What is the price for Chimes?
Do IJM still have available unit left?
Tried to call they no at 1700818686 but the number seem to be invalid.

Can someone share with me this info plz. biggrin.gif

My one delay by the local authority. Now still wait for the final letter of consent. blink.gif

Not sure why it takes so long for the Kuala Langat Land office to proceed the documentation.

Hope IJM would not charge me for the late payment. Otherwise..... 80% progressive (minus 10% down payment, 70% amount) will be a big bomb.

For HongLeong Bank Islamic housing loan..
there is a T&C, the minimum interest rate (Floor) is 4.1%.
Meaning even let's say the BLR (IFR) is 6.3 -2.5 = 3.8, you still get interest of 4.1%
Has anyone see this T&C before?

Got the answer from IJM Land customer care.

Chimes, 2-storey linked homes, 22' x 75' & 24' x 75, selling price from RM1,031,800 and RM1,154,800 respectively. Expected completion in March 2015.

Already 1mil, out of reach sad.gif

you need house urgently? If not, why not consider phase 2/phase 4? phase 4 is 780k++ still have units i think

Yes, just consider phase 2 and phase 4. still manage to get about 800k i believe.

In the event the difference between OPR (Overnight Policy Rate) and BLR (Base Lending Rate) reduces to below 3.5% during the loan tenure, the Bank reserves the right to increase the prevailing interest rate spread to maintain the margin between OPR and BLR at 3.5%. However, should the difference between OPR and BLR increases back to 3.5% and above, the prevailing interest rate will take effect.

This is stated in RHB conventional housing loan (minimum 3.5%), but for HongLeong Islamic loan (minimum is 4.1%, maximum is 10.8%)..... sad.gif

Also as mentioned by zzzhhzzz before, it's with the condition:
for partial prepayment of the Housing/Term Loan no prepayment fee will be chargeable provided that each partial prepayment shall be in multiples of Ringgit Malaysia One Thousand (RM1,000) or such amount as the Bank may at its discretion accept

What happened if put 500 in the current account, it will be considered in interest calculation? Only if we put in multiple of 1k?

actually if 22x75 corner lot, 1.03 million, it's consider quite a good offer, it's has >15ft land i guess? how much is the land size?

because phase 3 linked semi-D, 22x70 + 10ft land, selling 950++, when 3b launch, could be 1 million as well... huhuuu...

Nope...i took HSBC loan and IJM appointed lawyer is not their panel lawyer. So panjang cerita if still wanna use JM Chong to prepare loan documentation for HSBC.

I took Tea, Kelvin and Kang...
