Anyone decided to sign the snp? Received email from lawyer firm that Developer has just obtained the extended completion period for EMIRA, so it is confirm 42 months construction period.

What are the other drawbacks to sign snp?

Tmdsad, in ur opinion, this area is not suitable for own stay? How often the stadium will have events in a year?

Commercial but u need wait few year before able to convert whole to residential title.

1. Stadium event 6-10times per yr sure noise n sound/air pollution.. Sunday Bazaar (far a bit) but little effect..
2. AEON constant shopping esp those weekends n J Card day may have air pollution/JAM also..
3. Student overcrowding from MSU/KDU which may affect standard of living for facilities/lift etc.. (per room shld have 2 students la).
4. LRT construction near stadium malawati which may take 2-3yrs post emira VP.. Noisy fr those stadium view.. 100m distance from alignment brows.gif brows.gif
5. Beside petrol station might pose slight health risk.

yes those 614sqft with wood floor n 1 room.. good layout for couples.. again, stadium view cheaper n still got units left more for mid floors n high floor..

Boss,

I help give simple advice since i was looking at Dsand as well due to low entry n proximity to MV/KLS.

Product & Developer: Both are around the same

Public Transport: Dsands wins as the KTM brings u straight to Eco City, KLSentral while Emira LRT brings to BU n connect to KJ LRT although Dsands will have noisy sound from cargo KTM passing by

Surrounding: Emira win as its in an upper mid area right beside AEON mall, greenery, well planned while Dsands is in the BADLY planned OKR with most nearby area very messy, low cost, jam, bad neighborhood etc nearby.

Location: Dsands much closer to KL but no fnb, convenience nearby, very near KTM track & also NPE highway while Emira is in a majority Maleis area with more limited Chinese/indian fnb (glenmarie available), but many many shops walking distance as MSU is nearby. AEON next door will also have some FnB options..

Price: Emira wins as its further away from KL although the area is more exp than the Dsands or OKR area...

End of the day, depends on which area u prefer n where u work la icon_idea.gif icon_idea.gif
