there is an already an existing thread.. and ya, it is quite deep la.. thats y got such price..with the distance and time estimation from them, its purely marketing... that area already clearing land...

Investment dont know yet. The concept is exactly like Setia Alam 7 years ago. Nobody know what is SA that time and they complaint so far, after the interchange done, club house done, commercial boomed up, commercial mall set up, today everyone is saying SA is the BEST. Exactly happen to this Southville now. Can u see the potential?

Yes. I do see potential here. I drove around there recently. Although still a bit Kampung, but with direct interchange to the highway, its just 20 minutes to KL Jalan Tun Razak (without jam) and 40 mins (with jam). It will not be another SA as the land there is not big enough... but if it does develop to half the size of SA, I think that is good enough. Recommended for first time own stay buyers. Looking at the Master Plan the landed house facing the river is best! The river is actually clean and not yellow in colour...

Actually, i knew this project even before their marketing people release the news..as my cousin met the boss from MS before...the boss said it's a good place to buy for people like me....can't afford very luxury condo...LOL...the best thing is...it's freehold..

I think i really need to take time to drop by their sales office...as I am just working near by...wakaka.....

i got friends working in KL City but staying in Nilai due to cheaper and affordable house price. They dont mind travel far and early in the morning to work. But with this condo but reputable developer, i think they will be the 1st to book. Can cut travelling by half but yet not sacrificing the affordability of owning

Density a bit high for flipping, meaning you need to compete with many to sell after VP... for rental... maybe can cover installment la if rent to students nearby... for own stay first time home buyer looking for a affordable home I say BBB... my opinion only ya.. since me not a die hard MS fansi but vested in some of their project la ;p

landed here quite high, starting rm750k.

This looks good for long term due to affordability. Everywhere new highrise is high density. So that developer can even their margin by providing affordability to all.

I kind like their clubhouse and town park concept.

that's true, but compare to bangi avenue which is selling at 430k, I would buy mah sing for 530k.
But now....the cheapest entry to be 750k, they are that confident of the buyer profiles in this area huh...

the location quite ok as I'm stay at bandar baru bangi. for 2storey house nowadays at bangi around rm600k++. i think this condo quite ok compare to others nearby (cyberjaya/kajang). but i don't know if good for investment or not because it's quite far from commuter/future mrt. I'm also looking for condo for future investment..

when i read KL South, i started to think where it is.... but when i saw it is in Bangi, it's mind boggling. Bangi is in Selangor and it is far from KL city center.

it is just marketing gimmick, riding on KL's name.

If you check their distance towards KL City in term of radius.

Actually Southville is similiar with Semenyih and Rawang.

Hence u can do a case study and price comparison among these. Southville concept is like a self sustain township.

FYI, Bangi now is different from 10 years ago. Booming with Bumiputra commercial

I guess the only worry is really the traffic during peak hours. North South highway.....

Seems like a real good option if one is working/studying in Cyberjaya or KLIA/LCCT. No need pay the sky high prices at Cyberjaya (RM500++psf) but is within reasonable driving distance.

Hi Dr, depends on personal preference. Cyberjaya highrise very artistic and eye catching. this Southville cant even match it.

This is quite norm for a developer to use a subsidiary for each project due to taxation, procuring and partnership matters. Developer wont risk their mother company if anything goes wrong to the project.

For example, sp setia. For setia alam, they will use bandar setia alam sdn bhd, for eco park, they will use bandar eco setia sdn bhd. And so on and on.

limited manpower kuah, MS got so many new launches recently. I think this year sales quota already fullfill for Bursa compliance, so maybe can cool down a bit the heat.

Anyone has any idea how many blocks in total? How many phases? Since total 3k++ units! shocking.gif

Anyway, I keep this on watch since I feel that supply for new medium cost condo (<400k, with ~1k sf) is rather limited, despite its 3k units. I think condo with >500k is not easily affordable by middle income young family, and supply seems a little bit too much.

1. Still an affordable new house (even when 400k upon VP);

2. Also by well-known developer right?

3. Assume 10% bumi lot, 20% own-stay, left 70% (2100 units) hold by non-bumi lot investors. Would demand > supply in order to absorb all units?

What do you think?

YESTERDAY kepochi looking at other developer and just hanging around mh booth .. heard sa chatting ...

lots of people tanya about this project ... heard terrace starting 750k but looks like the price is too high based on feedback ground... hope they will revised .. RM550k i think will be a good offer drool.gif


condo heard they may revised the price although is 280k onwards .. but each floor may be increase by 5k vmad.gif ..hopefully they wont do this ....

Very true.

A very high density planning must be execute with thr multi entry or accessibility and flexible from some other routes. For me, Parklane OUG is a killing part to the part of OUG and Jalan Puchong without great or good accessibility.

IF....IF only there is an entrance from kesas behind it.. then its a different story.. if there is really an entrance from kesas, selling price in the 1st batch wont be <300k.

Heck, I won't even be driving myself to work, so that wouldn't even be an issue. Same here, I'd rather have a populated area with a mature community compared to a series of highrise buildings with for sale/rent signs plastered all over every few months. sweat.gif
Again, with those few universities nearby and KLIA 2 soon to be launched, I'm pretty sure there would be a fair share of professionals, both young and old who would be looking at getting a place for the long run. Fingers crossed of course.

Will probably be staying there for a couple of years myself, till I hit the next milestone in my career. After that I'll see how it goes. For all I know I'd be able to afford a nice landed semi-d nearby by then and just move down the road or something.

i will grab the 1st phase for the price appreciation.

but the holding power is long. at least 4 to 5 years to mature. can refers the Setia Alam blueprint

now that I think about it, 300psf in Bangi, if we are looking at 100psf appreciation, 400psf in 3 years.

OKR for 650-700psf++ become reasonable since they are 3 times nearer to KL. All thanks to the economics, and developer...

Yes, that was the new road that I had explained earlier, which construct by Prasarana / Binapuri to link the Jalan 1/155B ( or Jln Jalil Perkasa 1 ) to the LRT and subsequently linked to Jalan 3A/155 and Jalan 4/155, Bukit OUG.

If the new main road is serve as a backdoor for OUG Parklane to Kesas instead of Jalan Puchong, then the tenants or owners of Parklane OUG will facing some difficulty to travel all the way for the jam and stuck at the new main road which mainly serve by the residents of KR1/KR2, then Bkt OUG / The Rainz / ZR and etc.

Anyhow, this had been discussed in the ZR and KR2's thread early on. Should stick back to Savanna Suites discussion.

im a building contractor work in Setia Alam and Eco Setia for almost 4 years. before the interchange done, the terrace and shop lot like half dead. But with the interchange done, whole network become busy. club house, international school, free open concert, sport centre, new shop offices, new SP Setia HQ at setia alam, setia city mall and etc. the fun like never end.

The price is cheap compare to KL projects but definitely not cheap for the location.

I was very interested but after knowing it is at least RM320psf I'd give it a pass. Needa keep my final bullet on a safer bet.

that's not true. I've clarify this with their staff via email. See their replied.

My boss is VIP person on this preview I just follow and tumpang boat , that sa said start from tomorrow all unit reserved for ballot system , so no time to waste anymore , BBB !!!

Absolutely correct. Consumers should be more aware of their rights and not be afraid to take developers to court if things go wrong.

went there this afternoon, but didn't buy any. low material used for show unit, very disappointed coz all Savanna blocks are very near to retention pond.

if you interest to book, advise not to choose west/afternoon sun facing.

8 blocks 3000 units with the price tag from 305k (abt 950sf) for non bumi after rebate. Lowest cost property within southville. What can I say, price is acceptable..anyway if they selling like hot cake then second block shall be start from 350k. Still selling good 3rd block will be start from 380k. Hmm....can be this project going selling smooth till the 8th block?

Maybe too early?

Just now park car at southgate. pipe bocor. ms workmansip so bad for this sountgate.

Now at kopitiam inside southgate. This kopitiam only have 3 customers. buz not do good.

Went to Nouvelle Hotel at 5pm after receiving their SMS, the manager so nice allowed me to get in to get a quick look rclxms.gif

According to the SA, now the cheapest available unit is 956sqf, RM330k with 5% rebate. That's about RM330psf.

If you do not like the unit you get, they will not force you to buy and give you a full refund. thumbup.gif

I'll also give it a pass. Although the price tag is cheap compare to KL launches but still not so confident with the location. hmm.gif

Yeah, if like dat arrangement then no real need to attend balloting. Once number up, ask them auto-assign unit...funny la MS, think ppl simply pay money is it...

Here is the T&C for the balloting .. hope this helps ..
Use to be RM1K penalty but yesterday during yesterday signing the lawyers reps changes to RM300 and inform me about the changes .. i believe the 1K penalty piss off/scare off a lot of buyers

so make sure the cross the 1k and replace with RM300 before you sign, as they will photocopy after you have signed for them to keep.

my booked unit is B2-xx-05 , facing east south/highway . Regarding some1 ask me why give up seh to select southville ? well , can't compare apple to orange . Seh is landed but cheapest 400k up , I got no more quota . That it ;(

I did ask why the price not starting from RM280K +7% bumi price = RM300K , they did told us that they selling RM318k with upgrade +1 car park, 4 air cond , 2 wh

But I do agree, for investment it may take a while for the new township to mature .. Holding power must for minimum 5 years .. that why this prop is for my weekend house.. cool.gif

anything near to kl built by so called 'reputable developer' is asking 650psf..
Buying tis prop is mainly due to new township and look for capital appreciation..
Rental wise dun hope too much

Har? Buy condo n dont care muc abt rental? Landed i can understand. Condo le. It make no sense to inv in condo if potential rental cant even match installment..not to say there r maintenance fee to pay.

FYI, rental demands will be there, although it's near to Bangi, but some Bangi properties are not cheap at all.

I've done some study about rental in cyberjaya, for similar sizes are going for about RM2k per month with semi-furnished, and I tested, from site to cyber is just less than 20 mins away!

Not counting about cost of living after 3-4 years, I foreseen easy rental can fetch to RM 1.5k at least for now.

Well, never say never, Bangi is a big town for malay and government like malays.

at least now extented from sg buloh to selayang.

Agree, the value of tis prop cn only fully appreciated when the whole township completed.
Of course holding power needed as tremendous competition upon VP
Location no doubt nt good. But isnt that a successful township cn bring up the value of prop?

People are more emphasize of quality of life for now, and that's why DPC/Setia Alam has shoot up to sky now. Those products are nothing special, community makes the game.

Not to compete but to attract tenants from who cannot afford cyber/putra, 3 yrs down the road, rental there should be higher.

Well~ to be frank I'm in real estate biz, 1.5k prop are just renting like vege, and yet 4k prop rental is still consider easy for me=D

I don't understand. Rental here at 1.6k, many are worried and sound like mission impossible but new launches in kl min 2.5k studio 3k above for 2 rooms not impossible?

personally, i have summarised the key risk factors ;--->

1. successful township (i have less worry on mah sing since their reputable... but this risk is more on the success of local businesses and community)
2. very high density (if turn out this area to be very "happening" place then ok lar... demand will go up despite huge supply)
3. competition from nearby projects within bangi area (similar completion time)... like decentrum, evo soho etc.
4. rental gain... well, if no. 1 risk can be waived then this one should be ok...

having said all the above, price level is still very tempting to many potential buyers like me rclxm9.gif

Agree, these people know nuts in Property Investment and return. Everything expect positive cash flow without considering the potential appreciation and return. Same things happened to Setia Alam, in 2006, a lot naive says SA is nonono, now look at it now. Well, more short sighted buyers, less competition in market.

Guys, for your infor Equine Park already fetching RM1.2k for old apartment now (not sure about the name, but it's behing the new trinity service apartment Zeva Suite.

Actually there's no benchmark to make for this project, it's a township wherease others in Bangi are just condo/soho. Just 1 more toll down the road, Bangi lang might move there instead of Malays land in Bangi.

when it has fully developed, it will be diff type of story. it has about 420 Acres, same size as desa parkcity. If they turn out like Africa village then I've nothing to say la!! This will be Mahsing maiden township development, I believe it will turn out good.

Holding power is the key, hence it's freehold, why not to hold?

Note I'm not vested either, since I can afford more, I decided to vest in nearer location to my work for days to come. Maybe Pantai Sentral Park, but of course must see the pricing 1st:)

Supposedly the proposed new link route will connect to desa pinggiran putra without toll system .

BUT Mahsing cant announce yet because of govmen suddenly freezing the proposed , because of must addon a toll system there .

SO , i think the direction of the desa pinggiran putra interchange might shift to B18 bangi old road .

I remember clearly the time when I bought my first property a few years back. A leasehold, high rise in Serdang, at roughly RM300psft. Lots of cybertroopers giving their views that it was way overpriced and rental couldn't make it for the installment.

Today, the value is way more than RM400psft, and its rental more than enough to cover installment, with come pocket change.

Country garden properties (my) willing to jv Mahsing on this land , the sales gallery area landscaping will designed by them , according to Sa latest news . believe or not ? just wait and check it out !

Balloting is very fishy stuffs , but mahsing no way to move ady due to alot funny booker/broker to highjack the price .

If successful, he can take 70% financing oni
Need advise whether it is worthwhile to invest since need to pay 25% deposit?

bro, you are spot on. As a property investor, we do hope the general market appreciates...imagine if bangi appreciates, it make no sense for a location that is 3-4 times closer to KL to remain stagnant, unless that location has some issues.

what's wrong with country garden? They're the 2nd largest developer in China, look at their launching in Danga Bay Johor Bahru, I think no any developers in Malaysia can compete with them. Don't play play.

But I think highly impossible to JV with Mahsing, if I've not mistaken, they are JV with Mayland. Coz I was interviewed by them country garden before. They will have some projects in Kajang with Mayland if not mistaken. http://www.countrygarden.com.my/

planning to buy this for my weekend house and for future kids house if they planning to study local uni/work near cyberjaya..

and the reason why i choose to buy this biggrin.gif
- freehold for me is a must .. most of bangi land is bumi land and leasehold
- price .. i think everyone know low entry price for pre launch RM318k -5% (RM303k) 956sqt and 2 car park
- i like condo with 2 car park .. i planning to rent off 1 car park for RM120-150
- i rather spend rm300k for a condo with 3 br than a SOHO 450sq for 300k in cyber
- by reputable developer mah sing .. when u want to sell off future .. mah sing people will OK
- is a new township .. this is main reason .. i like new township because surrounding area will properly plan out with master plan .. not something you buy a location u dont know what going to built beside your new house...
- the next launch will be 2.5 storey terrace starting 750k in nov and after that semi-d n bungalow ..
- there will be nature trail .. good for riding bicyle ... and there will be 2-3 green park ..
- what i see bangi is what i see ampang 10 years ago (i been staying there for 15 years) , surrounding area is still very green
- i have try going to kl from this location is much more nearer from puchong to kl (of course i am using nkve and the toll cost is almost the same u going to kl by puchong)
- i want a place little further from kl .. peaceful place for weekend with family

yup. and thats why i think Savanna can masuk. i myself a bangi resident and i can see alot of new development in bangi.

P/S : im a property agent specialize in Bangi and i know how easy i can sell property there wink.gif
