It should be able to compliment C180 and bring up the area.

Currently I can only think of steamboat and movie at AEON only at that area.

The rest are not outstanding. Seems that the area has not much to offer.

Crowds are building up last weekend i went, mostly is on the eateries. Day time the Maybank there is the attraction factor. Parking is hard to find nowadays at night.

weekends during the night is crowded. no doubt about that.

The banks there helped tremendous with the flow of people over there, imagine if the bank is not there. Besides Maybank we have HSBC and another bank i forgot. I doubt during daytime there will be that much of people around. At least its a good start and increase of people compared to the few years back. Lets be optimistic on this.

What things that you think should be offered to boost up the value there ?

SCP still got projects on hand i think. They put future project, so dunno how far is that future project gonna start ... maybe after GST only they will re-decide.

Many areas the banks causing parking problems but never bring real businesses to the surrounding areas.

That's why there are comments that C180 are currently not so vibrant and shops are not fully filled.

A successful business center will be offering a good mix of low and high class restaurant, convenient shops, barber, kopitiam, banks, pet shops, clinics, hardware shops, furniture shops, lighting shops, drinking places & etc.

Cheras Selatan still long way to go but the potential is there.

ya i know, but you cant expect it to be a prime suddenly with Cheras Selatan being a very new buildup. i remember everyone was saying C180 will fail but so far i see they are still surviving. That's why having Cheras Traders Square would open up alot more possibilities. Last time no one ever imagined C180 and Aeon will be there at all, its just a spooky little road that i take as a shortcut to BTHO years ago.

DUlan that road, always jam till no parking.
Want go take food also need consider.

But if this square can provide more parking space with shoplots, I think it will bring up the vibrant life in this area.

Trader Square is developing everywhere in KL and Selangor all bearing the same name.

If it is the same developer, it very much depending on the cashflow and funding from bankers.

As for KV location wise... It consider at very strategic location. Located Between kl n putrajaya. No need pay toll to Putrajaya. No toll to kl if exit from btho or Alam damai. At here it Surrounded by manyak highways. Not deep deep in macam MC and SL.

location of coz, i think most would prefer to stay nearer to KV if they frequent KV instead of staying at Semenyih, Bangi as alternative.

Why there is no one build a flyover from silk to bukit belimbing
Then can turn to alam damai road without passing through bumpy industry road

saw the land clearing is done, i think will start very soon...big piece of land, nearly 200 unit of shoplots

luckily they don't build shopping center, shoplots definitely the smartest decision....

would be a very good complement to aeon cheras selatan... icon_rolleyes.gif

ya wo that one used to be the fun fair temporary ground. Out of sudden then start construction shops lagi... but i think the take up rate for Cheras traders square would be better since aeon and c180 is just around the corner.

the new shops under develop at u turn there that u mentioned... high chansi will be half mati macam dutamas shops area. due to the access sama cacat with dutamas.

this area CTS different.. super ong spot.

As Trader concept is exactly like Kuchai Lama where the 1st floor

The density of residence there are still low actually, i think if the nearby highrise once VP should boost the takeup rate of the shops. That might take a few years to hold ... potential area but need holding power.

Is it worthwhile to invest in a C180 retail unit? Upper Ground - the upper strip mall part. Please share your opinions. With Cheras Traders Square coming up 196 shops (and Mines nearby), was wondering how it will affect C180. Complement C180 or business shifts to Traders Square?

Not sure if its true but the Econsave near Connaught Avenue (Cheras Sentral) and also the 118 Foodcourt and furniture shops - all their lease are up within the next 2-3 years. Imagine that huge piece of land so strategic and next to MRT station.

for investment wise, i think that is a good area,since its city center of balakong.a project sure got pro and cons, as an investor, just see the rental and return will do, choose something that can bring you money,not choose something you like.Like the money,not the project...my 2 cents

Went to the showroom yesterday. They have show unit for all Type B, C and D, except for Type A (the so called unit similar to Rumah Selangorku).
Show unit looks not bad. Rarely see developer build so many type of show unit nowadays.
But the developer agent do frankly tell me there is a Muslim cemetery beside the service apartment. Your unit won't facing it if you choose those that is facing Cheras Trader Square shoplot.
Beside the current small cemetery, there are also a bigger empty land (refer to Land B) belong to this cemetery as well (currently still empty).
Price wise is still affordable though. Zero dp and rebate 20k if sign Snp within 1 month
Still worth buy a unit here? Anyone can shed some light. hmm.gif

Ong is ong la downstairs got c180, eateries, cafes but dunno how is the rent there. Rental can cover 70% of installment?

For ownstay, I rather choose netizen or parkland but a bit far from this ong place la.

one small concern should be the nearby CHS condos, the silk series, which are doing very poorly although I agree CTS, with the vibrant commercials in walking distance, potential seems bright at this price

yes walking distance is the sweet spot here. the aeon here is nuts at weekends. certain race fighting for parking like samseng during last month, im avoiding it until after next week 😂

considering still between this and birch or wait for plat mira

This location really nice. Majority Chinese location & lots of retails & makan-makan at this area. Only if it has train station nearby then will be a plus point. But one thing I don’t like is their units each floor mixed with Rumah Mampu Milik.

i buy rumawip (actually is selangorku) RM270k 552sqft = RM489/sqft (they have to fork out 27k to pay downpayment, because no 10% discount)
i buy let's say type B, i rmb low floor around RM350k - 10% rebate - 20k (signed snp within 30 days) = RM295k 604sqft = RM488/sqft (i only pay 1k deposit)
