I just wonder why . The lead residence at klang and this project abit similar .
Next to aeon
Nearby MRT (Emira one nearer)
Price also not abit close
Why emira can sell better

I was gona buy Lead Residences and both are opposite AEON (one is the largest other one 2nd) and LRT3.. But emira will be 20 mins plus closer to Bandar Utama.. with at least 20 stops from Lead, BBT to Bandar Utama, taking the KTM to KL will be quicker..

I think in the long run, Emira will yield more rent/higher cap appreciation than Lead Residences

Pros:
1. Ready pool of tenants from KDU n MSU (klang no college)
2. Expats from nearby industrial estates currently living in Acapella
3. Closer to KL thru LRT and driving travel time.

Cons:
1. Leasehold
2. Not Chinese area
3. Lead 3-tier security, Emira only 2-tier

U decide la..both developers also not that good icon_idea.gif

Yeah but still more expats than klang icon_idea.gif most of the expats i know in klang/shah alam live elsewhere.. good integrated projects can change their mindset

I am cancelling the booking due to the high maintenance cost. 614 sq.ft. with 2 car parks became like RM300 monthly maintenance fee, about RM0.48 psf (divided by 614 and inclusive of sinking fund) which is not tolerable especially after paying additional for another car park. One word - expensive!
Even if for flipping also need to consider about the future secondary market value and the buyer response, who is willing to pay so much? If for rental also hard cos more cost incurred etc

Bravo, bravo. You did the right thing, bro. The mgnt fee is just too expensive.
And 3 lifts is just ridiculous.
And raising price indiscriminately just cos of Ah Jib confirmed LRT line 3 is on shows how greedy OSK is.

Must tell OSK they cannot treat buyers like shit. I was very interested in this project until I learned about how OSK treated the Pangea buyers.
