EMIRA UPDATES:

Hey guys,

I just spoke to a sales staff from OSK prop about a few things la.. She was really nice and had very good answers to my questions.

1. 3 Lifts: She mentioned how the 3 lifts are better than normal lifts (she forgot how many seconds la). She said they will be faster than normal and we shouldn't really worry about the lack of lifts. They opted to use 3 lifts also cos it'll be more expensive to maintain 4-5 lifts in the long run.

2. 2-tier security: 1st tier is the boom gate. 2nd tier will be a lobby at each level where only people with the access card can access the area. All lifts are only accessible by RESIDENTS within the lobby area (starting from the ground floor). Retail visitors from the basement will use a separate staircase. There will be CCTVs around the condo (in each floor and common areas)

3. Maintenance fees: The fees remain la with GST. The accessory panel is a new state law and not dependent on the developer. I think other new condos are gona pay as well (my opinion).

4. AEON Shah Alam: The AEON here will be the 2nd BIGGEST in the Klang Valley (2nd to bukit tinggi) but doesn't know anything about the tenants la (i'm asking about a cinema). The Aeon will open its doors by the end of next year. It will be less than 100 feet away being exactly 4 car lanes away from the retail shops of emira.

5. 60 days booking: OSK only plans to get the APDL by February 2014 and the 60 days to sign the SnP is from the APDL date. So u guys still have a few months la.

6. Carparks: They will only assign the car park before/when you sign the SnP but she has assured me that the carparks will be beside each other.

7. For units beside the lift: She has assured me that they have measured a certain gap that will ensure that you won't have to endure any noise from the lift.

hmm.gif U still believe OSK? their reasoning about the lift is not strong enough..
if the lift will stop at every other floor, it'll still be slow. hmm.gif

I used to work in a building with 6 lifts, serving 15 floors and it takes a lift forever rclxub.gif

Can OSK guarantee the maintenance fees will not increase due to GST?

AEON is just.. erm.. aeon.. most likely wont attract mid-end retailers.. i predict mid & high end will end up in the i-city mall.

hard to say about malls.. I always say mall oversupply coming.. AEON must bring in their Index Mall and have their high end AEON here to serve the shah alam community.

while I city is engaging the central group to manage their mall with a lot of new brands to Malaysia, I City has been a failure with the theme parks n lights hardly attracting people nowadays.. I think the main attraction of the mall will be the new/different tenants.. Moreover, 'Central Pattana Pcl will push back the opening date of its first mall in Malaysia to 2017 from 2016 previously, as it requires more time to study the market' (property guru).

You think OSK will buy speed lift like what Petronas Twin Tower using?
Dont waste your time listen to their sweet talk. Try get yourself with big boss to talk with you and you will know what I meant here.

Sales staff will say everything good now because they are still trying to sell unsold units, buyers should exercise skepticism.

Ask them to publish speed lift specification if they are that confident 3 ultra fast lifts will solve all problems biggrin.gif

chicargo got a point there. in order to answer the lift problem, only way is to publish the speed lift spec, what brand they using, and what type of lift they using.

But u will most likely get common answer like " all specification are not confirmed.", " we will get back to you once we get from management".

if u get those answer, we all noe where is tis heading..how can they confirm u its a ultra fast lift when all info are not confirmed? willing to risk on this based on previous OSK records?

fact no. 1 - one of the lifts triples up as passenger lift cum firemen lift cum service lift
fact no. 2 - all lifts requires periodic servicing and lift under maintenance/servicing is not operational
fact no. 3 - chances of the service lift being used for refuse removal or cleaning while a secondary lift is being serviced is very real. hence one could end up with just one lift during that short period of time.
fact no. 4 - lift speed is just one variable to determine lift performance. more importantly is no. of lifts, followed by lift capacity (size), population, floor to floor height, etc.

i think it's better to accept this as one of the design flaw rather than psyching one self to think it's alright and wait until VP to find out it's actually not alright.

Looking at tropicana city mall, they btr scrap their mall plans haha..
Yes, the lifts still bother me la cos of the service lift and I feel that Emira needs 4 lifts.

Today I went to one u, they have road show there , seems 80 percent gone

Emira lower psf than u2.. although emira is further, but students wouldn't mind walking cos it's easy to get food at night with AEON being beside..then got potential from KDU near Monfort side..

But Emira being 850m(twice the distance of Menara U) would mean that Emira would have to be tenanted at a discount unless the facilities and convenience can outweigh the costs of walking further to class..
