The Lead Residences development, comprising 2 high-rise blocks of service apartments, 8-storey boutique hotel and retail shops. The Lead Residences will be directly linked to the AEON Bukit Tinggi Shopping Centre via skybridges.

A development by WCT Berhad, The Lead Residences is served by dedicated car park and lifts facilities, complete with gym and swimming pool. The Lead Residences will be opened for public booking from Saturday, 13 September 2014 onwards.

I think ok la as with future link to lrt station, got jusco mall link, got hotel link, got office tower link. good future

Accetera project got no apa apa link ( lrt link, hotel and mall link) and not happening tower office also price at > 500psf now. future not very bright.

brd botanic only recently prefer by pasang land la.

those day, bt1, bt2. wct build "pang leng jen" ( cheap and huge built up areas) got better demand compare Bandar botanic.

2 year ago bdr botanic Akasia 20 x70 with bu 1800 sold at 500k....sometime this year it go up to 570k. May be there are old house still sell around 500k or lower.

There is either no more or very little sizable land left for this area to build landed property.....unless the developer go to the opposite side, ie. Kota Bayuemas or bdr bestari. There are still sizable land available opposite bbt. Even then the opposite side is not really that cheap and bdr parkland already fully developed.

Holy shit!! I frequent visiting paradigm mall which is also build by same developer.

They are also one of contractor for KLIA2....look like very dangerous to catch airasia flight.... sweat.gif

why wouldn't someone buy an existing botanic terrace for 500k? This condo hardly looks luxurious.. looks very densed and crowded..

Still super overpriced.. can get terrace in Botanic/Bkt tinggi for 500k ish...

Teiksingw, if WCT is good,

1. AEON Bkt Tinggi won't be cracking from one end to the other
2. KLIA 2 wouldn't have so many problems
3. Bkt Tinggi houses don't look as good as botanic after awhile. Other than commercial, residential component in Bkt Tinggi lacks the nice feeling.

I know cos I live around there!

botanic houses were more expensive at one time. Settlement at jusco were mostly on the carparks, doesnt much effect on the structures which sit on piles that driven 50m below to reached solid ground. Klia 2, wct only done the mall, terminals , taxi ways and runways done by others managed by mahb

The new type of types are much bigger .Normally start peeling after 4yrs. It is not really crack, happen to certain houses. Caused by cement mortar that were not properly mix up. The were in hurry as the jap wanna have earlier opening .

WCT workmanship is not as good as gamuda but it does not means it is bad developers....it is just not as good in terms of workmanship.

WCT is the major contributor to bring BBT from nothing to what it is today especially on the commercial development....issues now is the pricing of their product is too high. shakehead.gif

Bukit tinggi already has name. With bussines class hotel and jusco and i heard shop lot behind jusco sold out. It will become the most happening area in klang.

Beside residences houses in bbt are fully occupied unlike new area like parkland, house were for rent and sale.

Crazy ppl, i doubt those who make the booking are from Klang. Way way expensive. You can get decent double storey 22x75 with this price or my advice if you die die want to stay at highrise better buy at setia alam, subsale apartment only around 300K

Why would klangites wanna buy in Puchong? People buy for convenience coz most klangites will go to Aeon at least once a week. Imagine walking down to do your weekly shopping, watch movie, or meeting friends over a cuppa. That's the attractions for klangites.

It wouldn't work because Malaysia government has introduced a minimum price for foreigner to own a house is RM1m.

For that price, I think most of foreigner will stay in Putra Height or Subang area. Better developed city.

I bet most buyers are non-klang people. For the same price, I can easily get a double storey house which have 2.5 times the space. As for the convenience of buying grocery, shopping, going to gym, watching movie, hanging out with friends....aeon is just within 10-15 min drive from double storeys nearby. Perhaps a buyer can share his view here.

Weird, smallest size 855 sq ft is RM 597 psf onwards bfore rebates, but RM 450 psf for largest size, 1317 sq ft?

Quite a big difference, if thats the case, 1317 sq ft at RM 450 psf, even nett, also very worthy.

I recall the 1317 sq feet units are priced at RM7XXK. Can't remember the exact figure.

I believed buyers mostly were local . They just buy for long term investment and at the same for their personal use. They can reserve for their children when they grow up. It is no harm to have extra place to stay.

Beside people like the concept. Stay, shop and play .

fitness first gym, cinema, maybank, post office and shops all with in walking corridor.

I was there at the launch. Most buyers are from Klang. They like the convenience and security.
Most of them owned landed houses in Klang and sees this as a retirement home.
Mostly middle aged people.

Like i said only local will buy. Cause beside invest they can use for their children in future or for retirement when you are old not really feel to drive so often. Klang like their children to be nearer to them.

Outsider wont buy such expensive apartment for invest cause the rental not as good as usj, puchong and subang.

Those buyer already have a landed prop, they just wanna try the concept.

No. Sales people say no.
If S&P sign this year, no need to pay 6% GST.
But developer will have to absorb the 6% GST increases in the supplies..... smile.gif

I was there and people is queing up since the day before overnite to buy the units it was sold out at the very day itself for the 853sqft and the 1066sqft only left limited units for the 1316sqft only on the first day itself. Selling like hot cakes. The Lead residence alot of Klang people was there buying for own stay and their children. Is one of the kind concept where there have residence, coporate office, shopping mall, retail, and also hotel all in one development linking to each other.

I used to drive from BBT2 to BBT1 area and saw the Setiaangle signboard on left hand side just right in front big water storage tanks (after Aeon).

Now, I don't see it anymore instead I saw the Lead Residence sign board and the show gallery.

Does it means that SP Setia abandoned the Setiangle project and sold the land to WCT? Just to confirm. hmm.gif

Basically when they launch there is 3 types 853 sqft(Type C-1/C-2)(Range from RM 505K to 560K)( 2 rooms), 1066 sqft (Type B-1/B-2)(Range from RM 616K to 690K)( 3 rooms) and 1316 sqft(Type A-1/A-2)( 3+ 1 rooms)

Yes. Facing Aeon.

The show gallery is beside the BBT 2 Aeon....where Paparich is located. Drive from BBT2 to BBT1 should be able to seen it...it is in your left hand side after Aeon alone Jln Langat.

Not really interested, even the Show unit ID looks acceptable only. nothing fancy.
maybe they think Klang ppl wont bother modern ID?.

dont want them to realign but build a small extension to Setia Alam to serve the Meru community.
Bukit tinggi side really need the LRT but mind u 26 stations from the start to Bandar Utama is WAYY TOO MANY and the KTM might be a much faster option.

I noticed the Kelana LRT has too many stops nearer to KJ side with few people boarding/leaving. Hope they can cut down the number of stops to unlock the true travel time and value of a LRT.

today a bit free. went to the sales office.

basically, block B
type 855sqf & 1000+ all sold out
type 1300+ sqf still got unit available

block A - respond not so good. plenty units left

i think wct make a mistake, they should all go with type 855 + 1000+. these 2 category still command better demand there.

knowing for a price of 500K onward is not cheap in Klang. many will prefer landed for this price tag.

for investment purpose i think upside limited, still prefer landed. if buy for rental purpose also not that attractive, you pay 500k to get 1K rental ? not appealing at all.

for those units that selling 767k onward, i can opt for a double storey shop at around 800k in Klang. which one more worth ? laugh.gif

Visited before,
Aeon Bukit jalil itself nothing attractive, been there almost every week but not from Klang.
Perhaps it's the "best" for klang lang, due to its only the largest/presentable mal there.
Layout so so and the ID really looks low cost.

if 600psf, i rather u go for the D'sands OKR at 620psf at better layout n location.
(Just visited today) their Sales gallery very nice.

Well differ ppl differ preference la.

I am familiar with Klang and unless Lead Residences is very high end, then people will stay there la..
to the posted about AEON bukit tinggi, yes its just a normal mall that's big... but the FnB options there are not bad with a better variety (more pork) than other malls.. AEON is good to buy groceries/watch movies but not for buying clothes...

The ID and workmanship quite bad.. the mall starting to date but business is still good.. The catchment of the mall is HUGE! cool2.gif

Yeah, the numbers that they are expecting can't relate back to their struggling theme park.. expecting people to visit the theme park every week while shopping is pretty naive as well but if the theme park is good they can expect more people from the other integrated components la

LRT 3 Updates:

PRASARANA Malaysia Bhd will start dishing out major work packages of the RM9bil light rail transit line three (LRT 3), most probably from the beginning of the second half of next year, following the appointment of the project delivery partner (PDP) for the development.

“The LRT 3 from Bandar Utama to Klang will span about 36km in length with 25 stations plus an underground station. It is understood that LRT 3 is crucial to serve the capital of the most industrialised state in the country, Shah Alam.”

It has been reported that from Bandar Utama, the line will go on to Tropicana before cutting across Hicom-Glenmarie Industrial Park, heading for Shah Alam via Section 13 near the Shah Alam Stadium, Universiti Teknologi Mara in Section 2 and i-City in Section 7. The line will then travel down to Bukit Raja to the Klang KTM Komuter station before heading further south for Bukit Tinggi and Johan Setia.

It is expected that LRT 3 will be operational in 2020, while the LEP for the Kelana Jaya Line will be completed by October 2016.

Just went BKT in klang n saw all the banners in Klang..everywhere got lead residences banner..

the second block pipu got buy or not? I think 3 bedder sure struggle as the price is close to GnG in bkt tinggi 2.. (maybe even more)

I think condo rental in Klang with security, facility, shopping mall, integrated lifestyle in Klang can get more than normal landed in Parkland or Botanic.

if u hv looked at d proposed pics/facilities, u wont say very exp at 560psf.. its fair value as this will be the BEST condo in klang n will always be knwn among klang ppl..this wil be the ambang botanic 1 of condos..

I also know of expats working in klang looking fr condos but hv to resort to other areas to fulfill their requirements but i still think rental growth here will be limited.. both the smaller sizes are winners biggrin.gif biggrin.gif

y cannot compare leh, if on similar pricing sure majority of people will choose landed, unlike places like kepong or pj, concept garden landed in klang does not command a premium pricing yet...
people very often choose high rise because they cannot afford landed within that particular area...
moreover klang people are very very old fashioned unlike the pj counter part.
if u see their behaviour they do not embrace modern living at all, they will spend money destroying their modern new house to make it as old fashioned as possible, unable to embrace hood, electronic cooking (ceramic , electromagnetic), having tiled kitchen. Some times they have open burning for some ceremonial purposes in those gated guarded compound summore.

i would say its a good buy if its at 400++ psf

This is not a normal condo. Its located beside the most happening mall in klang with bridges. Beside the are rows of retails shops behind the mall completed soon.

For me it is good for retirement . Movies, fitness first , food and shop within walking reached.

I think aeon mall has advantages over bestari ksl mall
1) proposed new lrt extension .
2) bukit tinggi is already a mature township .
Houses and shops fully occupied. Not for sales or rent.
3)bestari though with high end properties but not sure buyer buy for own stay or investment. As parkland houses till now still a lot of vacant with signing for sales and rent.
4) bestari surrounded with factories and warehouses.
If bubble property do happen, this new township will the first one effected.

i can't brain what on ksl mind...normally developer only build shopping center and service apt after the place become more mature....enough resident to support the commercial activity.
somehow ksl think the other round....keep promote their project base on their master plan..,.built the shopping centre in no so good area...then more ppl will come buy house here then the place become mature???this idea will work???

They promote only so far.. Don't know when will build...
If look at their quality in Ksl resort hotel.. Really sub par... Mall design also feel very cramp and congested.. Like sungai wang in 90s

Agreed, even at Aeon BTT there are quite number of Shop vacant. The only business that can sustain so far are F&B.

Actually, maybe AE0N is lazy to source fr tenants to fill up those spots.. fr eg, quicksilver exit msia n maybe ae0n doesnt wanna fill up the lot cos they thing qs might come back to msia.. they dont throw out tenants like other mall operators..

but i must agree tht the fnb shops are doing well.. according to my friend, only one big anchor selling furniture is nt doing well icon_idea.gif even windmil cn survive although their food ****** n the shop is big.

Ae0n ground floor rental nt cheap u know..

IMHO, I think AEON is rather resistance against new competitors. The worse case scenario would be a neighbourhood mall in which it is still reasonable like what we have in Bukit Raja.

Frankly I have near zero motivation to cross over the Kesas highway and shop at KSL. Imagine the traffic at the bottleneck.

Aeon bkt tinggi cn nvr be a neighborhood mall even if ksl opens.. Adding to ur point, hundreds of thousands of klang pipu live in btw kesas n klang river or town..

Malls often provide d same experience.. no reason to go far when the commercial hub of klang is in bkt tinggi.. i wld take aeon bkt tinggi as a large mall serving south klang, port klang n banting... If u go aeon on weekday fnb crowd is considered good compared to many other malls in subang, shah alam etc..

Btw boss, ur lead residence progressing well.. dig so deep n do u know how many level of basement? 1 or 2? landmark also coming up fast..whole area will perform well..

Depending on their sub-contractors. QA by WCT not tight. Maintenance Office is certainly a mess (if Mr. Lee is still around). I'm previous owner of Gardia, Bandar Parkland.

So my rating is, average. Don't expect them to match SP Setia or Gamuda.

I believe this one will have potential tenants for Lead Residences

Schlumberger, the world's largest oilfield services company, aims to hire at least 60% of local skilled technicians and expertise for its new operational support centre in Port Klang Free Zone (PKFZ).

Its Operational and Integration President, Patrick Schorn, said the Asia Centre for Reliability and Efficiency (ACRE), which started operations in early January, was expected to house some 100 skilled engineers and technicians by end-2015.
He said on the back of its 80-year presence in Malaysia, Schlumberger was confident that the local expertise and team work would accelerate the company's transformation towards greater operational reliability and efficiency.

And few of my cousins staying at Bukit tinggi 1 and 2, all houses happened to have crack line in their house, and most serious time even the car pouch also crack and that was right after 18 months after handled over to my cousins. rclxub.gif

yeah because a lot of Klang residents tend to compare BT 1&2 with botanic. thus the bad workmanship issue came on. but it is really much worse than botanic.

wht u see is d office n hotel component.. the apartment is the far end closer to tgv n petrol station petron i think.. I going for site visit again for gravit8 n will enquire abt it!! the only comparable product to lead IMHO

Seems like they still struggle to sell all units. Saw adverts on 90% sold for one block and limited units for another block.

Currently they are still at first 10% phase, quite obvious they are working hard to complete the commercial part of the project first.

Notice the office gona VP soon.. looks good n shld VP in 4-5 months.. Still got ofis lots left fr sale.

Lead sales maybe 80+%.. Some big units still left.. price point way above market.. Btr buy subsale in bkt tinggi 2..

Bkt tinggi 2 landed GnG performing well.. semi d 1.6-1.7mil fr intermediate.. terrace 800-900+k..

Boss, I will list things down from an investors shoes and list my personal preference from the highest chance of making it

1. Lead Residenc: BEST location in Klang.

Pros: Linked to AEON mall, Landmark office, LRT 3 station, hotel and retail shops within the dev. Walking distance to some 250 shops in botanic and bbt2 (hipster cafe, japanese, steamboat, korean, other restaurants, clinics, banks etc) and Botanic's lake. Good surroundings, frontage, traffic flow and road access to KESAS, jln langat,bbt1 etc. Mid-low density with only 400 units over 4 acres in 2 blocks (8 lifts). WCT has still land left in bbt1 n 2 for more office towers. Developer is a household name that literally built klang south to what it is today and has MANY fans. Many premium landed nearby.

Cons: High PSF at 570-620+psf, facilities could be even more high end la. Dev has issues lately.

Summary: 70-80% chance of success with rental return of 4-4.5% for the smallest unit n lower for the bigger size.

2. Future WCTz RM2.7b project: Good upcoming concept n location

Pros: WCT has BIG plans here. There are going to sign up a UNIVERSITY and have finalized 3 names. Multiple office towers, retail offices, hotel, service apartments and an international/private school(maybe). Expected to be launched end 2016 or in 2017. Location is flanked by Jln Langat/KESAS.

Cons: Price could be high and location is on the 'other' side of Klang. With gravit8, wct new project n ksl malls, Klang ppl will slowly accept this other side of kesas/jln langat.

Summary: Too early to gauge

3. Gravit8: Good concept and Developer

Pros: Price of 520psf. Concept with a Mall with premium grocer, retail/restaurants and good facilities. Lake, office, hotel, mall, hospital and proposed college but the ratio of these to the apartments are minimal. Developer has successfully built mixed developments elsewhere. Layouts are good and very space efficient with 3 carparks for the biggest unit.

Cons: Density of 1200 apartments completing at the same time would be a MAJOR concern fr investors. Location on the 'other' side of Klang and access to kesas, langat is not good (requires extra time due to not direct access).

Summary: 60% chance of success and highly dependent on ownstay-investor ratio if 70-30 then OK la. Best kept for long term ownstay.

4. Trio by Setias: Best Concept in Klang

Pros: Unique concept of terraced decks. Successful township in north klang. Location within the BBT1-2 area. 46 storeys will make it a landmark in Klg.

Cons: Crazy asking prices if anything is above 600psf. If a bridge isn't built, it will be a WASTE as trio can be connected to LRT3 station, BBT1 office tower, Premiere Hotel, Tesco and a hourly bus to KLIA. VERY high density of 900 units in 5.5 acres. Location is NOT walking distance to closeby bbt2 shops and has only 1 way access (need to make a u-turn to go aeon, kesas side).

Summary: 40% chance of success if prices are below 620psf. Best kept for ownstay yuppies just like Gravit8.

5. Maple Residencez:

Pros: In a township with French gardens. Connected to the future biggest mall in Klang, hotel, office and a international school. 576 units here.

Cons: High chance of mall failure (struggling now). Lackluster design n facilities. Location is HORRIBLE being almost teluk panglima garang and many KM/traffic light away from kesas.

Summary: 20% chance of success being attached to a struggling mall and the location being DEEP in.

Conclusion: With 3000 units coming in this 8-10km stretch in the next 3-4 years, Only the BEST will win. Subsale FnG landed in Botanic/BBT2 may be a better bet for long term investment.

According to WZT latest quarterly report, they still have RM6.3B gdv yet to be launched in bukit tinggi area (believe it includes 2.7b project). very little land left elsewhere n wht r they gona build laugh.gif laugh.gif

- Aeon, Giant, Tesco
- hospitals built e.g Manipal
- chinese school and kebangsaan schools
- lrt coming
- more and more high rise residentials coming


With LRT, I would bet southern Klang e.g. BBT, Bayu Tinggi, BBotanic would do better than northern Klang (Meru, Setia Alam) in the next few years.

The location next to Landmark should be the better one of the two. The bigger plot phase will be in between 2 LRT3 station and is quite a walking distance to either one. Pricing will be a killer from WCT.

This side of Klang is going to be famous for medical centre as well with many new coming up. New mall will be coming (KSL City Mall 2, Gravit8, etc) but success rate is going to be a question.

Is always planned vs unplanned township where unplanned will grow faster since development is smaller and easier for developer to go in.

The Port Klang Free Zone (PKFZ) will be fully-tenanted with an expected rental revenue of RM80mil per annum by next year, according to PKFZ chairman Datuk Tan Chong Seng.

Among the major firms that currently occupy spaces in PKFZ are Aker Solutions, Schlumberger, Cargill, DRB-Hicom and SH Cogent Logistics. About a third of the land space in PKFZ is occupied by foreign companies.

Lukewarm response to LRT3 rolling stock tender

THE weak ringgit has caused a new problem. The tender for the rolling stock for the third light rail transit (LRT3) project has seen only one party submit a bid that is causing a headache for the project delivery partner (PDP).

MRCB George Kent Sdn Bhd, which is the PDP for LRT3, is said to be in a dilemma. Accepting the tender will mean that it has no wriggle room to determine if the tender for the rolling stock is what the “competitive price” should be.

Should the tender for the rolling stock go through a fresh process, then there is a likelihood of further delays to the completion of the project. In both cases, the outcome can be detrimental to the PDP. Prasarana is said to have the final call in whether to proceed to call for a fresh tender.

When contacted by StarBizWeek, Prasarana managing director Datuk Seri Azmi Aziz declined to comment pertaining to the rolling stock tender, citing confidentiality and the Government’s procurement policy.

As the tender for the rolling stock has been postponed three times, any further hiccups can mean a delay in completing the LRT3, which is targeted to commence operations on Aug 31, 2020.

The tepid interest in the LRT3 rolling stock tender is a contrast to the interest shown for the mass rapid transit line from Sungai Buloh to Kajang, which received a much better interest and response from the industry as three bids were received for the supply of rolling stock. Three pre-qualified companies chose not to partake in the tender bid.

The tenders for the RM9bil LRT3 were conducted by Prasarana Malaysia Bhd, together with the PDP MRCB George Kent Sdn Bhd. The latter is a joint venture between Malaysian Resources Corp Bhd (MRCB) and George Kent (M) Bhd.

LRT3, which will consist of 26 stations (25 elevated and one underground), is projected to generate an economic internal rate of return (EIRR) of 21% and the new rail network is estimated to benefit 74,000 commuters daily and 500,000 city dwellers along the alignment.

The PDP for LRT3 line will earn a management fee of 6% of the total project cost. Upon completion of the project, Prasarana will take over from MRCB George Kent and assume responsibility for the operations of LRT3.

With a fee for the PDP pre-determined, a high cost of the tender than what MRCB George Kent has forecast would mean a hit to their margins. But should there be a reboot to the tender process, then other potential companies might be able to price their tender in ringgit terms, with the element of hedging, instead of US dollars.

Based on information received by StarBizWeek, the trend of weakening ringgit seems to be the source of the problem, which prevented other parties to register their interest in bidding for the tender.

It is said the fact that the tender price for LRT3’s rolling stock was to be quoted in the US dollar may have prompted many companies to avoid bidding for the tender.

This is because with the appreciation of the greenback, coupled with the downtrend of the ringgit, the bidders would have to fork out more for the successful completion of the tender and thus effectively eroding their profit margin.

It is believed that the only party which submitted its bid is a consortium comprising two China-based entities and a Malaysian company. The two China companies are CRCC ZhuZhou Locomotive Co Ltd and Siemens Ltd China, while their Malaysian counterpart is Tegap Dinamik Sdn Bhd.

CRCC ZhuZhou Locomotive is a key subsidiary of China Railway Construction Corp Ltd (CRCC), which is one of the world’s largest construction companies.

CRCC made headlines earlier in Malaysia as it teamed up with Iskandar Waterfront Holdings Sdn Bhd to buy a 60% stake in 1MDB’s Bandar Malaysia for RM7.41bil. It is also the engineering, procurement and construction (EPC) contractor for Penang’s mega-scale project, which covers a 6.5km undersea tunnel linking Penang to Butterworth and three expressways.

The corporation is also reported to be keen in bidding for the high-speed rail (HSR) project between Singapore and Kuala Lumpur, which was recently agreed by both the governments of Malaysia and Singapore.

In June 2016, Prasarana which is a state-owned urban public transport operator, announced the completion of the pre-qualification stage of LRT3’s competitive tendering. A total of 96 companies were selected out of 124 interested entities as potential tenderers.

The rolling stock is required to consist six cars accessible end-to-end and able to travel at a maximum speed of 80 km per hour with a waiting time of only two minutes. The rolling stock is also expected to support an hourly passenger capacity of 36,720 per direction.

1. Yoshinoya and Doutor Coffee opened recently. Aeon's crowds are growing although still believe that tenant reshuffle is required in line with much higher spending power in the area compared to 10 yrs ago.

2. Leads progress is picking up pace,believe it can be completed in 15-18 months.

3. Landmark office is starting to get occupied; probably 20% now (not sure on the cabling/internet/phone problems) but retail is still below 10%. Wonder how lead's 3.5mil (1kpsf) shops will perform.

1. Other key takeaways from the meeting with WCT’s management is that WCT will be disposing of Paradigm Mall and BBT Shopping Mall in Klang to a REIT for cash. WCT aims to kick start the transaction within the next six months. Given the common controlling shareholder, the market expects Pavilion REIT to emerge as the buyer for Paradigm Mall in Petaling Jaya and BBT Shopping Mall in Klang.


2. The new management is also reviewing WCT’s landbank and plan to sell parcels that are considered “non-strategic” if the prices are right, including parcels in Bandar Bukit Tinggi in Klang, Rawang and Serendah which are estimated to have a total market value in excess of RM1 billion.

Lead is progressing well but hope this is not a rushed/poor workmanship job. Bridge to landmark is finally open and looks good (wide n well built). Hap Seng Star has opened a Mercedes Benz showroom in the landmark pending the construction of the big 3S showroom in AEONs carpark.There's also a seperated service centre beside canary garden/parklands at Jln Permata 2A/KS9, 42500 Klang, Selangor.

some new pics. Find the small windows to be ugly. Noticed quite a lot of offices are occupied and some shops in landmark (slowly pick up) like Mizuya.

Surrounding areas commercials remains solid with Bayu Tinggi being very vibrant now and the BBT area holding up well .Inner parts of botanic remain dead. Think large units in the Lead will still be available upon VP. Looking at how steep discount they gave in Jelutong, maybe can expect the same here.

I sometimes also scratch my balls on what case they changed or remain.......

some just 'englishish' to malay name

some totally changed the entire original meaning

some remain intact.

also I dun understand why developer want to sell an English name property knowing pretty well that it will be changed b4 vp......

Just got my key, the apartment condition is ok. But general facilities still need much cleaning and stuff. Don't think it will be ready any time soon owing to defect claims by owners. Gym still not ready, but swimming pool is usable. I hope they provide more shelter at the swimming pool area though - direct sunlight from all angles. lol

One thing I was disappointed was the floors are accessible by owners from the same block. I would prefer owners have access to own floors only.

Nett pricing from developer for 1065 is 630k while 1317 is 690k. Furnished with kitchen cabinet,hood and hob and free legal fees etc.

One thing I noticed during my last visit on Saturday late afternoon was, the aeon aircond compressor (i suppose) was very loud even from inside the unit. Something to think about.

Here some palm trees also. apart from that is like those normal trees. High asking rental of 1.8k partial for 2 rooms will only transact if fully furnished.

TNB - Got mine about 2 weeks ago.

Occupancy is pretty low imho. Just a quick glance from the lightings at night and windows with curtains lol

heard rental demand here is strong and rental rates pick up. Commercial in landmark next door doing quite well with many different shops from Japanese taiwanese north Indian many cafe Chinese rest and bars.

In general commercial at BBT side is more crowded than AB side. However AB side already pick up but still not as wong D BBT side. The crowds is there but how much the rental rate commanded by retail here?

The naysayers is the residential component. What is the rental rate again?

Let me share with you a long tension between the residents in Impiria Residensi with WCT. For those units facing Aeon Shopping Mall and nearer to TGV side, you will hear loud noises, which prevents us from opening the windows. It's just too loud to bear.

It took them a long time to acknowledge the issue and till now, after 8 months, they will unable to provide any solution. The reality is that they don't bother much about this as they already handover the units to the buyers.

Highrise Update in South Klang based on a recent visit and from others:

1. Leads- Completed with decent occupancy. Developer trying to clear remaining units. Shops in Landmark further picking up.

2. Gravity- Completion of the first 2 towers should be early 2020. Expecting it to struggle for investment with the location.

3. Trio - Third tower being sold now. More focus on big units. Although 2 yrs undercon, progress seems behind schedule. Completion mid-late 2021.

4. GM - Understand prices revised upwards. Progress very fast. on par with trio now. Should be 2021 too.

5. Maple- Progress on track. Looks isolated. Big rebates to clear

Infra Update
1. LRT3 progressing well. 2024 completion.

2. Understand that ECRL may have a station in Johan Setia and this should be positive as one can travel to Putrajaya quickly instead of SKVE. 2026 completion so don't hope too much.

3. WCE average progress. Expecting it to open in 2020 only.

Commercial shops in prime areas here should be a great bet.

Rental here continues to be extremely high at 2.80psf on average for FF units. Heard not hard to rent out also.

Anyway heard landmark is a top hotspot for many boba tea shops. Sibeh happening now
