I went to mapex yesterday saw this,

the second one is the show room/office located at puchong jaya,

and the selling price are from 400K from 800sf,

quite intrested, btw the sales rep only as me to register and will be lunching early next year

All these developers wants to earn money only... do up the traffic first la... if you want to buy this property, go the site first... during peak hours.... you will know u need a lot of minutes to get in and get out from Jalan Pipit... it is so blardy congested already la... even if there is a possibility with new road the people is still going to park on the road sides... how many more condos they are going to build there?

Last time they said our condo is the last, then BOOM... 3 more condos.... now, all the residents are already having a hard time to get out and get in with all the lorries and cars coming in and out with all the cars parked on road side with only 1 car can pass...so can you imagine when all these condos are ready? I think i need a new property elsewhere.... freaking fed up with these...

but then... its your decision, U wan to go into these situation then go ahead. Just my 2 cents.

What surprises me the most is the size of the units.

The authority has not approved smallish for villamas and IOI. These developers have to sell bigger units. Then suddenly this jap developer can build 800 sf units here in jalan pipit. Surprise, surprise !

Size is not surprise me but I wanted to know how many units for 2 blocks since the price range is very affordable for 2-3 bedrooms.

The actual number of units could surprise me later upon revealed.

just came back from the sales office in IOI Boulevard .They are building the show unit and it will be completed somewhere end of NOV / Beginning of DEC. According to sales rep , three types of units available ranging from 800+ , 900+ , 1000 sqft . Price psf is yet to confirm. Consumes of two blocks ( A + B ) each floor 12 units with 31 floors . Total unit = 700+ . All the block either facing South East / NorthWest

I tend think the developers at jalan pipit ( eg this developer, IOI, Villamas ) are willing to do it, but it's not easy to get approval.

So the approval is the biggest issue, not funding to build the bridge.

Guys, regarding the proposed road, if you all study DK City project beside Sunway toll, It will make sense.

This Jap developer just need to connect the bridge and connect to the proposed new road.

Area is congested. If they add more even more la. I don't know a second road with no toll will be good.... I can imagine the cars passing by

Land must be dirt cheap there. Even Parc villa asked why so cheap in comparison, ioi said because of location. So go figure. I stay in Koi cause it's affordable with good amenities. That's all.. Haha

I know a few young single adults living in Koi cos the rent is quite cheap but they always complain JamJamJam to Kl/Damansara..

I think main attraction around this area high rise is affordable rent in mature area and near shops/ ioi mall. Better than staying deep inside Puchong south. Ohako must be careful with pricing

agreed with you. this place although road access is abit messy but compare to deep puchong south area is much better. My friend told me from he place to KL only took 1 hour can reached.

They open for register only now. The said the official launch is on next year around April or May. They will launch the 1st block.. The sales office is at IOI boulevard with 1002 sf showroom as well..

they claim have biggest condo landscape 90 meter x 62 which contained of 2 storey mutlipurpose hall...if any
Wedding event can be held at there, they estimated can fit about 1000+- people.

....but i dont thk that is big enough...

Visited the sales gallery today.
The facade design and facility pretty good.
Psf around 500psf, but not sure the package yet.
furnishing not finalized yet.
3 size in total 800+, 900, and 1002sf.
different between 900 amd 1002 is the additional balcony.
Too bad size goo small. The concept should be perfect for ownstay/small family but even the larger size unit, the 2nd and 2nd room are way too small as compared to other launches.
3rd room just can make it as small study room.
Hopefully they could revise their plan to larger room, duplex or Penthouse.
Actually they could do it duplex for the 1000sf+900sf since the balcony is double volume ceiling..too bad.

How's the location there? Very kampung n poor access??

RM500 psf is still ok. it's all up to the built up size and entry price. Rm600k or RM700k/RM800k makes a big difference.

Guys, asking price psf now is only for reference. They haven't launch yet so the developer staff only trying to attract us to register with them. Once they officially launch the price sure changed. They just want your CONTACT. I strongly believed price psf wont below Rm550 psf.

Because the koi kinrara already asking RM420psf for subsales. This design look so "grand" .
They haven't finalise the price. They now testing the market response only.

If not mistaken,there was only two facing, one is kinrara koi, the view is blocked ,and the septic tanks view.

It's true.

Acccording to literature from Twin Residence, there are two bridges to be built. One is additional road crossing the Kesas and another is crossing to Taylor's college.

Without these two, jalan pipit has not much of talk worthiness.

If the PR takes over the government maybe this will happen ? First they will remove the Sunway Puchong toll, and next they will build this bypass. Kakaka .....

Logically, if the access road with a bridge crossing klang river to Taylors and Sunway was COMFIRMED, the Developer (Ohako and Twinz)would definitely raise up their selling price much higher!

Just went koi kinrara to see see the environment, it is deep in and so many car parking and "line up" at the road side. Making the road even smaller and narrow. Location really a bit not so favorable.

On average thier discounted price starting from 500k up to 700 k . Facing pool view is expensive than facing forest view....

SA team yet to finalize thier pricing and even package.....this is an indication obtained verbally from external parties...i.e. bankers....according to the SA team they will only reveal the fixed pricing on friday only...dun expect too high..just be prepared if you intend to grab the unit

4. developer brand?
5. japanese quality?
6. direct access to car park floor irrespective which floor your cp is located
7. more superior product to surrounding but not the most superior

cons:
1. 1st project in malaysia
2. high density
3. judging from showroom, quality is so so with mismatch selection of materials. the loudly proclaim japanese imported tiles are horrendous imho. dining area and kitchen are laminated goods? wtf?!
4. packages is confusing and tend to bring more chaos in execution and handover too later
5. price to market, ain't exactly cheap
6. nearby have more superior product
7. limited facilities, don't even have sauna
8. location so so. tight access. cramped by illegal car parkings. overlooking a huge sewerage treatment plant.
9. intense competition from nearby development, eg. twins, koi kinrara, parcville, villamas, zefer hill, atmosfera, sri tanjung, sri bayu, impian heights. and judging by the outlook of surrounding area, there would be at least 2 more development in the future.
10. commercial titled. higher assessment fees.
11. no direct cp to unit lift access. and only 4 lifts to serve approx 360 units in one block. 12 units/floor.
12. somewhat low ceiling height @ 10ft.

PS: prices are somewhat confirmed. you won't find a RM400k product there for sure. price increase RM1500 per floor and there are some jumps here and there eg. RM7k jump from x floor to x+1. quite steep imho.

Ohako's map only shows one bridge to be constructed, ie the bridge connecting to taylor's college.

Twin Residence shows two bridges, including a additional bridge to Kesas.

even if materialise, i highly doubt taylor students will pick this as their preferred choice of accommodation.

good point.
and here is what i don't really get at all.
for own stay, probably would search for best product within affordability limit.
imho, ohako is neither the most affordable product nor the best product in this part of town.
although combination of both affordability and product it could scored above average.
but still, there are better products here which gives better value for money too.
hence personally, for own stay criteria, this doesn't cut it for me too. unless something new is the sole lying factor and it's the cheapest by comparison to parcville and twinz.

but like another forummer mentioned, still got people who would be buying.

Visited the site, at the end of Jalan Pipit, there are 5 main lots of land facing Koi, namely 1 lot for Twinz, and 2 lots for Ohaku, and 2 more after Ohako. Absolute cheapest units is still north of rm420k facing the stp.
Absolute cheapest facing internal is approx rm440k.
Bare unit.
Spa is for 3.5 years.
Good luck guys.

Not sure, and not relating them, but visited the transformation after someone post the picture.
I think the smell is from the landfill, opposite the ponds.

Shithole nothing to malu with, is part of the organic product.., we have toilet in our house too.

Some investors avoid dumpite, shithole, sewage plant etc. All this is natural but u can choose to not stay or invest near one. Ur choice but my toilet bowl doesnt look or give as bad of an impression as a sewage plant.

anyway if u know about ttdi sewage plant beside ttdi plaza which is nearby glomac and LGB tower. I almost everday parked at the open parking there, but never smell any durian D24.

So the forest reserve i share from wikimapia is a land fill?? Even 10feet landfill is bad as other people will come here to throw their furniture, dead bodies tongue.gif , big rubbish etc.

There are considerable amount of discussion thrown on the location and the added "unwanted" features on this project.

May I ask if based on pricing alone, is there anywhere else where the pricing will be competitive or comparable with Ohako ? Based on the info given by Kochin which says 420k facing stp and 450k for other facing ?

Casa Green Bukit Jalil, geo Bukit Rimau.. but this Ohako is still very affordable nevertheless..

If one is ok with the surroundings, then one should buy it for ownstay la. Do u know how's the Twinz sales?

don't sabotage this is not actual one. actual size was smaller. some more it now undergo massive upgrade using latest technology future you won't see the water all will cover up.

For me this place not that bad if compare to inner puchong area like Puchong south where you no need suffer horrible JAM at LDP highway day and night.

True right now it have only one access "Jalan Pipit" in/out but DUN Kinrara YB Ng has done his part requested MPSJ installed traffic light in the junction now traffic should be smoother.

Talking future the new access road to Sunway Taylors Uni personally I don't think will materialize in short term but looking massive development and population increase in that area for sure MPSJ will expedite the project.

It just my 20cen comment.

To add to this, the sewage treatment plant is not like just come out yesterday. It's been around since god know how long ago.

If it is a problem, it is a problem for Impiana Heights, Sri Bayu, Parc Ville, Zefer, Atmosfera, Koi Kinrara, Twinz and so on.

I am ok with oxidation pond, only worry is when industry waste goes into sewage, chemical may produce toxic smell and hard to treat...

So upgrade is most welcome

Imho, developer did far too many mistakes with this project.
1. Smaller units as corner rather than biggies. Did not maximise value. But good for investor and genuine buyers looking for smaller sized units.
2. No lobby for 2nd block. Only 1 lobby. Or so i was told.
3. No provisions of garden terrace nor direct access from lowest floor to facility floor. Did not maximise value.
4. Lift to unit ratio and no direct cp to unit facility. Need to transfer at ground floor.
5. The decision to go with the so called japaenese tiles from living until all the bedrooms is a bit dubious. Furthermore the tiles are not exactly a preferred option to everybody.
6. Freebies or package are not locked down. Brands are not confirmed. Would be nice to at least know what you are gonna get rather than getting a pensonic in the end.
7. Ac ledge is a suspect. Might be difficult to install post completion.
8. The every 3 floor mini garden is kinda nice but might pose maintenance issue in the future.
9. No sauna facility.

But one thing they did extremely well. Direct access to your car park floor.
Unit layout is pretty decent but the bigger unit have a far too long kitchen cum dining concept. Again smaller unit is better in terms of layout size and proportion imho.

Cheapest unit at 420k but potentially facing the humoungous stp. A whopping rm20k premium if you desire internal view.

Kochin kor,

I think 20k is worth it as one is 'guaranteed' of the internal view. I have seen V residensi 2 1 side west sun, 1 side major highway n charge 10k for internal view face each other.

20k to not face the STP should be a good 'investment'

Some info gathered from nearby projects, and SA, landfill is being covered up by earth moved out from site, so no worry of smell.

stp will be upgraded, target completion by 2017, expect a green area before completion of condo

Jam will be eased with the high highway, pretty exclusive for ppl in this area.

Riverbank upgrading for tourism, in plan...

you are right, 20k might not be a huge amount of money to get better views.
but need to ensure it is indeed better views.
i find the pool a little uninspiring and it's also slightly 'blocked' on lower floors.
but in terms of quantum to the product, RM20k over a 815sf unit, then the premium gets a little heavy.

Bro, Rm0.28 including sinking fund..

But im not sure RM75 parking charge is for 1 lot or 2 lots..

All units come with 2 car parks...

Oledi told maintenance fee is including sinking fund, stop the wrong calculation la duh...

Well, loplopkop did mentioned the SA said RM75 for both car parks...so that's another RM75 to be deducted.
