year 2006, Desa Park City for intermediate 22*80, build up 2,454 sqft was RM600k, this year asking price RM2.2mil. hahaha.
Last 3 years launch Super-size link home 3 storey for 4376 sqft at RM2.9mil, this year asking price 4mil.

But those RM 1.5-2.0mil still got huge demand.

Those Casaman and Breezeway, RM 4mil asking price very slow until not many subsales. Over premium price for a linked house.

Checked iProperty for Rimbayu price. Chimes intermediate 22 x 75 asking for 780~838k and end/corner lot asking for 1.25~1.35 millions. If can sells at this prices, the profit margin is 50%..... wow

not really the case, when only one of the purchasers (on the SPA) applies for the loan, the other name on the SPA (who is not taking the loan) will also need to give consent to charge to the bank, they call this a "third party charge", the original loan applicant will be "first party charge", in case of default, since both will also need to sign the PA "Power of attorney" to grant absolute power and rights to the bank they can lelong it as a whole..

why most banks don't do this because they may think the default rate may be higher because they assume most likely it's only the one loan applicant going to bear the loan repayment and the other is just along for the ride..

i myself have 2 properties under third party charges

Actually same like Desa Park City or Setia Alam, now this price sure cannot sell one, at least phase 1 and phase 2 completed same time the basic infrastructure completed. then the price will suddenly jump up, because some people willing to pay the price when they see it, not like us pay low price with hope (in risk).

Haha, but i got confident, no worries.

Yes, a bit over price for linked house. That;s why I compared their Condo VS landed. in fact, their Condo not really expensive.

High risk high gain. But with a reputable developer, especially for phase 1, the risk is really low.

Yes, not us. But some other people willing to pay or for them is nothing, is their choice.
Just like some people willing to pay for ferrari, but some just willing pay for CRZ, some even just Satria Neo will do.

Just drill down to another level, some of my friend will think we are noob, pay 700k++ for leasehold and far location of Rimbayu, they rather use this price buy bigger house size at klang or serdang.
Individual preference, some willing pay for house size, some willing pay for concept and idea, some willing pay for location.

i've seen their master plan details before, one is designated for "sekolah jenis kebangsaan" and another for "sekolah kebangsaan" not sure if it's primary or secondary or is it for chinese or indian (for the jenis kebangsaan type). there's also "sekolah agama islam" somewhere there..

I ask before, Rimbayu already secure 1 Chinese primary school from gov. i think they willing to sponsor, just because

Chinese school cannot build new again, need see which Chinese school willing to move in Rimbayu.
Like KHE BENG © school, success move from Jalan Kemuning to Kemuning Utama, but in fact they still lack of fund RM6,000,000.
