actually AI is freehold, rimbayu is leasehold
but rimbayu, all sold out when launch, AI, still can buy slowly hehe, no rush

AI 3 storey 20x70, i think selling 800k++ close to 900k if not mistaken, i forgot which phase
Rimbayu cluster semi-D selling 900k++

Heard AI developer, quality so so only

There are two choices currently:

Bumi release Corner lot phase 1 terrace house
25x75 with at least 13ft land, price from 981k
March 2015 complete

Semi-D cluster
22x70 with 10ft land, price 931k/956k
2016 complete

Which one you will choose?

it could be a stupid question.. but does the terrace house/cluster semi-D has tangki besides the rain harvest system?

Thanks! in case indoor tank empty already, then use harvest tank ... lol... wonder is it ok to actually add another filter so that the water from harvest tank can be used to take bath, or even wash vege...
But i heard from SA, the rain water is not even advisable to be used to wash car.. ONLY for gardening...

yeap, if water rationing, then two tanks will be good,
because even after rain, water rationing (in Selangor) still continue tongue.gif, but we will have water

just asked them, the rain water tank (for semi-D cluster) is on upper floor (if not mistaken a corner at the back of the house, which is not accessible
The syabas tank is on the top of family area

forgot to ask for chimes/perinnia

Estimated cash to pay, (if loan 90%), for the cluster semi-D is about 130 (including 10% downpayment), and total interest to pay within the 2 years construction is about 30k
That's 150k in total before staying in... wahhhhh
really sound scary...

SA said not so soon wor, the current office, think so will be converted to like.. small hall for gathering purpose.. the clubhouse (which is not free), will be constructed right outside the Arc, behind the show house.. in the future..

SA said only $$ to setup guardhouse will be contributed by IJM, and also first year security fees bear by them..
but there should be some maintenance fees to be bear by tenants, before the road etc is handed over to local council

before we buy, they ONLY will ask u to sign to agree for guard house, not fencing
For fencing, we need to PRAY/HOPE that:
Most tenants agree to build
Majlis kuala langat approved
Tenants agreed to pay, or able to negotiate with IJM

All is not confirmed yet, that's what i heard la.. IJM never promise on fencing, didn't promise to build for you also..

But SA said there will be trees planted around the houses, which car cannot enter. but the trees should be quite small when you move in that time la.. haha

Probably we can tie some rope around all the trees, so that ppl cannot walk in.. LOL

Maybe during the first RA meeting, can straight away submit for application to form guard house + fencing

But don't know why SA sound like need to submit for the second time (first time is guard, second time fence)

Just found out that Eco Glades have this 'solar panel' that generate electricty.. can even sell back to government, potential earn 500 per month (no need to pay for electricity also)
no wonder the terrace there so expensive..

why Rimbayu only give solar heater sad.gif
sad...lol
but if giv solar panel i think at least 50k more expensive

Go ahead and installed if you think it is good. Anyway.. for ECO..... the solar system price is built in to the house price. So... don't frown too much
