It should be able to compliment C180 and bring up the area.

Currently I can only think of steamboat and movie at AEON only at that area.

The rest are not outstanding. Seems that the area has not much to offer.

Crowds are building up last weekend i went, mostly is on the eateries. Day time the Maybank there is the attraction factor. Parking is hard to find nowadays at night.

weekends during the night is crowded. no doubt about that.

The banks there helped tremendous with the flow of people over there, imagine if the bank is not there. Besides Maybank we have HSBC and another bank i forgot. I doubt during daytime there will be that much of people around. At least its a good start and increase of people compared to the few years back. Lets be optimistic on this.

What things that you think should be offered to boost up the value there ?

SCP still got projects on hand i think. They put future project, so dunno how far is that future project gonna start ... maybe after GST only they will re-decide.

Many areas the banks causing parking problems but never bring real businesses to the surrounding areas.

That's why there are comments that C180 are currently not so vibrant and shops are not fully filled.

A successful business center will be offering a good mix of low and high class restaurant, convenient shops, barber, kopitiam, banks, pet shops, clinics, hardware shops, furniture shops, lighting shops, drinking places & etc.

Cheras Selatan still long way to go but the potential is there.

ya i know, but you cant expect it to be a prime suddenly with Cheras Selatan being a very new buildup. i remember everyone was saying C180 will fail but so far i see they are still surviving. That's why having Cheras Traders Square would open up alot more possibilities. Last time no one ever imagined C180 and Aeon will be there at all, its just a spooky little road that i take as a shortcut to BTHO years ago.

That one row of shophouses is not bad the kopitiam foodcourt at corner during night, always full. laugh.gif

DUlan that road, always jam till no parking.
Want go take food also need consider.

But if this square can provide more parking space with shoplots, I think it will bring up the vibrant life in this area.

Trader Square is developing everywhere in KL and Selangor all bearing the same name.

If it is the same developer, it very much depending on the cashflow and funding from bankers.

As for KV location wise... It consider at very strategic location. Located Between kl n putrajaya. No need pay toll to Putrajaya. No toll to kl if exit from btho or Alam damai. At here it Surrounded by manyak highways. Not deep deep in macam MC and SL.

Why there is no one build a flyover from silk to bukit belimbing
Then can turn to alam damai road without passing through bumpy industry road

saw the land clearing is done, i think will start very soon...big piece of land, nearly 200 unit of shoplots

luckily they don't build shopping center, shoplots definitely the smartest decision....

would be a very good complement to aeon cheras selatan... icon_rolleyes.gif

ya wo that one used to be the fun fair temporary ground. Out of sudden then start construction shops lagi... but i think the take up rate for Cheras traders square would be better since aeon and c180 is just around the corner.

the new shops under develop at u turn there that u mentioned... high chansi will be half mati macam dutamas shops area. due to the access sama cacat with dutamas.

this area CTS different.. super ong spot.

The density of residence there are still low actually, i think if the nearby highrise once VP should boost the takeup rate of the shops. That might take a few years to hold ... potential area but need holding power.

Is it worthwhile to invest in a C180 retail unit? Upper Ground - the upper strip mall part. Please share your opinions. With Cheras Traders Square coming up 196 shops (and Mines nearby), was wondering how it will affect C180. Complement C180 or business shifts to Traders Square?

Went to the showroom yesterday. They have show unit for all Type B, C and D, except for Type A (the so called unit similar to Rumah Selangorku).
Show unit looks not bad. Rarely see developer build so many type of show unit nowadays.
But the developer agent do frankly tell me there is a Muslim cemetery beside the service apartment. Your unit won't facing it if you choose those that is facing Cheras Trader Square shoplot.
Beside the current small cemetery, there are also a bigger empty land (refer to Land B) belong to this cemetery as well (currently still empty).
Price wise is still affordable though. Zero dp and rebate 20k if sign Snp within 1 month
Still worth buy a unit here? Anyone can shed some light. hmm.gif

For ownstay, I rather choose netizen or parkland but a bit far from this ong place la.

one small concern should be the nearby CHS condos, the silk series, which are doing very poorly although I agree CTS, with the vibrant commercials in walking distance, potential seems bright at this price

yes walking distance is the sweet spot here. the aeon here is nuts at weekends. certain race fighting for parking like samseng during last month, im avoiding it until after next week 😂

considering still between this and birch or wait for plat mira

This location really nice. Majority Chinese location & lots of retails & makan-makan at this area. Only if it has train station nearby then will be a plus point. But one thing I don’t like is their units each floor mixed with Rumah Mampu Milik.

i buy let's say type B, i rmb low floor around RM350k - 10% rebate - 20k (signed snp within 30 days) = RM295k 604sqft = RM488/sqft (i only pay 1k deposit)

somemore type A only 1 bedroom, don't think the whole family can squeeze in. unless they rent to outsider. but selangorku i think more strict cannot rent compare to rumawip right?

its just namely rsku.... but its a studio unit... and only one cp tambah need pay 10% dp... those who able to pay 10% dp i think have better financial management than zero down bebas buyers no? and they are buying at almost similar pricing persqft to bebas buyers... although til now i cant make any sense towards this arrangement by selangor gov... maybe they just wanna keep in sync with central gov hope of offering alot more affordable housing kot... studio also consider as affordable housing doesnt make any sense....

Hello Sifu,

1) Who's the main con for this project? I'm afraid if I buy, my house will get leakage. I don't want to stay near a waterfall. I can go to Sg Congkak nearby if I want a waterfall.

2) What's the plan for another plot of land? Any indication on the pricing if it's another condo?

3) Do you know how high the facility deck is? The problem with the shop lot around the area is that it's at bawah bukit. There's a road at atas bukit that connects Cheras Perdana and Bandar Tun Hussein Onn. I hope all of the lower floors up until this road level are all car parks and the facility deck is higher than the road there.

I saw plenty shops nearby there still operating even some already closed down but overall it's still OK there despite the pandemic issue we are suffering now in Malaysia. My favourite nanyang cafe also got 1 outlet there. Their wanton noodle seriously not bad.

just like most of the RSKU, it will be studio unit or 1+1 unit below 550sqft and will be place among the normal units lo... just that their pricing is below 300k and smaller size... RSKU they dont have commission earn so dont bother maybe

That's why it made no sense to buy the affordable component here, where the bebas unit is similarly priced.

Looks like some units already post up on website for rent.
Heard average 1 unit can get 2cp. Some units even up to 4cp. This area always not enough CarPark.

room rental here quite strong... just like sri petaling... everyone prefer convenience in term of basic amenities within walking distance although there are no train station nearby here....

Quite good rate if can get the rate as mentioned for whole unit, also believe many office workers from factory/R&D Lab, technician or shop office, branch manager, sale person may need to get a room here.

Here also not far from KLIA and toll free to KLIA too, will here also attract some air stewardess stay here?

Batu 11 Cheras mrt station about 2km distance from C180 maybank. If it has better pedestrian walkway or bridge, the walking distance could shorten to less than 1.5km.

Really need some big players like sunway or hapseng come-in to redevelope the big old factory place next to C180, and opposite area too.

my fren tried to focus on rental for that condo... but too many own stayers... stocks will soon become lesser for the agents and soon will be more demand more than supply like pinnacle sri petaling... now pinnacle even full unit rental also no stock but enquiries keep coming in... can foresee TG heading the same way eventually...

Recently seen many Japanese expats at Cheras Business Center located not far from Leisure mall. Many of them eating at Yakitori restaurant there which was quite nicely designed at the CBC area.

This seems like more & more expats spread out from KL city & Velocity to leisure mall area. Hopefully slowly will spread near to CTS here.

Very convenient location.

Abundance of banks here just walking distance for your choice. Bank in money take money or cheque to your suppliers contractors become so easy.

Eateries just spoiled with choices.

Want to drink beer alcohol and chill. No problem, just walk to pub & drink worries free. Also no need to worry road block.

Karaoke Cinema also can just walk. No need worries jam on road late for show.

You can get almost everything here, from electronic kitchenware, toiletware, hardware, spareparts, lightbulbs, gadgets, optical glass, clinic, dental, saloon facial treatment, grocery, furniture showroom visit and many more.

No need to drive most of the time, can save alot petrol fee.

Other places maybe worry about occupancy rate. But here TG CTS shoplots.. It's all about occupancy speed.🚀

Super fast occupied, business start running. 👍

Heard outside TG shoplots parking currently still free.

just a matter of time, when more ppl move in to TG, this will be super jam like sri petaling area dy... those who come in from other place gonna be ready to brace the jam and lack of parking... even now... 11am-12pm already hard to find parking dy... lol

agree, its been long time since i step into sri petaling by car... unless i park at pinnacle there and then walk around the area, otherwise dont even think of drive into the commercial area...

Found many Korean restaurants around here mostly owners are Korean. Some even got Korean waiters not bangala.

Are there many Koreans stay around here too?

Maybe economy no good. Mont kiara expenses too high, chose to settled at here?

Maybe next wave could be more Japanese moving here too? Coz economy at their country also not that good too. Mont Kiara & sb Saujana area expenses too high?

Here slowly got some Vietnamese restaurants popping out too.

Korean BBQ is everywhere at c180 and cts. This location was at the dodgy back area of c180, quite secluded & quiet area. But now this back area also really Ong and nice. Business quite good and crowded.

Think still new to judge... Could be usual hiccup for most of the newly handover service apartment or condo.

for me their workmanship and the quality of items given for this price point is good... but then the mgmt quite palia at this stage only... overall its something that can be manage once owners take over the JMB...

Some photos could be uploaded by the owner or contractor. Overall Looks OK. Lift lobby area got full wall tiles nice.

The unit seems like direct facing west. Coz can see symphony & silksky...Not sure how hot the temperature it gonna be during noon and sunset. Hopefully future traders park can help block the heat from the sun.

Sorry to say that TG layout kitchen quite small. It's more like a pantry for you to do some light cooking.

The layout really like built for Coliving purpose. Unless the family doesn't like to cook. If not, kitchen need to fully extend to the yard.

MPKJ map. Commercial zone (blue & light blue colors) expanded from CTS all the way to batu 11 mrt. Along the way many old industrial zones have converted to commercial zone.

Famous Kuchai Sichuan cuisine 川香阁 finally got a branch at CTS here. Their foods are quite authentic & yummy, many China people also said really taste like their hometown taste.

It seems like many China people also come stay somewhere around here.

80% of the Shoplots already occupied and operated. Remaining 20% some still under renovation and ready to open soon. 711 also got 1 branch here opening soon.

Affin bank also open 1 branch at C180. Quite near TG just opposite the road. Quite many banks here

Harmony Chinese Tea just opened below TG. Cultivate Lim tea culture good for health. Nice quality old pu'er tea brick hard to get, it worth like gold.

Management seems pretty terrible generally from their reviews. Someone shared SCP sub to a company called KJ Management and their reviews are even worst.

the product itself is good and decent enough for the price point... but the mgmt team that currently appointed by SCP quite sucks, need to wait 1 year later when owners can form own JMB then should be way better dy...
