Btw, I paid a lot of tolls going Pavilion from Subang Jaya via NPE & Smart almost every weekend. Even Pyramid need toll, I also willing to pay leh as long as both are my fave malls.

AI is shah alam right? I guess no shopping mall with cinema? It's nearer to pj/kl/federal highway/kesas.. but will u use federal highway /kesas during peak hours? I think some choose rimbayu because it has other option in the future, u can use skve/elite...it's nearer to cyber/puchong no need to jam...even going kl, i can use highway, more far but lesser jam...nearer to putra heights lrt...anyway it's all about potential in the future...location wise, sometimes it's a bit hard to say i think ,depends on ur personal need..

Regardless whatever highway, when you near KL PJ, sure jam.........

In my opinion, no cinema mean cut some "HAPPENING" already.

For BR at least there is more potential in the future. No guarantee but do you think any business minded people will let go the chance. Unless IJM really lack of "GOOD" people can manage this. If you and I can see, I suppose they had better expertise to tap these potential.

Yes, AI is part of Shah Alam.

Shopping mall is part of the convenience for the peace people to have a walk, spend time, groceries, coffees and etc. I expected ppl who bought into AI or even KK / KU/ BR not all are really a big fan of those happening malls of Publika, Pavilion and etc. These townships are quiet, so generally ppl here prefer quiet environment and seek for a common mall nearby only. They will travel if they wanna have such happening occasions.

It just slightly nearer to PJ, KL, etc but accessibility would be the key at least for now. Btw, it would be the key for AI to have such connectivity to Federal,where along this LKSA route, it not really jam at all during peak hours and until Federal Shah Alam - Subang toll, but if u use Smart Tag, no issue at all and by then you can opt to exit Subang Jaya for NPE or NKVE or continue to jam in the Federal.

Meanwhile, although Kesas is really jam, however it just took a short distance from AI exit Kesas to USJ or Puchong. SKVE for now, is still new.

Btw, no worry. I am a fan of both AI and BR, I not arguing which one is better here yah.

but when i saw Rimbayu, I just love it so much and then ...

in rimbayu, u can go puchong breakfast (no toll i guess)?

Eco sanctuary confirm have just beside phase 2. Tropicana aman not sure.

Actually just depends on IJM, my confident about 80% the place will happening.
But for Eco World, actually i am having 95% the developer will happening, the whole world know where is the location. So for Tropicana, i also having 80%++ make it happening (I quite impressed by their batu tigu, Tropicana Metropark masterplan).
So bascially IJM will attract middle income group of people, Tropicana will attract 5 stars group of people, Eco World will attract 6 stars group of people.
So i can said the place will die with zero possible, 99% will be hot spot.

P/S: according to Mr Liew, last time SP setia will provide 5 stars of product, but Eco World will provide 6 stars of product.
Before Tropicana got the land, actually Mah Sing and SP Setia also want to get it, but fail. So means is big potential

if phase 3b launch with 950k++ to 1 million individual title with 10ft land
Phase 5 launch with 850k++ strata title gated guarded

Tropicana Aman launch with 850k++ also
EcoSanctuary launch with 900k++ but maybe superlink 26x90?
which one consumer will choose? hehehe

yeap this is what i'm trying to say.. weekends most likely you use the toll more than 5 times in and out or out and in..

Err, actually if Rimabyu to Puchong via normal route of Kesas, you need a toll at Kesas Highway nxt to Sunway & USJ interchange.

If from Rimbayu go Puchong without toll, then you need to travel almost double distance and endure all the small roads.

For me, toll definitely a no longer big issues for most residents in KV, see Puchong. Except travelling via Jln Klang Lama and Bkt Jalil Highway, almost everyone use LDP and rather pay the toll whether entry or exit.

Bandar Saujana Putra to Puchong town is very very far away..............

BSP just use the name of "Puchong", instead it very outskirt. Look at the google maps you will understand

i meant when the new road to bandar saujana putra is ready.. i checked, i think it's about the same distance with from Bandar Kinrara to Taman Puchong Utama

Taman Puchong Utama is already quite happening, and a bit to the North is bandar puteri puchong. But it's again, personal preference, I like the food over there

Puchong South is also developing, i think Millenia city that area in the future could be quite happening?

and no toll to taman putra prima, quite near as well (i forgot who said that, and honestly i'm not sure for now)



but of course, you would say AI is closer to USJ but I seldom go there actually

Millenia city no much confident on the developer, the construction site very slow and the sales of commercial lot also bad.
The Wharf mall also delay to 2016 Q3.
In fact, buy Rimbayu for me, i totally skip take Bandar Saujana / Taman Puchong Utama as a consideration, not that much impact for Rimbayu Potential

In fact, Rimbayu / BSP nearer to USJ. If you take the elite highway just two toll away. BSP exit --> Putra Height --> USJ/Puchong exit. But sure you need to pay toll.

Correction: may be depends on the location of USJ you want to go.

yup, Elite is better choice than kesas to USJ. Kesas will jam like hell
