JMB got to abide by existing agreement.
New management team takes about 2+ months to be formed.
Understands R1 & R2 already settled with tnb. R3 & IJK still in the process.

Unknown party is party that is not known to jmb. It did not fully identify itself when writing to jmb.
JMB has a team that operates according to the provisions of the relevant laws.
Yes existing fm is likely to be replaced by 1.6.14.

Hi guys, I'm new in this area. Few question to ask.

1) where is the management office for resident?

2) do the resident provide guide book, on what to do and don't?

3) anyone install tm unifi?

4) can we install blind at the balcony?

5) can we have pet (dog) in the condo?

Thanks in advance. And what is JMB stand for?

There's a handbook on community rules. You can get it from management office.

TM Unifi not available. You can try Maxis Home Wired Internet (ADSL), max speed 8mbps.

4) can we install blind at the balcony?
I've seen people installing that, guess it's ok.

5) can we have pet (dog) in the condo?
Currently no (officially, though some residents are keeping pets). I hope the community rules can be revised to include permission to rear pets subject to owners keeping to certain rules.

Those blinds can be rolled up when not in use right? Anyway, IMPO I don't think they are an eyesore compared to haphazard AC compressors and hanging clothes on the balcony rails.

Any non permanent fixture install at balcony imposed potential hazard especially blind that it can be blown dangerously due to strong wind. Blind can be always be installed in the sliding glass door as usual.

That was what I'm thinking. Is quite dangerous, especially high floor. I did ask the management. But they doesn't seem to be sure about it. They asked me to check with their workman.

It has been almost 5 months since the new JMB took over. We were promised with transparency and a bundle of improvement etc. I wish to ask as of to date what has taken place. What had the new JMB done differently as compared to the previous JMB. To be honest, I see nothing changed. Despite that, I feel commercial was seriously overlooked. Talking about transparency, what had been done ? We are still living in dark. Does transparency about explaining it in forum only ? The notice board has been very empty with old posting. There is no communication in our mailbox. Can they list down the job completed ever since they took over ? I can only think about the EM lock. I begin to be very skeptical on capability of current JMB. Are we only going to see changes when Facilities Management change ? What if the upcoming facilities management failed to deliver like the new JMB ? I guess we just need to take all these promises with a pinch of salt.

I m not anyone from JMB. But I feel that, complaint this and that is easy work out of mouth. But when asked contribution, always cool and silent respond. Hope someone like you to be inside the JMB to make things move as you wish.

people are like that,,something wrong like complain, when things goes well easy to forget..JMB never an easy task

Thanks for your concern. New jmb has been in office for 3 months.

One will not realise the massive weaknesses in current fm until they are involved with jmb. Officially there are 6 sub coms. Unofficially there are more to look into once off important issue such as looking for professional managing agents and double charging of electricity costs by tnb. Jmb has spent more than 30 hours of on site visits, interviews, presentations and meeting time to find a proper fm since Jan.

Jmb has collected over 30 issues to followup with developer. The one from this forum is shortage of colour boxes at R1 & R2 facade.

There can be up to 5 meetings every week. Owners are welcomed to join. There are 2 tonight from 6pm to 11pm. The first one on financial and legal matters at finance office. The second one at R1 level 7 at 8.30pm is a continuation of last thursday meeting on advert and promo/presentation by professional agencies.

If you are an owner, you can be involved in jmb by joining in any one or more of the six sub coms. Then you will be in the communication circuit for the sub comms. Do also join the SW residents closed fb group. Info released here has to be appropriate for a public forum.

a123, I think you realise what was the problem with previous JMB, there was no communication not to say transparency on what previous JMB had done. Maybe we were too quick to conclude about the efficiency of JMB, but it is important to have updates. You promised of transparency so there should be frequent updates to us. If we do not receive anything official, then how do you expect all the residents and shoplot owners know exactly what you have done. There must be something like completed job, planned job and expected completion date.

Maybe one do not know what is going on until we are in the JMB, which exactly why an update is so important to all owners. If you remember, the current JMB was a whole lot that made the most noise to previous JMB, hence it is normal for us to make noise again. However, this might not due to JMB efficiency, it is more to JMB not giving official updates to all owners.
Is there a website belongs to JMB that can update us about everything ?
Is there a notice shown on the residential board ?
Is there an update in our mailbox ?
If not then how are we suppose to know anything ? FB ? Forum ? or is it twitter and whatsapp ? This are all not official and majority will still not know especially the commercial. I hope you can think of a better way to convey the updates to everyone.

You got to look at fm organization chart carefully to understand the current situation. FM is currently overwhelmed. Now Jmb often got to do fm job in order to get things moving. That is why changing fm is no. 1 on priority list. Communication and community affairs sub com was formed in end Jan. You got to give them some time. Jmb can only get very little fm resouces to get new things done when old ones are still in a big mess.

Just recently, I tried to have a quick meal at Q Bistro, so 1st thing in my mind is illegal park, eat then ciao... it was 11pm of a weekday anyhow, traffic should be minor.

And that's what I did, found a empty illegal space in front of miyaki but once I parked my car (along other cars which I believe was parked by those who frequented the bars). What amazed me is a security guard (hmm, to be exact, an Indian wearing security guard jacket, not those in uniform, so not sure if he is really a valid security guard for SetiaWalk or not) riding his motor quickly approached and stopped by my door, asking for RM10 for parking fee.

Do note that the slot is an illegal parking slot, which has the no parking sign with clamping icon just less than 1 meter away, in fact the whole stretch of road has these signs. I was thinking, is this a real guard? is this a jockey parking guy? or is this someone who trying to rob me?

Anyway, nothing happened as I refuse to pay and left swiftly. I didn't expect some security guard to collect RM10 from me for the illegal parking, I was much more happier if he has chase me off, at least he is doing a proper job as a security guard.

The only thing I can say is the terrible illegal parking condition in SetiaWalk was actually caused by the management themselves. I wonder if they are aware their security guard (ok, still not sure...just assuming) is encouraging customers to illegal park and happily collect side incomes everyday... (I seriously don't think the payment goes to SetiaWalk pocket.)

Do you guys noticed this situation?...

there are a lot of cars simply park along the road outside persiaran wawasan and walk to sw
is this under the jurisdiction of FM or MPSJ or we can report to PDRM traffic police to initiate summon?

is there valet parking in sw? if yes maybe RM 10 is charged by FM engaged car park contractor valet team

this is a clear sign of poor management letting to illegal cars parking as they like.
