Just drill down to another level, some of my friend will think we are noob, pay 700k++ for leasehold and far location of Rimbayu, they rather use this price buy bigger house size at klang or serdang.
Individual preference, some willing pay for house size, some willing pay for concept and idea, some willing pay for location.

those who lived and bred in klang or any other places will always tend to stay back or purchase properties there. i know alot of my friends have that kind of mentality. like what you said, why buy 700k property when you can buy one freehold, older house for 500k elsewhere..

originally my first condo was in pj, and i wouldn't even dare to look or touch any other properties elsewhere, but then as i grew and learn more about properties, i started to see the huge potential in other area, sg besi, cheras, seri kembangan and now.. Telok panglima garang (rimbayu) lol

do a fund raising campaign and ask some big shot datuk to donate few millions, can have the "dewan" named after him.. usual practice for independent chinese schools

Because really is beautiful, dog friendly, good security, proper cycling/jogging track. location also good.

Yes, i think they might try doing this also.
Another is not sure whether from Kedah/Perak or else where, also get approval move to cyberjaya, but until now havent start development, because less chinese there and no much donation.

KL Lee-Ming Chinese School, sell the KL land and success move to Bukit Jalil with still got balance 1bil ++ smile.gif

magna prima bought the jln ampang land and gave them the bkt jalil land and build the school for them as well..

a very good move by the chinese school trustee board

This is very good news.

Im not racist, but a SJKC is one of the factor the township will become happening or not.

Not all school so lucky locate at prime land bank area. Most moving due to lack of student study (normally with less population / remote area).

Yes, because some parents want the kids to study at SJKC, so they need the address and convenient as well. So the house price also increase.

If the SnP together with my sister but she already have 2 properties and still have loan, then only me go to apply the loan, isn't okay?

Depend on how much individual eligibility . No fix yes or no.

You may have as many loan account as long as you able to pay. You have to prove your income. Rental can be part of your income as well.

even though only you'll be the one applying the loan, some banks may consider to give you max margin of 70% loan amount even if you're eligible to get 90% because your co-owner, which is your sister already has 2 existing residential loans. the LTV of 70% applies here for 3rd residential loan onwards just because your sis name is on the SPA. i think Citibank and CIMB practice this.

i know Alliance bank doesn't. as long as you're eligible to get up to 90% loan (you're the only applicant) and your sister will be charging it as a third party.

i think RHB also can..

and yes, rental income also considered part of the calculation for eligibility, but must show tenancy agreement and bank statement to support it. then the bank will adopt about 80% of the rental as income.

best is to sit down and discuss your requirements and needs with the loan officers and they will be able to recommend you the packages etc.. heck some even teach you how to get it approved..

but these days the loan rejection rate is about 45% according to some of my friends in the banking industry
