Rimbayu is bigger and longer in terms of master plan scale drag from Kemuning to Bdr Saujana Putra.

While, Tropicana's is surrounded by few lakes to ensure the "Canal" theme and directly in between Bdr Rimbayu and Bkt Rimau or next to West Coast highway.

In terms of flexibility of accessibility, Rimbayu has multi accessible, thanks to Tropicana's joining in the Canal's project.

However, Tropicana's is nearer to Kesas Highway with it's proposed master plan and much nearer to Bkt Rimau / Kota Kemuning.

wow thanks for the geography...

and yeah.. the masterplan will have water to make it look like "canal"... and it comes under Daerah Kuala Langat.

Tropicana Corp hopes whole masterplan is >RM20 billion.

Price of homes will not be "cheap".

KUALA LUMPUR: Tropicana Corporation Bhd is expected to bag a net gain of RM170mil from its RM470.67mil land sale to Eco World Development Group Bhd.

In a statement on Wednesday, Tropicana said its 308.72 acre land sale in South Klang is expected to translate into incremental net earnings per share of 12 sen for its year ending Dec 31, 2014.

The land is part of the 1,172 acre Tropicana Aman which the group acquired in April 2013.

“Tropicana Aman is slated to be launched in the second half of 2014.

“The scheduled launches of Tropicana Aman for 2014 will comprise landed properties with an estimated gross development value of RM770mil,” it said.

Group executive Danny Tan Chee Sing said the sale is in line with its transformation strategy to unlock the value of its sizeable landbank, and monetise its assets to strengthen our balance sheet.

“On top of enhancing earnings, the cash proceeds from this disposal will further strengthen our delivery platform and better position us for sustainable growth over the medium to long term,” he said.

For the financial year ended Dec 31, 2014, Tropicana posted a 134% increase in revenue to RM1.47bil.

Group pretax rose 123.9% to RM503.6mil, while net profit attributable to shareholders gained 112% to RM362.3mil.

Eco World to launch RM8 billion Klang project

KUALA LUMPUR: Eco World Development Group Bhd, a company set up by former SP Setia Bhd's directors and executives, will launch EcoSanctuary, a new project in south Klang worth RM8 billion.

The project is part of Tropicana Corp Bhd's 468.8ha Tropicana Aman development, which was previously known as Canal City.

Eco World is acquiring 123.5ha from Tropicana for RM470.67 million, or RM35 per square feet.

Trading of Eco World and Tropicana shares was suspended yesterday from 2.30pm to 5pm.

Prior to the suspension, Eco World rose two sen, or 0.4 per cent, to RM4.69, while Tropicana was up five sen, or 3.6 per cent, to RM1.43.

Both parties expect to conclude the land deal in the second half of this year.

Tropicana said in a statement that it will gain RM170 million from the land sale, which will translate into incremental net earnings per share of 12 sen for fiscal year 2014.

Its group executive vice-chairman Tan Sri Danny Tan Chee Sing said the sale is to unlock the value of the sizeable landbank and monetise assets to boost its balance sheet.

Meanwhile, Eco World president and chief executive officer Datuk Chang Khim Wah said the deal is in line with its strategy to replenish its landbank in major growth corridors to expand its operations.

He said Eco World would be able to launch the project after completion of the deal as the land comes with an approved development order.

Chang said the eight-year project, which will feature eco-themed mixed residential and commercial properties, is expected to start by year-end.

EcoSanctuary will be the company's maiden township launch in the Klang Valley under the Eco World brand.

Eco World has been busy buying land since last year and now has 1,214ha in Greater Kuala Lumpur, Johor and Penang with estimated gross development value of RM30 billion.

Business Times reported recently that Eco World is participating in a request for proposal by Penang Development Corp to buy 190ha on a hillock close to the landing point of the new bridge crossing between Batu Kawan and Batu Maung on Penang island.

Among the three townships,TROPICANA AMAN is nearest to Kota Kemuning, followed by Eco Santuary and Rimbayu is located at the bottom.

In my memory serves right, Talam's Canal City has total 4,000 acres, now minus off with the above townships, still hv 929 acres of land to the east near to Bdr Saujana Putra. 929 acres shd go back to Selangor gomen, Accetera, any clue?

Tropicana, Selangor amend terms of land sale


PETALING JAYA: Tropicana Corporation Bhd and the Selangor state government had entered into a supplementary agreement to amend and incorporate additional terms and conditions with regards to the sale of a piece of land in the vicinity of Kota Kemuning previously known as the Canal City.

Among the salient points of the amendments are that the state will receive accelerated payment amounting to RM173mil instead of RM85mil for a portion of the land that Tropicana had sub-sold to Prominent Stream Sdn Bhd, a subsidiary of Eco World Development Group Bhd.

According to a statement by Tropicana last Friday, the other matter in the amended agreement is that the Menteri Besar Selangor (Pemerbadanan) (MBI) has appointed Permodalan Negeri Selangor Bhd (PNSB) as the agent and project manager to manage its interest subsequent to the new agreement.

The deal between Tropicana and the state can be traced to April 15, 2013 when the property developer’s subsidiary, Sapphire Index Sdn Bhd (SISB), acquired 1,172 acres of leasehold land in what was previously known as Canal City for close to RM1.3bil.

The bulk of the amount is to be paid over 20 years as Tropicana develops the land.

In March this year, the embattled Selangor Mentri Besar Tan Sri Khalid Ibrahim had a change of mind after SISB sold a portion of the land, measuring 308.72 acres to Prominent Stream Sdn Bhd (PSSB) for RM470.7mil cash.

Subsequently, in April, MBI has made fresh offer to Tropicana to pay up-front RM844.3mil, a valuation derived on a net present value basis, compared with RM1.3bil previously.

In the latest development, Tropicana said that the accelerated payment was with regards to the sub-sale of the parcels sold to PSSB on the basis of developable area instead of gross land area.

“The accelerated payment amounts to RM173mil instead of RM85mil. As a result, there will be a waiver in interest for the amount paid,” it said.

Yes, UFO-ET daikor. For me, new township normally take time too and market also slow down a bit.
But why i can feel that area is the most grow fast is, these 3 developers are top developer, and they having 1 same pattern is they always do event on their township, so it's help growth fast.
existing house price appreciation always will help by new phases launch. these 3 having many phase to launch, will keep helping raise the existing house price faster, unless their new phase always increase 10-20k, then nothing to say already.

Some more, these 3 area the distance not like 5-7km away, is just beside.
I will not treat it as Rimbayu, Tropicana Aman, Eco Sanctuary. I will treat it as Canal City.

Those tropicana fans and love this developer they will still go and buy, rich people will not so rasa of price as long as they love.
Then this will help rimbayu pricing also, and still can afford by middle range of income household smile.gif

anyway, even if u r developer staff/mortgage, you buy the house with cheaper price, u still take the risk in case there are some problems with the project/unable to sell..

The terrace for this project could reach 850k and above, but when it's getting nearer to 1 million, then it will be a diff group of buyer now, those group of buyer is not that big in Msia yet.. cool2.gif

ppl who start work <3 to 5 years, getting marry, wan to buy terrace, won't buy this, unless they are from rich family
ppl who want to move away from their current place, will consider this, and buy as second house, to either move, or buy for their kids.. or to invest...

Was thinking with the bad sales in Tropicana Garden, will Tropicana pull back and delay their launching for Aman?

they should delay this la.. This area is very 'hyped up' imho.. Its like living at the back of Kota kemuning and Saujana Putra but paying true Shah Alam prices..

If anyone has RM1 million for a terrace, glenmarie is a much better bet and will always be better than Canal City.. Some of the bungalows there are worth more than RM20 mill and house some top ceo's/businessman... So if u buy a terrace there can tumpang the glory la..

Agree with you. They not really because market slow, but they are short man power. But I believe Eco World will fast than tropicana, around mid Q1. and Tropicana might end Q1.

Nope, they very agressive and last week staff told is Q1 2015.
Based on their pattern, once setup website for register very fast will launch.
I think they also less project compare tropicana, so they can very focus. Their plan already almost finish i think.
Their office and commercial area just beside phase 2 of Bandar RImbayu.

Hahaha. Setia Alam 4000 acres also need high rise one. Because Rimbayu will having tall office tower also in future.
Because i think concept is different, they might promote different way. Even high rise also got good envrionment with green, water and lake.
I think the people buy Rimbayu, Eco Santuary or Tropicana Aman, also wish having a beautiful township instead of just a house.

Bro, Tropicana just 1100++ acres, but already sold 300++ acres to eco world. So just left about 800 arces only wo.

to increase the population over there, then the commercial can start first

No la,

Tropicana Aman 1172 acres, sold 308 acres land to Eco World, so left only 864 acres.

A new medium township with similar sizes of 1000+ acres land, definitely landed houses before the highrise to boost in the population in rapid way.

2010 year onwards had changed, masterplan also changed, strategy also changed, concept also changed compare to 1990s township and planning, which was inproper.

I believe they will launch landed first, then comes highrise and commercials, but definitely part of the landed would be in sequence of btw commercial or after it.

Previous townships in 90s, most big developers only built landed houses, houses and houses and wait 8-10 years only build commercial.

Time has changed differently, prices go up and the performance able to determine after the townships had been 20 years or 10 years.

Commercial is still the key component to balance out, but cannot too aggressive and eager.

The old Canal City planned by Talam was actually 4,000 acres. Part of the Canal City land consists of Rimbayu 1,800 acre and Dijaya + Ecoword 1170 acres, balance of 1,000 acres shd be Selangor Gomen land now

Yes, this canal city land really many insider news and issue, i think also caused by Talam company last time.
I am thinking the deicision to decide plan and title (LH/FH) all control by selangor government only? totally no involved malaysia general government?

I think discount is good to allow the upgraders or buyers for own stays to purchase it with lesser initial downpayment, since price for landed is not low nowadays.

However, I cannot agree to 10% discount or more, or else, the project would invited more investors wannabe, lesser quality and speculators and thus upon completion, the holding power is low and a lot of unforeseen prices war would happen, same goes to occupancy rates.

Perhaps, I think 5% is the best moderate way. Or, max 7% if the developer really kenot sell with lower discount.

if I recall reading somewhere stating that tropicana heights strata are charging something like rm0.17 psf maintainence fees. Assuming you have a 22x75 house.. that will cost you like rm280 per month @@

EM cluster SD size starts from 32×70 (type 2A). 22×70 is DSL (type 1B).

I think depends.

Some GnG use tabulation from land size and some from built up size, ex Desa Park City majority using built up except for Individual Title F&G using land area

No idea about TA, not sure whether this is fully G&G development or mixed both G&G and F&G.

Definitely G&G has much value added for future and new township living lifstyle. But, with Ecosanc next to it and already a confirmed eco-themed fully G&G development, it would be tough for TA to launch all their landed houses in G&G to compete with them.

I see F&G also had it's selling value, but must be come with DMC.

Yes. We do have clubhouse and facilities. Other that this we still have further development for high rise and commercial, medical hub and international school. But for the maintenance and club house membership fee to be confirm. Hopefully my managemet will make a preview session by end of this month.

Eastken bro.. where did you get this masterplan from ? it seems like the lake is and open area and not amenities inside the GnG. So meaning rimbayu and ES people can go in there too ? I beliebe the ARC in Rimbayu is also open for public yeah

If the lake is within the gated area, maintenance could be very costly. Wonder if anyone have the masterplan (not the 3D one) to share.

Yaya.. is open public one.. Eco Sanctuary, Tropicana Aman and Even Rimbayu (The ARC) also will provide public area for go in to make it more happening (Like Desa Park City).

Aiyo, benchmark against DPC again. The common park doesn't guarantee anything ....Alam in piano also got a nicely crafted lake but it's impact is not that much. Kota kemuning lake front not bad but not exclusive

If same price same product with Rimbayu, which one would you consider, Rimbayu or Tropicana Aman? (in term of developer reputation, accessibility+location - which one nearer to interchange, KK, etc)

Rimbayu 23*80 for 880k. Tropicana Aman 22*75 for 800k.

If compare phase 2, still got different market. maintenance fees Individual Title(RM100) VS Strata Title(RM300 above).
i think if TA phase 1 vs BR phase 5, strata title. IJM really will facing challenge.

Yeah but strata title should be sold at a premium over individual title... If it is sold at a similar price, it's a bit bad for the individual title

Thanks. Yep Rimbayu will launch their Phase 5 on Sunday, their first G&G phase so in many ways it's similar to TA. I am considering both now but their launch timing are different so hard to compare now.

Most of the things in TA is not confirmed yet. But if you go to their sales gallery , the SA might leak some information for you. If you are eager to know more about TA at this stage, going to their sales gallery will be your best bet

It will be interesting to see how TA and EcoSanc to distinguish themselves from each others and from BR in terms of the concept and master plan of the township. Will the unexpected slow sale of BR (phase 5) on the 1st day of the launch hold them back?

Sales agent might quote 800k but not guaranteed will be that price. I would think TA would be a better buy but normally first phase house doesn't have good finishing compared with the later phases.

Really?

Actually quite hard to definite that normally phase 1 quality is lousier compare to subsequent phase, bcz most developers also trying to use lower spec for early phase to have had lower price compare to subsequent launches.

If I am developer, I would try to make Phase 1 quality to be more decent to give a confidence to the purchasers and market, thus subsequet phase would be easier to sell then.

If TA price lower than BR - Phase 5 is to be true, and if they use homogenuous tiles for car porch, 2x2 porcelain tiles or quality laminated wood for upper floor, then it is very good buy.

Actually quite hard to definite that normally phase 1 quality is lousier compare to subsequent phase, bcz most developers also trying to use lower spec for early phase to have had lower price compare to subsequent launches.

If I am developer, I would try to make Phase 1 quality to be more decent to give a confidence to the purchasers and market, thus subsequet phase would be easier to sell then.

If TA price lower than BR - Phase 5 is to be true, and if they use homogenuous tiles for car porch, 2x2 porcelain tiles or quality laminated wood for upper floor, then it is very good buy.

based on GDV of $284 million divided by 326 unit, the average price is $871k. hence the price range of $800k ~ $850 should be quite representative. but we don't know how many % of discount will be given by Tropicana.

assume the above price range and compared to Rimbayu phase 5, can any sifu comment which one is a better buy ?

Depends on the sellling price for the rows most furthest away. Should be differ by 6-10% upon subsales.

We can see the benchmark via Indah and Damai Residence.

If RM 700k and near HTC, I wont take. Unless more than 100m away.

only now during launching many talks about it.

after VP all same...no one bothers when units of good facing ones runs out. people still buy!!

Hmm IMO, they already secured the land bank, thus land price per sq ft would not be higher and higher, bit potentially could be the cost of construction.

Anyhow, Tropicana is not launching 500 units 1 shot like EcoWorld, I think if they launch 100-200 units now, they are do able or worth to gamble. To postpone to 2nd half of the yr is also not easy as majority of the banks are trying to down the borrowing due to massive funds being used for the past few years.

To postpone and to increase price at critical timing, it is very hard to swallow and potentially upgraders also reduced.

from what I gather , phase one comprises of 431 units spread over 41 acres of land. Phase one has a mixture double story 22x75, 24x80 and also some three story linked house (dunno the size).

To add on... they actually have phase 2 ready also... SA says if phase one response is good.. they will launch phase 2 immediately. Phase 2 most probably will be a bit more premium since it is located nearer to their clubhouse...but both phase 1 and 2 also near to the HTC ... eye sore tongue.gif

For me price higher due to they had factor in the holding cost already. To ensure they have the same profit margin, they have to increase their price.

Unless market is really bad that they had to sacrifice margin for survival. This will be true for company had a tight cash flow, but for TA..... hm.....

from the layout that i manage to glance at her ipad... they have like 10 different type (damm colourful the layout).. but mainly with very minor difference like 22x76 (+- 1") for that i will categorize everything as 22x75

from the Sales gallery biggrin.gif basically all the layout are out though not printed on the brochures yet...house design, concept, orientation are more or less fix... if you approach their SA, they will show it to you on their ipad... finishing wise seems quite good to me... only the package not finalised yet... but we can expect at least 5% discount...

only drawback will be the HTC .... closest unit will be around 130m... concept and price psf will be somewhat similar to wisteria.. just that the absolute price will be lower as they are offering smaller DSTH of 22x75... do you think it will be a good piece of investment ? Will you buy a smaller house in TA closer to the HTC or pay a litle more for a bigger house in rimbayu which is far away from HTC ?

RM780k? I heard starting point is RM815k up to RM1M (they try to manage it below RM1M). Compared with BR Wisteria 23 footer, this is 22 footer for 2 length types but on price psf basis should be very close to BR. I believe TA workmanship, material and landscape should be better but the setback is the HTC. Worth for a consideration.

815 should be gross... Minus 5% rebate minimum (most probably maximum also hahaha) 1.1 mil for the 24x80 3 storey.. But was wondering how the HTC will affect future price subsale price
Yeah agree that the material used for TA is quote good.. Better than parkfield in Tropicana heights.. In a dilemma now

Still is a good investment. Kemuning utama last phase also near HTC. Also good price even less 50k around.
If you really want invest try to not so close HTC and not 1st row and not face to HTC lo.

Came out in the news Tropicana to launch Phase 1 of TA this month with a GDV of RM13B features 432 units of 2- and 3-storey terraced house.

It's also reported that agreement has already been signed with Tenby Schools to build an international school campus at TA, which will due to be completed by 2018.

If TA-strata GnG with HTC same psf price with Rimbayu NON GnG without HTC, then Tropicana Aman is more worth it for me as the benefit of GnG is very important nowaday with high crime etc..

I think those buyers appear in the Forum Lowyat is just a very small fraction of all the buyers in any project, particularly those big ones. So, the popularity in forum cannot be a good gauge of the actual sales performance.

I would say that ECOworld will take bolder approach, emphasizing on landscaping, balancing on greenery and maintaining the environment.

Overall I really like the masterplan, with 85 acres central park n lake, international school, residents clubhouse, GnG & neighborhood commercial.

With 1172 acres here, anyone knows wthr there will be any premium apartments here?

Yes if this price around 20% more than semenyih still much more worth it as Shah Alam, subang area more jobs n closer to PJ than semenyih, kajang cheras area.. Saujana KLIA got xiamen uni though..

Supply in Canal City/KK/Alam Impian is much more acceptable than Semenyih side..

If not feel financial commitment is an issue, advice for Strata GnG, better landscape and more nicer.
But for around me, still many select individual title due to do not want to commit so much, but also living a nice township.
Strata GnG - RM340 maintenance fees, if join club house RM120 around, RM460 per month.
Individual Title - RM80 maintenance fees, if join club house RM120 around, RM200 per month.

Chimes really need some time for price up.

If RM 688k then quite good price whether it is just completed or immediate installments. Not surprise that some owners really so keen to flip at this moment and willing to lower down the price due to competition.

Maybe u put ur cheque and ask RM 680k, possible to have a deal on.

Agree 100%.. I have seen appreciation for strata GnG is FAR higher than FnG individual title etc.. I prefer strata also due to landscape is standardized with maintenance paying for it hence not allowing anyone to simply plant bamboo, durian trees etc icon_idea.gif icon_idea.gif

Included Gamuda Land, its combined 3600 acres. Duno where are the remaining Canal City landbank but deeper into Kg. Langat.

sorry guys!!apa pun tarak!!
They show me layout on ipad only!

Those near HTC all conventional layout- meaning Hall infront of house.

The rest is unconvientional Hall at the back facing garden.
All House no gate!!

2storey and 3 storey units for sale on 30th. 3 storey more like 2-1/2 storey la...3rd Flr layout reduced not same as 2nd floor.

existing Tropicana member gets 1.5 discount minimum.

HTC about 130 meteres nearest units facing them!

Thats all i know!! and leasehold!!
