I dont think so. Very very minimal.

Setiawalk was completed more than a year dy and most of the RPGT reaching btw 4th to 5th year and going to escape it soon.

I guess RPGT hits those property projects which is going to be VP soon.

But then the transactions might be slower due to being affected by the whole property market, am I right?

I am actually quite concerned about the rentals.

Yest received 3 calls from agents ask my unit want to rent or sell - think demand still strong but rental might not high.

In my opinion, the demands are not that strong.
As I know, most of the time, all the agents might be serving the same buyer after all...

With the latest RPGT increment, SW prices will either go up or the owner take a reduction in gain by keeping the price constant or keep it till after 5 years. The immediate effect is buyer will have to pay more or seller will get less - the difference goes to uncle Sam. Timing is money!

With new RPGT, more owners will not even attempt to sell until after fifth year. In the near term rental is expected to reduce due to sudden increase in number of units available for rent.

Speculation will slow down & no name developers will be in deep trouble. Buyers on no name developers will suffered the most. The properties with good location & good transportation system will definitely excel. The problem is that buyers always follow herd instinct & with this instinct...all will fall in the abyss.

r2 n r1 < 1 yr [total = 3+ yrs]
trigon is u/c - still long way to go [total = 2+ yrs]

R3 still subject to RPGT of 15% as it is still within 5yrs. So it will some how rather affect rental rate as not many investors can dispose properties easily or willingly. Thus got to lower down rental to minimise losses.
On 1 case, R3 19th flr 3 rooms type facing lake view already rented out at only RM1400 per month semi furnish. Aduh.

all units that face the lake aka "muzeum noise" in R3 r either 2 b/r [type C 1007 sf] or 1+1 b/r [type D 845 sf]. there is not such 3 b/r type that solely faces the lake. however, there is a corner unit with 3 b/r that partially faces the lake one 1 side n brio on another. but its b/u is relatively huge at 1396 sf [type A]. so i think u r actually referring to the smaller 2 b/r unit.

if there is any valid reason behind ur tenants' (especially those residing at R3 facing lake) intention of moving out, it's most likely becoz of the way past midnite din created by live band performances at muzeum n not forgetting bf n s7..now that most if not all pak hansem had vanished.

Really the 3 rooms type. Just RM1400 rental only. Already spoilt the market.
