Bro you are absolutely right.
Not many ppl aware that there is no other place has the garden, park, lakeside, landscape, facilities, world class infra + outdoor activities that can beat Putrajaya!
Cyber? oh it's just merely 10mins away only.

I really think Putrajaya is a very nice place, but there's some restriction such as no pork and majority malay population. Cyberjaya is next to it and it's international living and there's no such restrictions. Cyberjaya has world class infra, well planned, next to Putrajaya, nearby air port, well connected highways, ERL and future MRT... So for long term, I really think it can never go wrong.

Cyberjaya has the potential.. but also depend on how all the developers execute their projects. Hope mrcb can make ccc ong la.

MRCB involved in many mega projects. They may face cash flow problem if crisis hit

If crisis hits Msia - be end will not hesitate to turn on money printing machine to boost up economy so regardless what happen - don't keep too much cash as Rm is weakening!

Totally right! I stumbled across it absolutely accidentally. Then did quite a bit of research and decided to buy house here for own stay wink.gif
And that's my exact feeling -> SH + Sejati + Tamarind cluster to be similar to MK Publika. but with better infrastructure and access.

Few years ago, people completely wrote off Cyberjaya. You don't need a fortune teller to tell you Cyberjaya is a place that never go wrong. But what I don't agree with Joey Yap is that, accordingly to him, it will boom only in 2024, I supposed his presumption is made with the knowledge he has on how MRT 2 and HSR will be ready in 2022 and that it takes another 2 years for mass population to come in as result of 'additional' spill over effects from other places..eg ( Singapore, Melaka, Seremban, Puchong, Seri Kembangan, Cheras, Subang, Damansara ) and also of the transportation convenience people might have to come to Cyberjaya.

His definition of boom and mine are probably different too.

Cyberjaya was already booming after which Shaftbury, D-Pulze and IOI Resort City Mall have gone into business operation in full swing since last year. With more residential properties will be VIP in the next 1 - 2 years or so, while Skypark, Tamarind, KLIO are also going to complete in 2017, and potentially many more MNC companies will be coming into Cyberjaya ( due to weak malaysian currency ), we don't see any reasons why Cyberjaya wil not be booming further in 2017 onwards, despite CCC phase 1+2 will be ready in 2020. Honestly speaking i would NOT want Cyberjaya to boom until 90%-100% of its capacity it can support because it will cause massive jam + polution while depleting the resources within the city. I would like it to boom in between somewhere near 60% - 70% so that it can support and sustain its capacity as green city. But i know this will not happen because of its ideal city with well planned and mature infrastructure in place where eventually more people will start buying into it. I just hope that day it will not come so soon.

For those who are looking for landed, my advice is to go for Garden Residence Cyberjaya, as it's not too near nor too far away from the future Skypark, MRT2, HSR, ERL stopovers and Cyberjaya City Centre. You have the convenience if it's for ownstay and high return of investments if it's for investment. smile.gif

A lot of cbj fansi still dont get it when it comes to perception. Yes , if cbj indeed does turn up to be what was envisioned i.e. Silicon valley of malaysia, it will be fantastic place to live with the high pay jobs just right next to ur door step. But no, it has already been given up long time ago that dream. Now cbj is just another residential township located more than 40KM away from KL city centre ( thats even further than rawang - KL and yes , rawang has highway too if u may ask) , the so called high tech jobs turn out to be low value backend processing jobs and heck even that we cant compete with india. Shell are cutting 1300 of them and moving to india.

Nobody cares about putrajaya. Just like no one would chase after properties in canberra or washington d c. All they want is new york manhattan or melbourne suburb.

No one is denying that cyberjaya is not a place with high concentration of high pay job. But again, please tell me which city is fill up high pay job. KLCC ?

Depend which aspect that you are referring and benchmarking too. IF you think property in cyberjaya is expensive , please look around and just do some googling , iproperty, talk to agents, you will realize the following:

1. Given a freehold status and a township with virtually no factory and with good size of MNC and major companies, Landed property in Cyberjaya is relatively cheaper by at least 10-15%. compare this to Puchong area, company this to Canal city property, etc. Even Setia alam house is on par or more expensive in certain category.

2. Condo is cyberjaya is relatively affordable. from what i know based on completed project the highest psf is Mirage by the lake and even that is commanding less than 700 psf. Take note, that is highest in cyberjaya. New service apart in puchong already selling at 600 psf.

Enough said about the previous dissappointment of cyberjaya, it is not about marketing or promotion, it is about consistency in policy, execution effectiveness, infrastructure /connectivity.

An example, when you start offering MSC in Shah Alam, Klang, Puchong,USJ, Kelana Jaya, Oasis, sunway, etc. How would that help to concentrate the key resources and build good eco system and supporting industries wihtin the same confine area . At the beginning, it was cyberjaya only, then technology park and KLCC, and nowevery class A office is virtually MSC. Stupid policy ...maybe i should say smart policy to earn some extra income for certain people.

I am a fan of cyberjaya since day 1 , 15 years ago, today i am still a fan of cyberjaya, but too me it is the blend of nature, job opportunity and serenity that attract me . ....no factory, more organize, beautiful landscaping around. well, maybe i wouldnt say that in the next 5-10 years when it become congested, too crowded, dirty , etc.

This is what im worried about as well..cant be this good for long right..

those people who criticize Cyberjaya most probably have not stayed in it due to the perceived notions that they have.

For me living here is like living in a small town but with Big City facilities. People are more laid back and friendly. Tonnes of activities to do. No jam. Parking is generally free.

I stayed in Sunway for 3 years during my Uni life. I honestly have more feelings for Cyberjaya in 1 year compared to the 3 years I had in Sunway.

That's just marketing gimmick. What we are looking at is whether it's a nice place to stay... You are still stuck with the vision.

We look at it as a well planned city and very nice residential areas.
