They hired a guy who specialised in tenant mix in malls & retail lots. Key success facrors of malls r the size (at least 1m sq ft) n the tenancy mix. Ekovest is using a specialist team to help on the tenancy mix..

Hello Restful boss, would you plan to find out more about the proposed layout/floorplan of the EkoMall during SnP time? From the proposed layout/floorplan, a large area allocation is mainly for an anchor tenant(s).
I heard a portion of the EkoMall may cover BlkE too.

Yes, the mall units will not b sold as ekovest wants to control the tenant mix which is key to the success of the mall.

I was given the name but developer asked not 2 release d name in public at this juncture as they r negotiating the pay package n disclosing d name now is not appropriate.

It's indeed wave after wave of good news for owners of ekocheras.

Just wondering, does any taikor here knows how much assessment would it be for ekocheras based on the revised assessment rate?

How much Are we going to spend on assessment n quit rent per year ?

How much rental we need to set to get positive cash flow?

Assuming my unit is rm500k n monthly installment is rm2k.

Ekocheras resi units built on commercial land so we r subjected to commrrcial rate for assessment n quit rent. Dunno how much in 4 yrs time. However is applying 4 residential units of block J, H and E to enjoy residential rates 4 electricity & water bill. They r planning 2 apply in the future but we will never know whether it will b approved. I m not sure of rental rates in cheras..I just heard miharja condo in maluri commands rm1,500 rental pm for a 950sq ft 3 room apt. Miharja condo is abt 200m fr maluri lrt station, 800m fr VIVA and 1km fr jaya jusco across d street. but does not enjoy covered walkway to maluri lrt. However its an old building n does not enjoy the advantage of being really close to a good mall like ekomall and 10 cineplex halls. Any true blue Taikor can command on d rental rate of ekocheras?

If upgraded to Mall concept, current price is best buy. Probably they will adjust 5% up for remaining units before official announcement later. EkoCheras Mall" sounded nice!

Hi all, wondering for the SOHO tower H & J, the lowest apartment units start from which floor? Is it directly above the commerical lots or there are some buffer in between?

Say unit J-07-01.... Does it mean it is the 3rd floor of SOHO above 4 level shoplots?
