Correct, I am same as yours.

I already got this letter then ask the SA .
That rule only applicable for those who only get loan less than 90%.
Fot those who got 90% loan, yes the rebate will deducted from downpayment.
So, dont worry guys!!!
They ask to ignore that letter

Be honest....I just wanna ask about this...what are the fees covered by developer? Then what are the fees we have to pay besides the down payment...I understand for first time home buyer where the property less than rm400k...there will be 50% discount on stamp duty? In this case is it the stamp duty ald covered by developer or we have to pay? If paid by us eg the unit with rm300k, then what is the stamp duty we need to pay if not covered by developer?
*
I already ask SA on my first visit.
We have to pay stamp duty only.
For properties less 400k yes you can get 50% discount for stamp duty but for the first house

Formally write an email to Mr. Suniljit Singh@Sunny(sunny@mahsing.com.my). He is an Assistant Sales Manager of Mah Sing Properties Sdn. Bhd, helped me forwarding my full-refund demanding email to their management for approval. I've got the approval already, but the refund process very slow, now is stuck at their lawyer firm and waiting for further proceeding.

Quota still available for this project with Hong Leong bank. Rate up to BLR-2.4% for this project depending on loan amount. Mrta not compulsory. Let me know if you need assistance for loan application.

Thanks

I received 3 letters, all exactly the same, asking me to make the balance 10%-RM3k payment.

Irony is, I've settled the payment already.

Nope, just 1 unit. 3 identical letters, all requesting payment for the same unit.
If I had money to whack 3, I think I'll go for their link houses instead.

Buyers actually need to fork out money for 2 different stamp duties. One is for S&P agreement (approx RM6k, without 50% discount) and the other one for the loan agreement (0.5% of loan amount, approx RM1.5k for RM300k loan).

Both are not covered by developers package, that's my understanding.

That means those who are buying their 1st property will have their 50% discount on S&P benefit 'burned'. Since it's covered by developer, might as well have it maxed out. Mine should be around RM6.2k since property is RM360k.

Thanks for sharing this info.
