Build up: 3558sqft
Value: RM1.7mil

Kinda tough call eh.
I like pentas 3 facade and layout and location.

For pentas 4 can play cashflow abit during construction.

50-50 unless I know pentas 4 layout kenot pakai ... biggrin.gif

Pentas 4 (the last remaining 28 units which is yet to launch) are located at a higher ground. The layout is the same to current Pentas 4, looks quite good.

You are right, can play cash flow a bit during construction, plus lower entry costs as SnP + 50% MOT absorb by developer.

Actually i doubt the build up calculation for p3 is correct. Pentas 2 and pentas 3 has the same foot print of 25x85 and yet pentas 3 has bigger build up n mind u if i rmbr correctly p3 length is slightly shorter than of pentas 2.
Therefore it is impossible that p3 bigger than p2.Maybe inp adopt different calculation method for both pentas?

Actually I felt the same too. But if anyone can prove wrong built-up information that misled customer to purchase their units, maybe can ask for compensation?

Any Pentas 3 owners calculated it before?

there was one guy replied prevously in v2 pentas thread. quite detail in calculation for p1 p2 p3.

With developer selling at 845,888, after 2 years completion subsale at 880,000, a really good deal. But Pentas 4 expected will be around same price. Question is whether subsale a better bargain or new purchase from developer?

If asking at agents, they keep on mentioning once collect the keys, the price sure increase to at least 950k. Not sure if this is true.

How come not much price increase? Buying subsale is more costly or more money upfront. Spa/loan legal fees, mot etc.

Guess this is a different case of which owner want to flip right after getting the keys.

Yes, buy subsale more money upfront, but buy from developer will be prone to progressive interest. The amount is more or less the same. Furthermore, you can see the actual unit when buying subsale, you can feel it, check the workmanship, surroundings, materials used, etc.

Any thoughts?

I guess its more about cash flow availability.
If have the cash on hand, subsales should be better choice.

Some people aim for new development which complete 3 yrs later, so that have enough time to accumulate the savings for renovation and so on.

If ownstay buy subsales, can stay immediately. if investment buy from developer new phase if both are same cost. Buy from developer at least the holding cost is lower due to lower interest during construction, free spa, and you will got new house after two years and it is under warranty. of coz if subsales can rent out to cover the rental abit. But rental rate is low and good tenant is difficult to find, so not sure if it worth the hassle or not.

Sorryy didnt follow much on AI, is pentas 4 already launch? what size and build? Price?

Remaining 28 units of Pentas 4 not launched yet, but looking a current undercon Pentas 4 pricing, I estimate the price will be 870k above or near 900k mark. Looking at this, Pentas 3 type A1 subsale with 880k looks really attractive with larger built-up. Also the house floor plan layout looks more interesting thing than Pentas 4 with 2 family hall at level 2 and close kitchen concept (I personally prefer close kitchen concept).

Thinking of buying it for own stay while selling off my Nukilan 3. But as you mentioned, buying from developer look more privileged with new units + warranty + easier cash flow management.

Tinta Semi-D is selling RM1.38m sub-sale negotiable. Damn tempting to buy. The biggest obstacle I can see is the Masjid issue. Many potential chinese buyer shy away from the area becoz of the Masjid, and no shops, and development is sooooooooooooooo slow. Especially the Tinta just right behind the Masjid.

Not because the toll issue.

I personally surveyed Alam Impian 4 times. Eventually gave up. No offense ya... Just my opinion.

Depend on when u wanna move in. For ownstay, I would prefer bigger buildup previous pentas series for the same price.

Since you like Pentas 3 layout, instead of waiting for Pentas 4 and the layout also similar like Pentas 1 and 2, why not just go for it. biggrin.gif biggrin.gif Join us!!! rclxms.gif

Personally I prefer open kitchen no blocking from front till end, one of the reason I like about Pentas 1 biggrin.gif
