examples , a king size bed with 2 side table will cost around 11k. Dining table with 6 chairs will cost around 13k like that. Anyway, I dun like those pre customise package , end up I choose each item myself and will entitle for 20% discount. Those who wanted to get Gudang furniture better be fast, their price increase very fast. Eg., last year I get their tv console for 9.8k, now already selling for 13k. Others items have increase a lot too..

Well I rhink Gudang a bit different from LV in terms of why the price increasing. LV yes, it is profiteering every year , so the price must increase. As for Gudang, the price increase are mainly due to raw material such as Burmese teak. This type of teak are rare and above 100 years. It's totally different from those Indonesian teak that u can get from various store such as authenteak. Those Indonesian teak are only around 25 years old. You will not get that type of grain compare to Burmese teak.
Back to ur question, Gudang have 2 range of products. Those Burmese teak, walnut and merbau are local design and produce locally here by top carpenter. Therefore you can customised your sizes.
Then they do have imported designer brand mainly from Europe such as Tom Dixon and andrew world. Those furniture mainly are softwood such as oak wood. You buy for the name and design. Each pcs sometimes can cause 15-20k.

Another brand of furniture brand you guys can consider are Ethnicraft. This are European designer but manufacturer in Indonesia using recycle teak wood. Price are reasonable and little cheaper than Gudang :

Those that strictly want designer pcs can get at Space Intermark or Xtra Gardens. Hope it helps for those start hunting furniture...

Thanks Calvin. Expensive furnitures and fittings but are great quality. I am thinking on their renovation package as is a hassle facing those outsider renovation contractor. Might as well engaged SDB renovation contractor, at least quality will be above par.

Right after the new Maybank branch, all the way until the cross junction traffic light there.

This road the jam is getting terrible from time to time even on weekends sometimes. Imagine what happened when Prima houses are ready..

Sdb Laman & Bayu... Going to VP soon. Seems there is mixtures of mature and young trees which is very nice. Hope Sdb keep it up and do the same for Wotp.

cannot compare la with 20 trees west which selling for 4 mil vs laman bayu at 1.3 mil....for sdb quality, semi d at puchong price seems justifiable. but the location sucks. so near tnb hv cable and the house build lower than the road. bad fengshui

Today I go visit the site, happy saw the trees was planted at the window as per Hello Hello's photo. By the time VP, hope the trees matures and give shades to the park near pool area.

The MRT Sungai Buloh-Serdang-Putrajaya Line (SSP Line) will cover a distance of 59.5km, with the elevated alignment running a total of 49.3km and the underground track just 10.2km.
The line will have 40 stations, nine of which will be located underground.
MRT Corp chief executive officer Datuk Azhar Abdul Hamid, in a statement, said Arup Jururunding was appointed the underground design consultant for the Klang Valley MRT Line 2.
“This is the first contract to be awarded by MRT Corp.”
Azhar said Arup Jururunding’s scope of work covered the reference design for the underground section of the SSP Line.
He said this included eight new underground stations and fitting up of the Tun Razak Exchange Station, which was built as part of the MRT Sungai Buloh-Kajang Line, as the interchange station between the two lines

He added that under the contract, Arup Jururunding would assist MRT Corp with the tender process for the underground works package for the SSP Line.

seem like block b faster than block a.
block b reached 13th floor liao. left 4 floors to go only.

block a reached 25floor. masih ada 8 floors to go.
maximum 4 floors a month. think think early next year february can reach top.

block c left last floor to go. soon can see cover the top.

wotp block A units above 20 floors face northeast non swimming pool view...
those units can have a full view of lake valley park.

saw even more pokok tanam around club house area.
those pokok are tall and big.

I think the AEON is not a full fleged AEON mall!

But yeah, AEOM generally needs to upgrade/refurbish many of their malls.. they need to do that to keep up the retail supply that will be coming in the next 3 yrs..

I've been told the Basketball Court will go accordingly as planned, chances of being rejected by Government is low.

By end of this month, the Sales Gallery will be taken down and 3 blocks framework construction are expected to be completed.

An actual showroom/sales gallery will be setup at Block A, months later.

It's looking really good, and it looks like they have started to plant the trees early so that when VP, it will look quite lush, good stuff.

In term of land utilisation efficiency, tennis court is the least efficient, huge plot of land only enjoy by two or maximum 4 players. Basketball court ,swimming pool will be enjoy by more people as such more efficient, just my two cents.

Not sure bro I didn't ask..I hope is indoor, with glass walls as you suggested earlier. That will be nice since our country weather always rainy and sunny. smile.gif

The hallway bricks + carpark and our wet kitchen wall bricks are different design right?
I think the hallway bricks those holes are smaller to prevent rain water coming in.

The corridor brick with different layout design is art is all about art. Ini baru macam sdb style.

If all same same too boring liao. Air Brick arrangement macam ini more interesting. Also got mix + different direction facing also. Not all same hole size. Think make easy to receive more air in different direction. Good good

Yeap, that's right, variations are better than just having repeated patterns, and it will definitely look pleasing to the eyes.

It will be very windy in those corridors, but let's hope when it rains it doesn't flood the corridors!

I can't help. It noticed the planted trees are drying up. Given the uncertainty of weather conditions. Hope that by the time of completion, everything would be perfect.

Whoa, well spotted on the bridge between gym and function room!

I'm not sure when OCR is thinking of starting their pilling work. Probably they are still waiting for a better take up rate before they ground break. As I understand, the financing banks will only release a certain % of funds to the developer based on confirmed sales to date.

I think everyone living in WOTP will be affected with the sound and probably cracks on the wall once the work starts. sad.gif

When we were there yesterday, the whole area was very dusty due to the ongoing construction. In fact, I'm surprised the trees planted near the gym area survived at all. sweat.gif

From Balakong Hakka village can see Wotp block A and B.

From lake valley only can see block A.

Block c brick work almost done. Very soon can start cementing exterior and painting.....

New shops lot near block C looks like vp soon.

Wah... hope Wotp swimming pool n surrounding ada macam resort's swimming pool area ini. Very got some similarities.... maybe Sdb got inspired from resort swimming pool ini?

finally all 3 blocks reach to the top liao.

Block C all brick works done liao. now cementing.

block A & B, now can see the shape of the penthouse liao.

overall jiu lai south infra not good, no great highway interchange.
All road small and lubang here and there.

600+ psf is expensive? I think is reasonable. It only feel expensive because comprise all big units.

The products offering is different. For this quality and concept SDB put in , the price is cheap in my opinion. Even those not well known developer are selling this price in this area.

Diagonally facing south west. Not direct facing west.
It face south more than west. Should be ok geh. Think fronter part macam balcony area will be hotter sikit.
No unit direct face west or east. The design purposely avoid direct sunlight for all units.

I suggest you go visit SDB's road show at the Curve now, and get them to show you the number of unsold units.

I am not surprised if the unsold units are about less than 10% of the total units.

(should be similar with their previous project 5 stones also around that height)
garden units have much higher ceiling macam landed maybe up to 11ft+

No need la, second year confirm its depend on JMB. developer have no more say on second year onwards. Even the maintainence fees will decide by JMB.

But do you think the maintenance fee charge to each unit (less than 30sen/ft2) is enough to maintain the huge multi level car parks?

And the parks in WOTP are considerable huge.

Free maintenance? Make sure the first year SDB has contributed with enough funds so when takeover by JMB, you don't have zero in the balance sheet!

Car park (and aircond ledge) is part of the parcel sqft counted towards the monthly maintenance since day 1. This is the same with Ameera, even after JMB took over. Ameera has been on 20 cents psf but I think this year will raise to 22 cents.

check your SPA. does it say the monthly maintenance fee include maintaining the car parks?

and btw, maintenance fee is based on the built up area of the condo unit, and doesnt include car park built up area.

Can't check my SPA now but I remember clearly that you do pay maintenance for the built-up as well as the car park. At least for SDB's properties.

Block c manyak surface dah cemented. Roughly 60% cemented liao. Soon can do painting.

Block c faciliti area also manyak progress liao. Soon can do the planting.

Wonder how the basement badminton court will look like?

Blk c Window looks Sibeh much bigger than the scale model. Overall simple and nice.

Yup 4000mm width= roughly 13.1ft. Tolak sini sana roughly 12+ft gua. Depth ada macam 4.3ft+. Space for 2 chairs 1 small coffee table + some small plants at the side masih ok geh.... Tiny Blk c already ini macam.

Lazy liao... Still far from vp. Later furniture or electronic stuff out dated liao.....unless buy some collection/limited type furniture... I think I go for Sdb package when vp.... Aiiii....cannot run away from gst 6%. hehe.

Perhaps u can consider furniture. In fact just few months time will not out of fashion geh. But electrical items I heard it will be cheaper after gst. Cause currently the government sales tax is 10%, during gst this will take out. So it should be savings 4%..

I wouldn't recommend the usage of SDB host to do your renovation, unless of course you are overseas and nobody can help you do it, or you just don't wanna care and let them do everything.

From my experience they are quite slow because there are many owners who opt for this, but generally you can get the same stuff outside cheaper by 20-30%. Economies of scale don't exist here lol.

Ic.. I just want some basic from Sdb ok?? Macam Aircon, wardrobe, toilet things, ceiling lights n grill door . Lose fit 1 maybe Sendiri cari.

Just want hassle free from condo procedure macam deposit, work timing, supervise, command area cleaning n condo rules to follow during reno. Apa happen can blame Sdb. Kekeke....

In fact Wotp already have mrt1. And SDB already said will provide shuttle bus to BTHO station. Don't think mrt2 will have impact to Wotp. After all, those stay in Wotp I guess will rarely take mrt.

Now the show units and the sales gallery have been demolished, where does SDB do their sale? At their HQ at Wisma Dredging Selangor? Do they keep the model they used to have in the sales gallery at the office?

To all expert, how would SDB going to do with this sewerage area? It looks ugly especially those block A that facing it. I thought earlier someone said they are using MTP that cannot be seen at all? Even later plants are planted around, those on block A higher floor still can see it..anyone got any idea?

the mock up units (bare unit, no ID) at Block B are planned to be ready by June/July. so buyers can flock inside the WOTP area to do the initial "inspection" of the trees and the landscape.

I think the main poo poo pond is beneath the land. Hopefully soon cover with soil and plants.... As Sdb mentioned

But I think somehow they still need to build a service room and some main expose pipes for them or indah water pipu to maintain n peepoo transferring... Hopefully Sdb can do something to minimize the ugly sight n beautified this area.

Still wonder why they place it near the guard house...

the balcony of block A middle unit (type 3 I think) looks long and spacious.

SA told me they would only VP block B in June 2016. I guess there would be too much work on Block A and C to do in order to vp in Oct.

Mine is type 2 facing the pool.

The commercial.at BTHO is not encounraging, the lake avenue there, many still vacant, almost zero Chinese restaurant, weekend not happening at all,night time like dead town.

Commerical Happening side will be across the grand saga highway, Mahkota Cheras and SG long there...

C180 Manyak banks here now lagi ada cimb. Digi service centre next to Maybank. Weekday Lunch time manyak pipu. A commi place got so many banks won't go so bad 1. U mean c180 centre court shop above ground floor. Ya that 1 need some times.

Call me selfish, but I like it if BTHO remains " a ghost town" at night.

I want to retire in peace, away from the bustling lives of city and definitely away from commercial activities.

We are hoping that WOTP can and will always give us refuge from the hectic city environment.

That btho commi place Okok lar. Not encourage also got 3 banks. Citi, hong LEONG and rhb easy. But I think btho commi it's more like malai commi area. I think due to under uda. Huge lake park n Peaceful area. Paparich biz not bad. Around btho not much highrise. Need time to wait highrise vp. The lake park is good place to see exotic bird macam crane bird and eagle or hawk. Road access wise still far better than sgl and mc.

Yes spotted n captured.. But with my old koyak phone Camera no longer using. Saw 2 pair of brown color Big Eagles spinning around the lake to catch fish...stunning scene to see them accelerate top speed from sky came down ambushing the fish. Usually it appear around 1 pm + hot weather when almost no pipu at the park.

The BTHO internal road acces is good, but the access road to grand saga highway and silk highway are way too narrow...

With SCP ctc and btho mrt1, park n ride and new development around... I think hopefully access road will improve much better later..... N further more Wotp have few more new access to silk highway. Which is hap seng star there to skip the aeon and c180 jam area. Or future access near lumiere there...

bukit serdang access still okok can be improve lagi better. manyak old kampung cina.

if u stay serdang long enuf sure ada manyak lubang jalan can go. only jalan univerisiti indah sibeh cacat for now.
very easy jam stuck at that area due to 2-3 lane road suddenly become 1 lane road

location not bad. link way between puchong, cheras, cyber, putraj and Bukit jalil.
need to c how deep in and which part of BS. but cina foods there is superb yummy.

lake park near wotp very apa exotic burung pun ada.
few type of crane birds, eagles and now even got wild ducks....

saw a guy holding his "bazooka" try to chase and "hunt" down the big eagle. should be very rare type of eagle. wakakaka
...the eagle fly too high up n my camera not "bazooka" type.. can't zoom close enuf to shoot it.

those blk A high floor face north owners can enjoy the lake park view.

manyak mosquito and also those small small grouping type.

Not much trees, feel quite hot.

Walk path too long, one round take quite a long time to complete.

More prefer alam damai park type.

Yup not so well maintain. this lake park still young. If well maintain can be very nice. Hopefully can improve when surrounding development done. The fishy Sibeh well fed and big size.

Try come around 8am for morning walk...Go to the top level Small pond there the breezy lake wind damn cool n shock. Not so recommend come around afternoon Sibeh hot liao. Unless u love sun tanning.

Ya quite long. Kekeke. Especially under hot sun betahan feel like want gosh-tan.

yeah u are right! mostly 2 rooms. stil ada some 3 rooms design.
but now season garden @ wangsa maju 750sf sibeh can squeeze 3 rooms 2 toilets.
vina 900sf also 3 rooms

my friends got a unit at boulevard PJ by OCR around 850+sf. 3 rooms 2 toilets...
he said too small. hammer down second room..n join became 1 big room.

lucky 916sf layout is square shape. less wasted space.
should be very ok for 3 to 4 persons stay only.

I saw blk a v shape dalam also using macam raw grey color.

Looks like color going to be very different from build up model. If true... Please apply more raw grey scheme color macam their klcc park seven.

Walao... Saw the centre park between blk a n b..got 1 Sibeh huge square frame... Untuk Apa punya?? Buat concert?

To be honest, I prefer a rather more Malaysian sport - badminton! And WOTP does offer a badminton court.

Of course, one can argue badminton originates from the UK but more of us play it than tennis.
