Anyways what u all here think? I registered at http://www.tropicanaheights.com/site/registration.php already but anyone else got anymore info on this to share? Seems interesting and from a reputable developer...

So Tropicana Corp bought over the golf course there to turn it into a township? Anyone can share what the area around there is like? I'm not familiar with Kajang.

ya can only wait for now. i registered at the website http://www.tropicanaheights.com/site/registration.php and called them. as for now they cannot disclose much, so wait wait patiently first. But they did say soft launch will happen soon.... christmas present for myself hopefully! hehe

Expensive yes..but not for the cash rich kajang old folks la..they are ready to upgrade to premium living..or they might just want to buy the properties for their children to live comfortably in :-)

There are already so many cheap properties available in Kajang..why would the developer want to compete against them? better built premium homes as the demand is there..

har reply the place is that bad? from my research seems pretty okay. especially since there is some more time for it to grow and develop, in terms of investment could be good, no?

From the main entrance of "n" project to main entrance of Tropicana Heights is less than 400m. Walk also can. Funny la this guy. anyone know bout the fly over from kajang 2 to persiaran bangi? heard that quite sometime but not sure how true is it. i don wan every time go back home like the mice in tom & jerry, everyday have to go thru the small tiny whole. haha....

i think Jayhill is more like indah water lorry tank lo.....FLOOD!!! i experienced it~~ all the way flood with 'teh tarik' into the main entrance~ doh.gif

This seem really interesting. 199 acres, doubled Metropark land size, definitely there will be medical hub and lots more in there, tropicana mall 3 tongue.gif. Reputable developer indeed. All residential solely landed or mix mix?

Serviced apartment from Tropicana Corp with RM500psq seem pretty okay to me, with rebate will be even more exciting, worth exploring. Definitely will be interesting if anyone have info on this masterplan and expected completion.

I heard they are launching soon... haha I naughtily try to get info out of salesperson but they don't know much for now. soft launch should be by end of this year, hopefully. same like what the other person said, i believe landed to launch first. registered online and am still awaiting news.

Oh, I was just bringing up this project with a senior colleague of mine who also like to play property.. he said last time his relative wanted to buy Nadayu.. and he went to investigate about the kubur thing and when he found out he decided not to...

I also not sure if it's true, that's why I ask all the taikor taikor here.. Didn't mean to cause any issue, sorry... notworthy.gif

Really makes no sense ler. Nadayu now got phase 1,2,3. The current phase 1,2,3 are surrounded by: kajang 2 (behind and left side), tropicana heights on right side and nadayu's own land across the current street. The land across the street will be a high rise. So wtf is the kubur? Unless suddenly nadayu becomes clever enough to scrap high rise and bina kubur. Hehehe. Highly Unlikely. Fyi, when the 4 lanes road linking k2, tropicana heights and nadayu completed, everyone will be utilizing the road most of the time. Not the current road anyway. Also i have land plot diagram with me, doesnt state tanah perkuburan also.

i remember last time some town planner allow to swap the land to comply the kubur requirements. normally, in the original plan they will allowed first.. when nearly develop, developer will try to negotiate to shift the kubur.. one to one basic.. to other place
but now seen cannot do that because land title will immediate subdivided.

For now got 3 entrances. Small hole, kajang 2 and jalan from taman teknologi. Soon there will be 1 flyover directly from persiaran bangi.

You may interpret it in your own way but the description is never a racist remark in my opinion. We categorise cemetery based on religion basis ie chinese cemetery, muslim cemetery and christian cemetery. Have you never come across such term in the public publications?

I am not sure for you, but I consume about 100g of rice per day (~ 50g per meal).

To superced my rice consumption, you must take more than 100g of raw salts a day, that is 100 times higher than what is needed... tongue.gif tongue.gif

The typical sodium salt content in 1 liter of sweat of is ~ 1g, thus to stay healthy, you need to secrete 100 liter of sweat per day. sweat.gif sweat.gif sweat.gif

Thanks for asking. I now know that kubur nadayu 92 is rubbish coz i got mpkj masterplan. But kubur jade hills is really true, right? It is ok since tikaram already said he likes to buy a place which is next to chinese cemetery, factories and flood prone area.

That's why there's a word called Early Bird. Because they take their efforts, time, initiatives and buy a unit or 2 either for own stay or investment. Early bird get the early worm...means nice units will be gone first. By the time people post more info here, then its a rat race again among all.

sometimes analysis have to done by ourself...near to surau or not that is another issue...u want or not early bird pricing, is another issue...

every township project will also have surau, its just the matter of your own acceptance, you may choose further away, some people doesn't care as long the early bird pricing suits them for now

those missed early bird pricing, later on will asked back the very same question..."i remember early bird pricing..." and the answer is always the same..."did you manage to get one? why you didn't get it on that time? well...that's too bad because you missed it"

from what I heard response seems to be very encouraging. i celebrate christmas la, so unfortunately will not be able to go till maybe after new year.

location is good if you know this area well...of course right now it does not look very attractive, but after a few years once this area developed you will regret not buying it at this price

Just like many other developments we all regret not buying in at the start :-)

What are u expecting from a place? Is it that it should be close to schools (government, private, international), university, shops, restaurants, public transport, offices, mall, easy access to highway, security?

These are all things u get with this location..consider the development right next to it which is Kajang 2..

I was wrong about Nadayu.. I thought there will be synergy between Kajang2, Tropicana Heights and Nadayu. But after looking at the long term plan in Tropicana office, Nadayu likely being left out without proper connectivity to Kajang 2 (Correct me if I am wrong).

TH needs the access from K2 and the access has been approved. From K2, 3 important access - Silk on the north (approve tunnel for opposite land to enter Kajang Utama and K2), Bandar Baru Bangi road (with approved fly over crossing the KTM rail) on the west and connects to PLUS and SKVE, and under tunnel to Jalan Reko.

TH cant survive alone and its riding on K2 access and amenities.. But between MKH and Tropicana, Tropicana seems have the upper on design and quality..

Yea.. need to know the place to know its potential..

To really check whether got synergy or not between all: n92, K2 and TH, one must look at the overall picture when everything is completed. Whatever it is, both TH and N92 needs K2 as part of the access route especially the flyover. Thats the plan for now. The one approved at least. Actually n92 has 3 proper access routes not including tunnel now. Fyi, jalan via tunnel will be totally blocked when the flyover is ready.

which are the 3 access for n92? I know towards Bandar Tech, through Kajang 2 (with the gate).

I must thank you because of your neutral comments...you are right, this place is a hidden gem on the eyes of the investors and owners who wish to upgrade their current lifestyle...only local people will understand how's the infrastructure and surrounding amenities plays important role for this development. Time will prove everything...this gem will definitely become one of the shiniest in Kajang.

if my opinion, the tunnel won't be close...there's few more light factories and a apartment developement may need to use the tunnel..

Go drive there and park ur car near the tunnel but not inside it. Check how many light industries trucks or new development trucks using it. Almost none. All using the Kajang Utama road which is untarred at the moment. Why? U got height restriction everywhere. Tunnel, k2 road now and nadayu road all have height restriction poll. This brings a huge problem too but not relevant to this topic.

I relook the master plan again.. yes, nadayu will be linked to K2 and TH... there will b a wide gap between K2 and TH, so high tension is not a concern..

The price is a little pricey by Kajang standards. But if you pay peanuts, you get monkeys. I have already booked a unit here. As with everything, there are risks. My only concerns are the TNB HTC and Dijaya's commitment to fully develop TH within a reasonable time frame given the expected down turn in property market for the foreseeable future. Otherwise, this is a gem in the heart of Kajang town.

But this is Tropicana, IMHO, whoever buying this, majority for ownstay either upgraders or affluence young couples.

Most of my friends are considering for upgrading where environment is important. Kajang is lacking of exclusive residential area. Those who are staying in old Semi-D in Kajang dont mind upgrade to exclusive neighborhood although have to downgrade to DSL or 3-storey DSL. To them, they are buying into the environment

DSL and 3-storey only 200+ unit, once its sold out, no more terrace, consider quite exclusive, the rest are Semi-D, bungalow and high rise. Its not like launching thousands of terrace houses.

There are a lot of affluent families staying in older houses in Kajang. Usually buying for own stay will take more serious consideration and it take awhile to decide to buy or not. Investors usually make faster decision, could be just half an hour. Development that are sold instantly usually has more pengoreng and own-stayer usually miss the boat. Pengoreng are the ones who already familiar with the game, pull cable, know where to access info much faster than the rest, leaving own-stayer to buy subsales from them..

My friend is still seriously thinking to buy or as he would like to move from his Semi-D to 3 Storey Link, today is his 3rd day of thinking. If he treat it as investment, He would have taken it on day 1.

So with no DIBS, Net Purchase Price, raise of interest rate and increase in RPGT, keeping flippers away is not a bad thing, letting more own-stayers to enter as they usually take longer time to decide. own-stayer can stabilize the market and less vacant unit upon VP..

I am comparing the surrounding as an own-occupant point of view.

As mention earlier, for own use its a decent buy.. for investment no comment..

Go do research first before saying such thing. Shopping malls, ktm station and mrt station on the next one, international school, chinese school, flyover, tunnel etc. Now yes look like nothing. Check the future not the present

Very keen to get one unit in TH, was expecting new row opened at around 760k.. 809k is way too much, it makes n92 a bargain, n92 double sty should be avail at less than 600k..

Got a major concern on TH and n92 though, how long will it take to have good mobile signals and broadband such as unifi.. my fren stays in n92, no internet no mobile signals, feels like staying in forest

Handphone reception and internet are your major concern seriously? I know its a problem, but there is no way TM/Maxis is gonna let this area go without servicing them..

just need to be a bit patient at the moment cause this whole development area is brand new..

Too bad. kajang new project occupancy also like Cyberjaya.

Initially thought can bang on MRT & Tropicana brand, selling price RM 600k+ with dibs.

Our house @ Sri Damansara may not be prime & exclusive, but ready & getting MRT soon RM 800k+

Mrt will be nearby and up and running by end 2016. Shopping mall by end of 2015/ early 2016.Flyover by also by the time mall opens. International school already taking students. Chinese school by 2015. Dont need 10 year. I give 5 years only. They r moving earth to shopping mall area now. Construction will start soon.

yea.. same thought.. its not only lakefront but the collective high rise with mutiara ville, the arc, pangea and cyberia, easily more than 10,000 units upon VP

agree.. my concept of highrise is easy access in urban area with good transport network connectivity and abundance of amenites..

landed depending aiming for resale or rent.. can be a good investment provided getting the right product to flip.. rental wise usually not a good investment vehicle..

but now regardless highrise or landed, IMHO too dodgy to venture as investment..

Just came back from Tropicana sales office. Many people but place too cramp. Master Plan also still don't have. They open 6 rows of the link house with 1 row sold out.

Many people doesn't necessarily translate into sales though. Semi-d phase will only launch sometime in Jun or July the SA said.

That time many land ma. Even mkh selling 350k

now so hard to get landed. So th should bbb mode ma. Why soft launch so si beh slow?

Trop Heights still word of mouth and internal, no official launching made to public.. comparable?

Does BBB always translate to good project and non BBB is not?

since last week, the last time i went, 2 rows sold out..

Agree price is steep, as mention earlier.. if can afford for own stay and like the place, buy as you may..
For investment, buy at your own risk..

Good if its not BBB and take longer time to sell.. at least most will be own occupants, wont stay in ghost town
Those BBB one, might be living among vacant houses as neighbors still waiting for their desired price to sell.. dunno SEH will take time to get higher occupancy or not despite record break sale speed..

Terrace n QV are different.. QV just got key recently...
TH still word of mouth and internal launch.. of cos they didnt halau outsiders la.. Still not many ppl know..
SEH is done thru official launching.. frenly pricing..

But does it has to be BBB to determine how successful the project is? what do you think..

Dont get me wrong.. I like JH pretty much.. even its QV and HT take some time to sell everything, I still think its a great project.. Ppl dont q and buy JH right... it will sell, just take time..

Not trying to be biased here but nadayu is imho a HER also. Check out nadayu melawati how much. Rm4mil. But frankly speaking i expect better facilities being equipped in tropicana. Fyi, those with nadayu props, dont sell now if u can. Got somemore to be done within nadayu itself. Takut u rugi later. Just my personal advice.

Idiots, comparing JH, Nadayu, Cyberjaya and TH. As if you can find a definitive answer which is better. Every development will have pros and cons to a particular individual. If you are a serious buyer, even different houses ON THE SAME row have their pros and cons. Even high price also have their pros. Like less scums in the neighbourhood.

How can you even compare Nadayu and TH? Have you seen the puny facilities at Nadayu? How about the non-existent commercial enclave. It's like comparing a Proton and Mercedes. Sure, both vehicles get you from A to B. But...

The only development currently in Kajang that is somewhat comparable is Jh. Then, you have to consider which side of Kajang you prefer. Nearer to Ktm or otherwise. Jh will probably be much quieter and some people like it that way. Th will probably be buzzling because of its proximity to Kajang 2 and all the schools around it. Yet others may like it this way.

Cyberjaya is a different piece of pie all together. If I work in Putrajaya, with no family on Kajang, then Cyberjaya is a a good deal.

So, before you mouth off like a typical arm chair critic, take some effort to think. Hard.

While we all know there is no such thing as 2 identical developments, some people still fail to realize that, including the fact that commercial needs the surrounding residents to support its survival. Therefore commercial areas wont be restricted to the "town" residents only and surrounding residents will benefit from it as well especially when other developments are just next to it. U can see that the person who commented can be biased based on his purchase in other areas but his comment is showing his maturity in property investment which is almost non-existence. well, with the least amount of maturity, he should at least try his best to take some effort to think. Hard.

For example, what are the maintenance fees in TH?
What is the brand of toilet equipment being provided?
Italian tiles?
Teak wood doors?
etc.

bro, i had booked a unit and in the midst of applying bank loan too.
for the maintenance fees, i checked from SA, it is not confirm yet, might be around RM170 and it is free for the first 3 years.
for the show unit he said he will call us for viewing once ready, should be available 3-4 weeks later.
and yes, lets hope they can deliver the quality product as before. cheers! cheers.gif

2nd batch that was released on 4/1?

If they sell well, third batch will be released
very very soon.

K2 has to change the timing of their next
launch earlier than original plan, with
more competitive price and package.
Quality wise, they are not at the same
league.

we have 6 lakes.

city bangi will be in a clearer decision
after report in the Edge for S.city

Their link house is selling at 980,000 for

density 8 blocks of service apartments

TTDI Groove kajang.. puncak saujana.. echo hill... vacant for quite sumtime.. dat saujana villa 50 % occupancy rate since 4 years after completion... southville location problem try driving first... those high tension cable just cut across bandar putra mahkota bangi... is a big turn off..

Many TH buyer buy for own stay I guess. For investment, might as well buy nearby cheaper landed.

u better but the cheaper nearby subsales unit as u wanted to know who exactly your neighbors are.

even after bought that subsales. u still need to pray hard the neighbor stay forever bcs this is bolehland.

We went to Tropicana Heights yesterday with our relative who works as Sales Executive of Tropicana.

From the Master plan seem rather not very low density with future high rise nearby. Anyone understand this?

We don't like the location. But the Tropicana brand (also associate with expensive) should be a harmless for long term investor.

So far not very encouraging transactions there.

If comparing the masterplan of S.City with Tropicana Height.

I think S. City ( which is also a bigger township, with better mix development compare with Tropincana Height) win big.


But that is just from investment theme.

SV not low dense either after you look at their master plan.. rows and rows of mid cost condo surrounding the terrace..

The way I look at TH its not standalone but the dependency between nearby townships like Kajang2, Nadayu, HillPark, bandar Tek and kajang town.. Nearby township supplying population to create commercial vibrancy for TH and not solely depending on TH population.. TH depending on amenities from K2 and Kajang Town like KTM, MRT, schools, hospitals market etc which most are ready and running..

SV very depending on its own. its own population to ensure the commercial vibrancy and amenities might not be mature in the very near future.. some one commented in Savanna how to get from SV to the nearest KTM or MRT as the driving from SV to KL can be far and costly.. TH will have the convenience of riding on K2 KTM and connect to MRT. SV one school, TH and surrounding 3 to 4 schools..

From ownstay point of view, in TH, the convenience is there where there are already nearby townships to provide infra and amenities, while commercial being supported by nearby population. Good for near to long term.

Where as SV, should the commercial and shopping mall starts to operate after certain amount of population has move in? or should the shops and shopping mall and infra start running 1st then residence only feel more convenient to move in? it could be a chicken and egg theory. Those who which to move in SV in near future has to face this kind of inconveniences, maybe for short term 5 years...

IMHO, no comment on investment point of view, you are more expert in this subject.. Maybe your evaluation is from Developer point of view, buying developer stocks, shares and commercial asset..

Others are more of buying developer's product and scratching their head what to do with it after that..

For ownstay, I will buy wherever convenient, suit my needs and budget.. For investment, I am switching to buy developer shares rather then their products.. top pick lately, MahSing, EcoWorld and MKH thumbup.gif ..

JH nice place.. but some ppl stay inside i think problem.. nothing hard for me just telling my view..

Haha. Everybody knows tikaram cakap tak serupa bikin ma. Telling everyone that property doomsday is coming but he himself bought multiple props during that time. Now here, posting JH multiple pics in TH thread. Adui orang tua ni sudah nyanyuk i think. Who does that anyway? Yeah JH is good by itself due to good gardens and good clubhouse facilities but remember the flood that flushed water into 2 houses so badly that the furniture spoilt and the smoke from nearby factory that affects (still is affecting) the air quality. Go use ur binocular during the night JH topmost hill. Target around 2am to 4am. Do it. See for urself. Somemore JH is by itself. Minor shoplots and international school. Thats it. Go to TH and it is an integrated development together with K2 and population feeding its commercials in the future. TH and K2 areas are on elevated land. If here banjir, entire bangi and kajang would have already been underwater.
