I think this is exceptional case lah, if true. I check with my agent - she just rent out a 2 rooms unit at level 8 (facing wawasan), partly furnish for 1.6k on 2 years contract.

Ya, possible. Maybe a cash buyer who bought it at the launching price and is somehow happy with a 2.5% or so return. Anyway, I saw those 1396 sf units asking for RM2400 rental on iProperty. I find it interesting that the owner is willing to rent it out at more than 40% discount hmm.gif

type A 1396 sf is the only '3 room type' in R3.

based on ur description given earlier, it is none other than unit #R3-19-02.

most ppl must be thinking of type B 1138 sf but allow me to reiterate, this b/u with 3 b/r does not exist in R3. type B in R3 is only 2+1 [1096 sf]. it is eliminated from the equation. nevertheless they do exist in R2 n R1 but all type Bs do not face the lake.

the developer's price was >RM480k for this 19th floor unit. therefore, loan amount is >RM450k if the purchaser is under 5/95 dibs.

With such over bombarded noise from the beer factory and sector7, I guess this unit owner got to lower down rental to let out the unit which was near a year no people staying. That's how serious the irresponsible business tenant that affected value here. Now is over 1am, still the DJ and music are still at crazy playing.

That's why property owners should voice out not only at this forum but in the next meeting held with the JMB & SW Mgt. Rental drop will spoilt the market...considering the business activities at the ground floor is a lifestyle.

i feel very sad to hear this kind of comment~

My friend and his family visited SW last week,

he comments SW is more like a dead place, just eat and go, no shopping activities at all !

Your friend mind set has to change because this place is a life style for people to eat, chill and enjoy the ambience. Afterall with a cinema nearby and others coming up...this place is promising. Again an individual has to travel a bit to appreciate anything.
